We are currently entering month 7 of a purchase of my in-laws home.
We had a mortgage in principle agreed in January 2026, with Santander using Enact as there legal representative.
As a result of a complete lack of communication and instructions from Enact, we have had to beg Santander to extend the mortgage offer to allow us time to complete this.
This should have been a very easy no chain property purchase. Our solicitor advised us we should have completed months ago.
My heart goes out to anybody with a chain, as this company would certainly cause it to fail multiple times.
Santander provided me a contact number for enact, who were nothing but rude and dismissive as we “wasn’t their client and we should not contact them again”.
My solicitor has told me he has emailed and rang enact every day for the past 2 months, to no avail.
Do NOT USE enact.

Overall happy with the service
We did have to download two apps to verify our identity which seemed to be a bit pointless. We found the app a little confusing as it kept telling us there were new documents/messages but they were old messages/documents we had already seen and the notification didn't go away. Only one of us was able to sign into the app and get notifications - it would have been helpful if both of us could have received the notifications. Did take a while to receive a response to our messages buy overall a good service and pretty quick from start to finish.

Poor response time, zero focus on customer service. Their errors delayed our remortgage.
I would not recommend this company on any circumstances and advise anyone reading this to stay away.

Georgia was our case manager for our remortgage and she was incredibly helpful and efficient, including responding to a fairly technical question I raised without delaying the process. I found them very easy to communicate with via several different contact options. The transaction took around 4 weeks in total. The tracker was comprehensive without being complicated and everything they sent to us was very clearly written. Really pleased with this service, keep it up Enact!

Enact causing mortgage delays
My mortgage completion was due to complete on the 1 July. A month later and it’s still not completed due to Enact not communicating the outstanding documentation required. I’ve had to chase most days and it’s only then, when they review the file, that the find more documentation is needed.
Just a tip, if you don’t chase them daily, they get nothing done and you will be waiting a long time for your mortgage to complete.

Fast and efficient process
Overall, my experience with Enact was excellent. The entire remortgage process was very smooth, fast, and highly efficient.
The online portal is fantastic and made it incredibly easy to upload all the necessary documents without any hassle. The only minor downside was that the response times on the portal's messaging service could be a bit slow at times, but thankfully nothing was urgent so it didn’t impact the timeline.
Great service overall, and I would definitely use them again in the future!
