Beware that they engage in dodgy pressure sales techniques
Beware that they engage in dodgy pressure sales techniques with insurance. I hadn’t even been told my references had been accepted, I literally only finished sending them the requested information yesterday morning. Then this morning I get a call which turns out to be to arrange an insurance policy for my rental. I expressed hesitancy to do this without thinking more, but I felt under pressure to agree to something by the end of the call. I didn’t feel it was initially transparent that I would be literally signing up for something with bank details during the call.
Perhaps it is my fault that I didn’t stand my ground against signing up for something thoughtlessly, but nevertheless it is a dodgy technique to jump on brand new renters who don’t even have assurance they’ve been accepted for the property yet so fast. Rest assured I will be researching later into other policies than the literal 2 providers offered to me and if I find a better deal I shall be cancelling this.
AI run company, Greedy, Unhelpful, Glitchy, AVOID
The whole process was excruciatingly long, and after definitely submitting more information than needed (including Open Banking without ANY information about their data protection principles and what they'll do with all of the information), they still failed to pass my application.
The system is incredibly glitchy and it requested the same statements over and over again. It's very clear that this company is run with AI, not by humans that actually care and know what they're doing.
I’ve been renting in the UK for years and I’ve lived in different houses, including ones through an agency, and I’ve never had any issues getting through the referencing stage.
They managed to fail in all counts, including the identification check and residential check, even though I submitted my passport, current home address, my current tenancy agreement, my HMRC tax return and my right to rent through the UK government.
The cherry on the top in the whole process was that not a single human was willing to help, reach out and flag out the fact that there were some issues with their AI not being able to process the application, or to advise how to improve the application.
Needless to say that, after submitting everything they had asked, receiving a report where EVERY SINGLE STAGE IS A FAIL came as a massive surprise to both myself, and my agent (who by the way had been trying to fight on my behalf but found it impossible with the chatbot and incredibly rude “customer services”.)
I had this statement on top of each page of the report:
“Goodlord has identified potential inconsistencies within this reference, and as a result it cannot be accepted.” I wonder what those inconsistencies might be? Maybe that there had been YET ANOTHER GLITCH IN THEIR SYSTEM and the report states that I’ve lived in my current house for "2001 YEARS AND 4 MONTHS". Surely the AI crap they’re using got confused and decided to flag and FAIL THE WHOLE APPLICATION. And even if that's not the case, it shows that there are no actual employees and humans going through the applications. How incredibly incompetent the company is for being able to get something that absurd slip through into an official statement.
The fact that they’re refusing to deliver any reason for the completely failed application, nor being willing to re-open it after my agent’s request, is beyond appalling and purely just shows the greed and laziness of the company.
It's also evident that most of the 5-star reviews are Bot-made. How classy.
Needless to say I will steer away from any future landlords and agencies who use their poor “service” and I will definitely share the word!

AI powered trash that sadly you can't avoid.
AI powered trash. Often gets stuck in a loop it can't get out of if you're stupid enough to try to go back in a way it randomly doesn't like... Constantly trying to get you to connect to your accounts via Open Banking, to presumably steal all transaction info and sell it to third parties that will sell you stuff you don't need. Can't speak to anyone, other than by chat (phone line required a code to get through to someone, but no info about howe to get said code). Assurances that certain things will be done by chat don't mean they will be either. Constantly shifting goalposts about what documents they want and no flexibility whatsoever to accommodate anything even a smidgen away from their workflow. Also no feedback if there is more that is required from you. You have to contact them... Even the estate agents were fed up, having to speak to them several times over many days and eventually 3 different people in a row before it eventually got sorted. The whole thing took over 2 weeks. Absolute and complete disaster. Another perfect example of how they save time by wasting yours. It used to be copies of ID, and 3 months worth of statements which someone took all of about 10 minutes to look over and that was it... Now it's weeks of timewasting by an inflexible AI workflow that is buggy as anything.

Rude and unhelpful staff; unnecessarily cumbersome and stressful process
They spend a lot of time verifying small obvious details. They are difficult to get hold of to clarify details. I had a staff member lie that I had not provided sufficient evidence in time and decided to close my case without telling me.
The staff members don't seem to understand which documentation is eligible or not. After advising that a piece of documentation was not eligible, I was asked to re-upload information based on that document. When I queried this, the start member was just responding like a computer and being unhelpful.

Incapable, inflexible, untrustworthy
Honestly, this has been the worst experience ever. Although the vetting process, at first, seems very nice and seamless for tenants, problems appear when something is just a tiny bit out of the ordinary (like the wife is on maternity leave or you just moved to the UK). It's not only that they are apparently incapable of considering all information provided (like cares if you only get maternity pay for a few months if you can cover the rent for 90 months with the savings you have) but also that you cannot contact them in any way. You are always guided to their very fixed and inflexible ticketing system. I cannot under any circumstances recommend working with Goodlord and will not consider any future apartments where I have to use Goodlord.
