I am writing this to warn others

I am writing this to warn others. My experience with this company/landlord has been an absolute disaster from start to finish.
Furthermore, the living conditions at their property on Tullinge are unacceptable. During my time there, I dealt with:

Constant electricity interruptions and a faulty oven that caused short circuits for years.

No heating and no water on several occasions.

Recurring issues with clogged pipes that were never properly fixed.

Constant noise from neighboring renovations and loud neighbors for months on end.

Scam and criminal operation

Anyone and everyone should avoid this company as it is the worst experience in terms of no ability to get a hold of anyone, charging in the most mysterious almost criminal ways, prepare to pay one or more months extra rent due to their complete incompetence.Not to mention using your lack of knowledge of Swedish to swindle for some more extra costs. Nothing short of a 3rd world corrupt business model. I regret the day I have ever stupidly decided to rent an apartment via Willhem. An absolute disgrace of a business

The worst service

The worst service, takes a really long time and is complicated to get help as you have to register on the website, no personal service at all and cases are closed even though you haven't received help. Bad opening hours at the regional office if you work full time Mon-Fri. You have no chance of getting there and getting help if you can't take time off. Even I have to pay too much high rent (8k +) for this defective, flawed, substandar, shoddy, trashy, Second-rateapartment . Now thay will have agin 3% rent increase from January 2026 wow !

Deeply Disappointed with Willhem's Handling of My Case

As a full-time Systems Engineer and a law-abiding resident contributing significantly to Swedish society, I expected to be treated with fairness and respect by my housing provider. Unfortunately, my experience with Willhem has been deeply disappointing.

About a month ago, I was startled late at night by two individuals aggressively banging on my door. Fearing for my safety, I called the police — only to discover the individuals were from Securitas, responding to a noise complaint that was entirely unfounded. I explained to them, and later to Willhem, that my TV volume was normal and not disturbing anyone.

Despite this, Willhem issued a formal warning without giving me a fair opportunity to explain. My attempts to resolve the situation respectfully were dismissed. Shortly after, I received a letter from Göteborgs Stad warning me that I risked eviction — an experience that was extremely distressing. Thankfully, the municipality dismissed the case after hearing my side.

But just recently, Willhem sent me an unexpected invoice of 2,395 SEK to cover the cost of the Securitas visit — a charge I firmly believe is unjustified. I live alone, have never caused disturbances, and my neighbors can confirm this.

Willhem’s handling of this matter — ignoring my explanation, refusing to withdraw the warning, and charging me for something I did not cause — has caused unnecessary emotional and financial stress. Their lack of empathy and fairness is deeply disappointing.

I believe tenants in Sweden — especially those who contribute and follow the rules — deserve to be treated with dignity and respect. Sadly, that was not my experience with Willhem.

Uncommitted company

Terrible and unprofessional company. Lived in the area for only 6 months. Was enough time to see how uncommitted with basic conditions they are. However, it was enough time to have my rent raised due ”renovations” that are not even notable.

Personal experiences:
- Overflowing manholes with sewage treatment.
- Being liable for damages and trash that the old tenant left, at the beginning and end of the renting.
- Streets crammed with mud.
- Poor costumer service.

Summary:
A company that overcharges and over-profits. Lack of character from those responsible.

Avoid them if you can

I have been renting from Wilhem (Göteborg) for more than 3 years, and I have never dealt with a company with staff that are incompetent to this extent across the board! When they get it right, its not usually the intent its just being afraid of violating legal or other requirements, and usually will only be motivated if you highlight that their behavior is against regulations.
Of course I am not talking about how well they compete in customer satisfaction areas, that is clearly not on their minds since people have to rent from them anyway (owing to the housing shortages), but what I am struck by is when highlighting their incompetence is that they will make poor choices that would end up costing them more while keeping their tenants unhappy! When they do hire others to do the job for them, they are biased, and will influence them to make the same mistakes! It is a nightmare landlord if you can avoid do so...

One star because there is no less than…

One star because there is no less than that!!! They are so inhuman. They refused to postpone the renovation of some apartments in the building during exam week, even though I told them that it is Corona time and we have the exams from home and we can only study from home. I regret every second with them. Customer service does not help with anything. When I told them you should have planned this in a better way, they said we cannot help with that it is not our problem. Worst company I have been with in my life!!!!!!!!!!!!!!
