Supportive, understanding and responsive

Damian and his team were superb at helping me sort my first mortgage. As a single parent on a low income the prospect of obtaining a mortgage had always been a daunting prospect. I got fantastic and understanding support throughout the process, including speedy responses to all my emails. I would highly recommend Needing Advice.

A 66 year lease and being a contractor

I have put 4 stars (even though in periods of acute frustration I wanted to give a zero) as I realise that my remortgage was probably a very difficult one to get approved and I do appreciate that Connor did really work to get it and I am eternally grateful to him for achieving it.
Now I'm thinking should I give 5 stars for effort?
But the lack of communication is an issue for me - so the transaction could have been 5 star if I had been updated. I didn't call and email repeatedly but if I was given an update date, I did expect one. I did not get it which is why I have deducted one star.

I approached Needing Advice via their website on 3/12/2021 regarding re-mortgaging my flat and taking my ex-husband off of the current mortgage.
I have tried to do this previously but encountered problems due to the fact that I am a Locum (essentially a contractor) and paid through an Umbrella Company (a company that you get paid through who deal with your tax and NI so that you do not have to self assess and do it yourself) and now in recent years my Lease had fallen to below the normal mortgage threshold of 70 years.

Connor Stothers messaged me and asked when I would be available to discuss my mortgage requirements and we had a conversation on 4/12/2021 when I advised him of the short lease and also my employment status.

Due to previous experience with other companies, I asked that if he felt; knowing my situation, that he would be able to find a company who would agree to a re-mortgage. I asked that he just be straight with me so that I didn't waste my time and his.

Connor asked me to send over payslips and advised me that he would approach some lenders and come back to me. I sent payslips on 5/12/2021.

Imagine my surprise when I got an agreement in principle from a major high street building society on 8/12/2021, I signed the agreement and sent the fee over to Needing Advice on the same day. I instructed their recommended solicitors, Threemo on 9/12/2021.
(Just a quick aside, Threemo are still working on my case, but they are so fast and keep you constantly in the loop, no hesitation with recommending them for conveyancing as I have never experienced the speed of responses and then progression - amazing!).

I got an email from Connor advising that the mortgage provider were due to update on 21/12/21 and could I get confirmation of my salary from Dec 2020 to Dec 2021 from my umbrella company, I requested this and sent it over on 15/12/2021.
I then had a survey, arranged by the lender on 20/12/2022. I should mention that I was only remortgaging to pay off the existing mortgage of £65,599 and change it into my sole name.

I received an email from Connor on 4/1/2022 saying that the valuation had been approved and that I should get an update by 12/1/2022, in the meantime could I provide more proof of my income by sending a contract of my employment. At this point in time I had sent payslips, bank statements, a letter from the Umbrella Company and confirmation from my Recruitment Consultant that I had been employed by the same Local Authority from December 2018 and I was contracted to remain to at least 30/6/2022. I was now being asked for a contract. I explained that my Recruitment Agency send an Assignment Confirmation and not a contract.

On 11/1/2022 by email Connor asked for:

-Please provide a copy of the your contract.

-Please also confirm how you have been a fixed contract worker since December 2018, how long is left on your remaining contract and the likelihood of the contract being renewed.

I sent over my Assignment Confirmation on 13/1/2022 as this was all I had available to send with regards to my current employment.

Connor emailed back on 18/1/2022 stating that I should receive a decision regarding the mortgage offer by 26/1/2022.

Having not heard anything by 26/1/2022, I emailed and tried to phone Connor and left a voicemail asking him to call me, but did not hear back. I sent a further email on 27/1/2022 asking for an update and Connor responded and requested a Contract via email, I tried to call him again to discuss this as I was not able to provide the requested information but I had to leave a voicemail again and got no response.

I sent over my Assignment Confirmation again on 28/1/2022 explaining that this was all I could produce and received this:

With previous contractors we have worked with there has always been an employment contract signed at commencement of the employment.

The above document was passed over to ......... but without the signed contract it's likely the information will be requested again.

(more information that I can't provide!)

Please let me know if there is anything further they can provide, ideally a signed copy of contract.

Happily, I can report that I did finally receive a mortgage offer on 1/2/2022.

Damian has been brilliant

Damian has been brilliant. I've not had great advice or service from the solicitors or estate agent, but Damian has always been available and helpful. He has been patient in explaining quite complicated financial arrangements to me, and always polite and cheerful!

Just wanted to say a big thank you to Damian Youell who did both my remortgage plus new mortgage for my new purchase. Very efficient and always at hand to help, my solicitors dragged out the process but Damian was always there to assist with anything solicitors required from the lenders. Will definitely recommend these guys to my family and friends. Thanks Murali

Connor - CIS Mortgage First Time Buyer Self Employed

He has been an absolute pleasure to work with.
Connor Stothers is very knowledgeable about the mortgage process.
He worked really quick, fantastic communication and updates all the time. I was kept up to date with every detail, no matter how small and he successfully secured my mortgage on first time application with a high street bank.
I would highly recommend his service and will use NeedingAdvice.co.uk in the future.

Brilliant! Thank you Damien!!!!!

Damien was brilliant start to end! He kept in contact and got me the best rate. Initially I messed up some info and Damien sorted this ASAP - nothing was too much trouble! As well as making me feel at ease, he was so efficient! Damien also got back in contact after my fixed rate was coming to an end!

I honestly cannot recommend him enough - just go for it! I have recommended to family and friends who will defo be coming his way!!

Words cant explain how good is Connor…

Words cant explain how good is Connor Stothers the mortgage specialist wow he works so hard day and night gets the job done so quickley. I been so many place for mortgage they make it sound so hard but Connor stothers at needing advice is the best of the best he is a mortgage legend a proffesor wow am so impressed. I will recommed everyone to you Connor you are a legend wow.

Amazing service!

I have dealt with Damian right from when I decided I was going to buy a house. I also had dealings with Miles. They have been so informative and helpful, and actually amazing. They were always available to help, no matter what it was I needed help with! They were recommended to me, and on great merits too. I would absolutely recommend Damian and Miles @ needing advice! Couldn’t be happier with the whole process! Really mind settling to have someone walk you through a process that can be quite scary. Thanks for everything Damian and Miles!

Everything I wanted and more!

Absolutely amazing service

Absolutely amazing service.
This is the second time using Damians services. Second time he has got us a fantastic result. Nothing ever appears too much trouble (even when you send all the wrong details through and mess it all up 🙈) and still sorted very quickly.
He remains professional at all times and does his job amazingly. I would and do, highly recommend Damian to anyone that needs a mortgage broker. Cannot thank Damian enough for his help during a stressful time.

I look forward to working with Geraldine again

Geraldine was very supportive from the beginning, a recommendation from a friend she was very attentive and guided me through the whole process to make sure i understood every part.

she gave the best advice, personalised and tailored to me and my credit situation and it felt like she was by my side rooting for me to win. Going from not being eligible for a mortgage she advised me and made sure I did what I had to do to become eligible, she waited patiently until I was and didn't disappear like most brokers did.

She was very helpful and patient when my first property fell through and encouraging when I found the second. She was very professional at all times, responsive and efficient.

She made the process bearable and I look forward to working with her again. I will be recommending her service to others.
