Reserving our first home!!
Reserving our first home has been one of the most exciting and life-changing experiences for us, and Lorna has been an incredible part of that journey. Her support, guidance, and genuine care made the whole process feel so special. We still have a long way to go, but if Strata continues the way they have started, we know we are in very safe hands.

I really appreciate Mally and Simon for brilliant work in rectifying the issues I had of fixing bathroom, sorting out leaking and pointing out problems in the house that one could overlook. They came in time and were joyful in the work they do. They ensured they left the house clean after the mess of any work they did.
Major Design Fault And No Support From Strata
I have lived in a Strata built home for three years, and while there have been several issues during this time, one recurring problem demands to be highlighted due to its severity and the impact on multiple households in our area.
Every eight months without fail, the main waste pipe becomes blocked, causing water and sewage to back up into our kitchen sink and downstairs toilet. This is not only distressing but entirely unacceptable, especially in a home with young children where hygiene is critical.
Despite the scale of the issue and the fact that several neighbours are experiencing the same problem, Strata has repeatedly refused to take responsibility. Their position is that the shared waste pipe running through our gardens is not their concern. After paying privately for a professional inspection, we were informed that the pipe contains structural defects, bumps that cause waste to accumulate and block the system. Strata dismissed these findings outright. Despite sending them clear video footage and a report from the drainage company showing the defect, they pin the blame on us and say we caused the issue. They sent their own service team out on one occasion and one occasion only, not multiple occasions as they falsely stated, for an inspection and unsurprisingly, they reported no issues and again blamed the residents.
We are now facing this problem for the third time, and it is clear that the pipe was installed incorrectly. Yet Strata continues to deny any accountability, leaving residents to repeatedly pay out of pocket for a fault that originates from poor design and installation.
Strata present themselves well at the point of sale, but once you move in, the support quickly disappears. For anyone considering buying a Strata home, be aware: when serious issues arise, you may find yourself completely on your own. I wouldn't trust them as far as I could throw them.

Left with ongoing issues and no real support
Bought the house in 2020 and the sale process was smooth and fast. Unfortunately, the problems started shortly after the 2-year warranty expired.
Our ensuite bathroom window began leaking. We were initially told the warranty for this was 10 years, only to later be told it was actually just 2 years, so nothing would be covered.
We then discovered that a blocked pipe on our property was causing issues for all our neighbours. Strata refused to deal with it, stating it was on our property as it is located in front of our house. As a result, we paid ourselves for a company to flush the pipe and also paid for a video inspection report. The report showed that the pipe has a bulge, which is causing the repeated blockages.
Strata acknowledged this but then sent someone from the same company that originally carried out the work to inspect the pipe. Unsurprisingly, they reported that nothing was wrong. The lack of impartiality here is extremely frustrating.
We are now left with a pipe issue that has not been properly resolved and must be cleaned at our own expense every 8 months. Overall, this has been a very disappointing experience after the initial purchase, with poor accountability once the warranty expired.
Update:
I have contacted the supplier of the ensuite window and was informed that they now only offer a 2-year warranty on their work due to a change in company policy. However, when we purchased the house, we were explicitly told that the window warranty was valid for 10 years from the supplier.
As a result, we are now left with a defective window that cannot be left open when we are away from the property, as even a small amount of rain causes significant water ingress into the bathroom. This is clearly not acceptable.
Update 2:
We have also been told that the CCTV footage from the company that cleaned our pipes is not relevant. However, it seems more than coincidental that the issue is occurring at the exact same location where the private drainage company we instructed identified a bulge in the pipe.
Furthermore, we have since been advised that the entire drainage system has been incorrectly constructed. All drainage from our property should discharge into the main pipe, but instead it currently feeds into a secondary pipe that runs parallel to the main one.

Poor sales process at Leeds Desire
I initially had a very positive experience with Strata. I found a house I really liked, with a planned move around June, but I need to sell my flat first. The sales advisor, Betty, was excellent – genuinely helpful, professional, and took time to explain my options, including Part Exchange and Help to Move.
I was told that Part Exchange would add the value of the new home by £10k, whereas Help to Move would cover up to £5k in estate agent fees while selling my flat on the open market over six weeks, allowing for a market-based sale price. On the face of it, this sounded reasonable.
However, what was not explained at any stage was how Strata controls or constrains the valuation process. I was later told they take an average of three valuations, but it was never made clear that these valuations are framed around rapid-sale scenarios (sale in a day, within a week, and within four weeks). This context matters significantly.
Each visit from Strata’s appointed estate agents became uncomfortable, as they openly stated they were there to “value for part exchange.” I corrected them, but they said they couldn’t discuss it further. This immediately undermined confidence in the Help to Move process being a true open-market sale.
Following this, Chelsea from Strata called to discuss the outcome. I was told the average valuation was £185k, with an expected sale price of £171k–£175k. I found this genuinely offensive. Independent valuations place my flat at £200k–£210k. Being told that a three-year-old, well-maintained, new-build flat has effectively lost around £20k in value gives me little confidence in the long-term value of a new build purchased from Strata.
Had this been framed transparently – for example, “this is a realistic price for a quick sale within six weeks” – I would have understood. Instead, it felt like an attempt to engineer a fast, low sale without clearly explaining that strategy upfront. In my view, that’s poor sales practice and ethically questionable.
I fully understand Strata is a business and needs to manage risk and reduce fall-throughs, but this approach feels desperate and lacks clarity. After I expressed my concerns, Chelsea said she would send over the valuations the same day – which didn’t happen – and that she would speak to her sales manager about listing at £200k.
At this point, I’m completely put off proceeding with Strata. I also found their website very unclear. It references incentives with headline values (e.g. £18k of incentives), but there’s no transparent breakdown explaining what that actually includes or how it applies.
Overall, strong initial sales support, but the lack of transparency around valuations, incentives, and selling strategy has significantly damaged trust.

Visited the Strata Desire Site on Manston Lane,Leeds a few weeks ago. Spoke to Betty in the showroom, and she was very knowledgeable and helpful in the questions we had. Advised us to view the showrooms to get a better understanding of layouts,sizes of rooms etc.
We re attended after the viewings with questions, and Betty was helpful in answering them, and providing us with literature.
Our overall experience at Desire was excellent. Betty was polite and respectful and knowledgeable about Strata products,houses.
It's nice to see Strata employing staff that work for the customer, and will go the extra mile.
