Purchased a home 28th Feb 2025. First sign that it wasn't going to be a great experience was that we visited the home early Feb and it wasn't near completion. I believed they would push the date back but they didn't, instead we come to realise they rushed the build through as fast as they could, meaning they sacrificed the works done on the home.
It's a shame I cannot upload pictures to here to show the state of the home they allowed us to move into.
It was meant to have a deep clean before we moved in, instead they gave us the keys to a dirty, dusty and rushed home. The floors had workmen's footprints all over, the kitchen floor was scraped from them dragging things across it I can only presume, windows all dirty with fingerprints & scratches. They had clearly painted the skirting & window ledges that day also as without realising, I had collected paint all on my clothing from looking out the upper window! They promised to send goodwill towards my clothing but never did as there "was no record of the site manager advising this" after he left Tilia maybe a week or two after. The snags list was intense with over 20 repairs needing doing mainly from rushing the build. The workmen had left half opened tins of paint in the bedroom, sealant, glue & rubbish behind.
When it came to snag list all those above were on along with simple things that should've been checked before allowing us to move in like the gate not being able to be closed & locked, holes in walls, back door not locking, parts on shower not fitted, cawk & glue stick on flooring plus many other repairs.
Until this date which is now 14 months later, we are still awaiting this snag list to be completed.
Be aware that any chance they get they will try to void the warranty to complete snags or repairs that need doing.
As they were dragging their feet completing snags which included the back door that was unable to open/close...we awaited months on end and in that time had a catio fitted along with a cat flap to the catio as it had been arranged months in advance and deposit paid. I would not have expected the back door to have not been fixed in this time. They then tried to void the warranty and refused to repair the door because I had the cat flap fitted to the door left side window on the patio door despite the issue being with the right door of patio. I had to fight tooth and nail to get them to repair the door following a rude attendance from their contractor who slammed my own door in my face after he walked out because I told him he can't void the warranty for the door because it was on the snag list months prior to having the cat flap fitted. As I luckily had the snag list proof in writing, they had to attend to adjust the door so it could close as they couldn't defend that in court as that's exactly where I would have took them out of principle.
We had a leak a year into being in the property also, their main concern was ensuring there were no cracks in the shower tray so they void the warranty on the leak, luckily they found no cracks so had to repair it. We are still awaiting the bathroom lights to be reinstated following the leak into the lights which they even refused to come out on an emergency repairs because I can just simply "not use the light in the bathroom". Safety of water entering a live was not their concern! They didn't want to attend because it was the Easter weekend and the leak happened at 10pm. They advised they raised as an ECO which is 4 hour response time to have their workman call and advise he won't attend because I can just not use the light...
The workman who eventually attended 3 days later advised that the leak was due to their drain. He did note that the shower sealant had also lifted and shouldn't be unless shoddy sealant was used OR they sealed the shower on the day we moved in without informing us, as we would have used the shower on the day so imagine how that would turn out, wet sealant and water equals sealant that won't last long which makes sense as to why sealant was dumped in the bedroom on the move in day along with the paint that had also obviously been used on the day to rush the purchase through. Of course Tilia refuse to reseal the shower as part of their "aftercare" policy.
This was the last straw for me and decided to write this honest true review so you can decide if Tilia is where you want to purchase your home from...it will cost you more than the home purchase price in the long run unless you are ok with not being able to close your back door, are happy with scratched tiles in a dirty home, leaks into light fittings with no emergency care, warranty voids, scratches on windows, call left on flooring along with the scratches and dirty, dust to clean out the bathtub on your move in day, uneven flooring, light fittings not fitted, uneven cupboards, splashes of red paint on white walls, shower fittings not fitted plus many more
We recently purchased a new home at Tilia, Cringleford, and the entire experience from reservation to key handover, was smooth and well managed. The team was cooperative throughout, particularly with the finishing works, which made the overall journey positive and stress-free.

