I wouldnt know where to start, we've been drained of so much energy by these dreadful people. All we can advise is that if you are looking for property in or around Edinburgh there are many good and reputable agencies that will help -stay FAR FAR away from Umega Lettings for the sake of your money and your sanity.

Take your own deposit in cash and throw it off a cliff in a strong gale, you have more chance of ever seeing it again that way. Too angry and frustrated to relive it again on here, please just dont ever use them.
If you are looking to rent in Scotland avoid these crooks at all costs, they start of all smiles and nice to get you in and then they become the worst experience ever. But most importantly they will fight tooth and nail to keep as much of your deposit as possible please please beware! My husband and I handed the keys back to a 2 bed flat that was pristine as the day the day we took it (which was just 1 year let) as well as having it professionally cleaned by a third party, and they came back with a list of the most ridiculous 'repairs' you could possibly imagine and charging hundreds of pounds for them. We ended up with a tiny portion of our deposit and lots of patronising and condescending remarks. It was a horrible experience, please please do not let a property from these people. I also dont believe a number of the 'reviews' below are not written by Umega themselves.
No issues until it came to claiming back deposit. Minor cleaning issues noted by the estate agent and we agreed to cleaning reduction assuming would be small amount for a couple hours. Charged £200. ridiculous as would have required 2-3 hours maximum.
Additionally had added value to the flat we rented by building a built in wardrobe with landlord permission. No offer of cash or even a thanks for this. Scumbags.
Arran is simply just great. Moving out and moving in can be a stressful process, and he made it really easy! Great!

In my opinion, Umega lettings have been a huge disappointment. For instance, I have heard of them jeopardising their tenant’s health with an unsafe property containing aluminium wiring, which, when assessed by an electrician, was found to be a fire risk. In that situation, the work done to rectify the issue caused yet more health concerns, no formal risk assessments were conducted and an excessive amount of dust was all over the property. A tenant with asthma was left with breathing problems and I believe that Umega’s lack of urgency is completely irresponsible.
If you are a landlord looking for an agency to manage your property, I would advise you against using umega. I’ve had a really upsetting and stressful experience with them. They tried to charge me over 3k to have some laminate put down which I ended up getting a joiner to do for less than £300. They told me my floor could collapse if I didn’t get it done ASAP and I felt pressured. Luckily I got a second opinion and was told it was nonsense. Due to this horrible experience I informed them I could no longer work with them anymore if that is how they treat their landlords. They didn’t care at all. Their customer service is robotic, with the odd smiley face thrown in an email. I found this cringey and rather unprofessional. One email started with the word ‘yeah’ and in some emails I was called by a different name! My flat has also been left dirty. They say it has been cleaned, but it hasn’t. If you are a landlord, I would suggest you go elsewhere for property management. I wish I had.
Awful experience. I've lived in many properties before and have gotten my full despot back several times. Umega took control of the property I was living in during the last few months of my tenancy. Apon my final inspection they made several notices about damage and cleanliness. They assumed the condition of the flat was perfect when I got it and didn't think to ask the landlord for the initial inventory/condition of flat. I have rejected their claims and have sent a detailed email with pictures. Comments on their report did not match pictures i.e. copy and paste job from past inspections. Walls that were freshly painted were reported as covered in marks, mattresses that were never used classed as worn. Joke of a company and after speaking to several friends, I discovered similar experiences!

By far the best agency I’ve dealt with as a tenant. Moving during lockdown is obviously something new to everyone and Umega, despite working remotely, perfectly co-ordinated everything for us. We have pets so there’s been so much to think about finding the right place for them. This agency are fast, fun and professional. Lucy and Storm made the whole process slick and straight forward. A potentially complicated situation made very easy by these women! Everything went well until it didn’t and the property owners moved abroad with the top up key for electricity. (Lucky pair!) There I was yesterday running around Edinburgh trying to get a key as the electricity had 10p remaining! Gemma to the rescue! The electric cut off this morning so we combined forces with Ailsa and William calling and going to shops until we found what we needed eventually! Genuinely so impressed and touched by these awesome people going the extra mile for me.
The people who work at Umega in Edinburgh are world class and they will look after you very well!
Very disappointed DO NOT USE UMEGA!!!They ignored the fact there was freezing cold air blowing through a hole in my baby’s room for 6 months you could see you’re breath so I had to pay triple for my heating! Then after me paying for an end of tenancy clean charged me £245 for dust under radiators and for not cutting the grass! The worst letting agency in Edinburgh!

Happy that I have dealt with best letting agents Edinburgh as the expert answered all my queries, as well assisted for the issue for best property management in Edinburgh. As I was not aware of the rules, the team handled everything from repair, renovation to getting the best tenant for my property. Overall, it was a great experience and I would highly recommend Umega Lettings!
As a landlord, I'm finding Umega disappointing.
The communications have been a little chaotic -- I've been billed for costs without getting an invoice, and they've incurred costs which I didn't really agree to (they interpreted an email conversation differently from me - I was surprised by the result). Work has run late and over the estimated cost -- though not extremely so.
This letting company prides itself on being chipper and friendly, with lots of emoji-filled Facebook posts and emails. In truth, the management of tenants is less than friendly, with unannounced maintenance visits and a stubborn refusal to leave if it’s inconvenient. Brace yourself though for the end of tenancy, return of deposit, waiting time which runs to two months; and the highly questionable cleaning charges which they incur, without checking with you, and then deduct from your deposit. Try querying it with them and they just tell you make a claim to the Deposit Scheme, with all the bureaucracy that involves.
