Lived in a simple life home for 2.5 years now and I've not looked back to be honest, house still feels brand new, not had any real sort of problems and they are very flexible when it comes to alterations!
Highly recommend and look forward to many more years here, if they'll have us!

I am writing a new review because, unfortunately, the situation has become even more disappointing.
After my previous review, Simple Life publicly replied apologising for the delays and confirmed that a new appointment had been arranged for 3 July 2026. They stated that they hoped the repair would finally be resolved.
Once again, nobody turned up.
There was no contractor, no phone call, no email, and no explanation. The appointment simply came and went, exactly as has happened so many times over the past three years.
This repair has been ongoing since I moved into the property. I have repeatedly been told that quotations had been submitted, that work had been approved, and even that the door frame had already been replaced, which was completely untrue. The bathroom door frame is still damaged and the door still does not close properly.
I have kept records of every repair request, appointment, email and communication regarding this issue.
I also have an autistic child, and living with unresolved repairs and constant uncertainty has a much greater impact on our family than some people may realise.
The most frustrating part is the lack of accountability. Every time I leave a review, I receive an apology and promises that the matter will be investigated, yet nothing actually changes.
At this point, I have completely lost confidence that Simple Life is capable of resolving even a straightforward repair.

They behave like thugs threatening to drag tenants to courts for delayed rents but 4 months after complaining of repairs they are still sitting on it with no actions whatsoever. It seems that they randomly come back asking a question! No visits or inspections. 4 months to attend to repairs is beyond jokes.

I originally gave a high rating for the renting office and customer service team, as they were helpful and responsive. However, my experience with the maintenance team has been very disappointing.
The app is not very user‑friendly, and without face recognition, I have to log in manually every time. When I collected the keys, there were many defects in the property, and it took almost three months for the repairs to be completed — with some jobs finished poorly.
The most unexpected issue was the kitchen hood carbon filter. Only a few weeks after moving in, greasy liquid started dripping from the hood and even spoiled my food. I was advised to order the filter myself because it would be faster, and I was told I would be reimbursed afterwards. The filter arrived within a week, but then I was informed that the landlord refused to pay. After nearly two months of back‑and‑forth, the reimbursement was finally approved. It wasn’t a large amount of money, but the trust was damaged.
Another concern was the loose carpet. A wider metal strip with exposed screws was installed, and my foot was scratched. When I reported this, I was told it was “a minor cosmetic detail” because the manufacturer had mitigated the risk. Now we all have to be extra careful when walking over it.
Overall, I appreciate the renting office, but the maintenance process has been frustrating and has affected my confidence in the service.

A really poor unprofessional company who puts maintenance charges on your account without telling you , under the guise of property repairs being the tenant's responsibility. They refused to let me view the property before moving in, lied saying it was a new build but cosmetically and functionally it was in disrepair. They are now refusing to resolve outstanding charges and are telling me to dispute it when claiming my deposit back. That's ridiculous, the company is horrible and I advise anyone to stay clear!

Terrible Experience – Avoid Simple Life Homes

My experience with Simple Life Homes has been nothing short of appalling. They do not allow you to physically or virtually view the exact property you’re renting, nor do they provide pictures of the property in its actual state. Instead, they expect you to pay a non-refundable holding deposit (mine was over £250) and later pay your full deposit and rent without ever seeing the property.
Their excuse? They claim their properties are either “new builds” or “in high demand,” so there’s no time to offer viewings. This is misleading, as the property I moved into is a poorly built 4–6-year-old "new build," far from the pristine condition you’d expect.
The issues were numerous and unacceptable:
- The property was not handed over in a clean condition.
- The floor is poor quality, covered in scuff marks, and has sticky patches that won’t disappear even after cleaning.
- The skirting boards are severely chipped and look like they’ve been nibbled by a pet.
- The mixer tap in the kitchen was loose.
- The back garden light doesn’t work.
- The garden is a muddy mess with patchy grass—completely neglected and unusable.
- The thermostat and heating system didn’t come with instructions, nor did the inspector provide any induction on how to use it.
- Rusty towel rails and metal fittings.
- Rusty heaters.
- Rusty bathroom mirrors.
- A broken fridge tray, which should have been addressed before I moved in.
For the rent they charge, this is completely unacceptable. The property was not redecorated before my move-in and had scuffed walls, poorly aligned cabinet doors, and a garden door with a visible gap due to its poor fitting. The light fittings are crooked, and no effort was made to address basic wear and tear.
They carried out the inventory inspection on my move-in day, suggesting they didn’t inspect the property after the previous tenant moved out. The move-in process was chaotic, with the key collection time changed arbitrarily. The inspector who handed over the property was clueless about the security alarm, internet hub, and appliance manuals, leaving me in the dark about essential features.
Since moving in, I’ve had to raise multiple tickets to fix issues that should have been addressed before I arrived. Even if the property had been a brand-new build, their subpar construction and lack of attention to detail would still result in numerous defects.
Renting with Simple Life Homes feels like gambling with your money. Their claims of “new builds” or “high demand” are an excuse to avoid transparency, and their disregard for tenant experience is shocking. For the price they charge, it is absolutely not worth it. I strongly advise against renting from them.

I have rented two properties through this company, and overall the tenancy experience itself was positive. The properties were well managed, communication during the tenancy was generally good, and when I moved out of my previous property, my deposit was returned very quickly without any issues.
Unfortunately, my experience at the end of my most recent tenancy has been very different. It has now been a month since I vacated the property, and nearly three weeks since I received written confirmation following the inspection that my full deposit would be returned.
Despite this confirmation, the deposit return has still not been processed. I have contacted the company on two separate occasions for an update, but have received no meaningful progress. Furthermore, no action appears to have been taken with TDS during this period, leaving me to initiate the process myself.
It is disappointing because my previous experience with the company was excellent, and this delay seems entirely unnecessary given that the full deposit return was agreed. I hope this is simply an administrative issue that can be resolved promptly, but it has unfortunately overshadowed what was otherwise a positive renting experience.

Getting them to sort issues is anything but simple, most frustrating landlord I've ever had to deal with. Replace the batteries in the carbon dioxide and smoke alarms in the surrounding empty houses - they've been beeping for months, every 30 seconds. How is this anything but a 5 minute job to be done, instead it's literally anyone else's problem and "will be done" but never is.

That obviously didn’t happen. Not sure what is the phone line for, but not a good start if you looking for a good letting agency.

I am a current tenant with Simple Life and have had an extremely disappointing experience from the very start.
Despite signing my tenancy agreement and submitting my inventory, neither document has ever been formally acknowledged by Simple Life. I have had no written confirmation that they even hold these on file.
More seriously, the balcony door/window was already broken when I moved in. This was noted on the inventory. I have since sent multiple emails and made several phone calls to report this — and have received absolutely no response. The repair remains unresolved, leaving a security risk in my home.
Simple Life appears to be completely unreachable. Emails go unanswered, phone calls go nowhere. As a tenant, you are left with no support and no point of contact.
I have now raised a formal complaint and am prepared to escalate to the Property Redress Scheme if this is not resolved.
I would strongly caution anyone considering renting through Simple Life to think carefully before doing so.