Had a visit from Stewart Sellers, a Customer Service Operative, to complete some snags on my new home. He provided a great service, was extremely helpful & very friendly.
Donna was patient and walked me through the whole acquisition process. I was a First-Time buyer. She had in-depth industry knowledge and suggested to me multiple ways of handling various complicated issues I faced. She offered me extra support by answering many questions I had promptly all the time. Donna was responsible, thoughtful and helpful. She always thought from the customer's perspective. She took time in processing my customisation requests and ensured that everything was added accurately and to the highest quality possible. Crucially, these, together with the property, were of a reasonable price. I am glad that the transaction could be completed on time. Well done.
Not sure how Tilia keep a 5 star HBF rating. Bought on their site at Market Drayton, Montgomery Place. Some large properties at the price point but quality of finish is not great. Poor plastering, painting and joinery for a start. Snags are given back to the original contractor who seems either to be clueless or just make things worse. Carol in sales is great as are Tilias own maintenance team.

Apart from a mixup with my flooring (which wasn’t their fault to be fair) my experience with Sally and the entire Tilia home has been bliss. They acted quickly to rectify the mixup and I was able to move in.
They offer great price and intensives. Already referred them to my colleagues.😁😁

From the moment I first visited the show room to then completing on my new home, Carol was reassuring, provided all of the necessary guidance and went above and beyond in helping me with the process. She was always there at the end of the phone and would chaise up anything that needed actioning. She was amazing and helped me tremendously.

Very Bad service, cannot fix the issue with my stairs creaking in new home. I sent email to customer care Eastern office but no revert, on calling Hannah said we are very busy and will come back to you, but no response yet even sending multiple reminders. How can you are so busy that do not have time to read the email of customer, that is the job of Customer care team. This is after someone senior visited our house and said he will report to fix it. Issue was raised many months back.
Cannot give negative star else def a negative 5 star for the service.

Beth and the team at The Paddocks couldn't be more accomodating. Beth went the extra mile to ensure that we settled in well, bent over backwards to help us. I honestly couldn't fault her.
The home itself has been amazing and have settled in well in the last 2 years with only a handful of snags.

I bought a house from Tilia homes and they still own the sewage lines connecting to the houses, this has caused multiple problems. We experienced a raw sewage flood into our home due to their faulty pipes, this resulted in us living in temporary accommodation for MONTHS due to the hazard to health. We had other people's faeces in our house coming up from under the floor. A private drainage company came to access the issue and they stated that Tilia built a pipe too small and it connects to over 60 houses causing the backflow of sewage into the lowest point which unfortunately is our home!!! I have a young child and it has been a nightmare!! Our whole lives have been turned upside down and 5 months later we are still suffering the consequences!!!! Tilia still have no solution to this and we are out of pocket due to paying excess/new furniture etc and now they are ignoring all my emails. AVOID BUYING ANY HOUSE FROM THIS COMPANY THEY ARE AWFUL!!!

This outfit should not be allowed to build homes; it's time to collectively sue.
The whole process of buying my first property with Tilia home went smoothly than expected. The staff was exceptional, particularly Donna with all her support and explanations made all my prejudices about new buildings go away. She was very professional and updated us at every step of the way. She kept true with all the timelines and was quick to update us if there was any delay in any stages. I would definitely love to do more businesses with Tilia homes and I highly recommend others to give them a try!

We have had an amazing experience throughout our buying journey. What is normally a complicated, drawn out process has been relatively simple and quick with Tilia. The staff are really great, especially Helen at the Greenway View Development and the houses look very well built. The choice of kitchens, tiles and standard of the fittings are fantastic. Stewart Sellers came to fix defects within my bathroom. The first thing he did was introduce himself and also ask my name. He explained what he was going to do before starting anything. He was warm and welcome with a friendly nature.
He checked that I was satisfied with everything before he finished.

I and my husband are first time buyer, we started this journey in Dec. 2024 but could not continue because of our network provider has put a default on my husband's credit report, Ellie The sale rep at Furlong Heath was really helpful, offering advise and checking up on us because it was such a difficult time. Ellie made buying a home so seamless and stress free despite the huddle- she is a gem.

From start to finish we were keep updated and we were allowed to visit site and watch our new home being built. Wonderful communication with Ellie in the sales suite who made the whole process as easy as possible. We were shown around our new home by the site manager who explained all the gadgets and operations in the house. Can’t wait to move in now.
