I am extremely disappointed with the service I received. I was given a time slot for an engineer to attend but no one arrived and I got no phone call, text, or notification to explain the delay. This is not the first time this has happened. When I called customer service I was given vague answers and no clear escalation route. I took time off work and was left waiting at home for no reason. I expect a prompt written apology and clear instructions on how to escalate my complaint.

It's Your Place managed our block of flats for the 12 years I lived there. Whenever there was a problem, Josh was extremely efficient and proactive at fixing it.
The grounds were well maintained, weekly cleaning of communal areas, bins cleaned, windows cleaned... can't fault them.
When I came to sell my flat, Josh was amazing at responding to queries from the estate agents and solicitors. They commented how quick he was at replying and how that sped up the selling process.
Thank you for your hard work. It was an absolute pleasure dealing with you.

Excellent service over many years
We have dealt with Its Your Place over the last twenty years in their role managing the apartment block where we owned one of the flats. They have always been very helpful and efficient delivering a good service to the residents. Our latest dealing has been with Josh Evans who was particularly helpful to us in resolving a minor difficulty, giving us good advice and practical help. Now that we have sold our flat we would like to say thanks to all the team at IYP for their work over the years.
Excessive Emergency Callout Charges Without Upfront Clarity
I had to use Itsyourplace emergency callout service after locking myself out of my flat. While I expected some charges, no cost estimate or details were provided at the time. I was later billed £287.50, which included a flat fee of £70 and £217.50 for 3 hours of work at £72.50/hour.
The charges also included 120 miles of travel, as the contractor was called from a distant location. The total cost felt excessive compared to standard rates, where night-duty services and travel expenses are typically more reasonable. I believe clearer upfront communication about costs would help customers better understand what to expect in such situations.
Overdue management pack holding up exchange
Was expecting a management pack to be received 8th August. I called 12th Aug to be told it would be sent by the end of the day, nothing. I called 13th Aug and told it would be out by lunch, still nothing and it is now 16th Aug and holding up our exchange.

Do NOT use under any circumstances!
If anyone would have told me that a level of incompetence this huge could exist, I would have laughed it off, but no: this company beats any and all doubt. Incompetence is a real thing and they cover it at every level. Do not deal with them under ANY circumstances. If you do decide to let with this company and you experience the hells of their management in their run-down buildings, don't say you were not warned MULTIPLE times. The "senior" manager personifies evil and cannot manage two sticks let alone a whole building. Do NOT put yourself through these people; it is NOT worth it.
Shocking company
Shocking company. Have had a leak in my flat through my ceiling for 3 weeks now and nothing has been sorted! Letting agency and myself have been on their case to get this fixed. Supposedly have no details or a spare key of the landlord for the property the leak is from. Now resulting in me going to environmental health for action to be taken. Awful damage has been caused to mine and my kids home. Wouldn’t recommend this company what so ever!

Rude staff, ignoring emails and issues risen by residents in our block of flats in Hemel. Claudia is Ignoring my request for her manager details since December last year. Lift and both gates are broken since July. Reply we get is "we have nothing to update with". We had a leak in our bathroom in October, things got fixed only in December. Contractors were send to a building in Basingstoke at first instance resulting in solving g this issue on Christmas Eve only. Washing machine replacement in 2021 took 3 months as well. They are really quick in asking for money or renewing contracts only. But still, you have to find copies and agreements of your old contracts yourself to answer questions for example, why we think this agreement can happen?
We live in the building since 2020 and not one window was cleaned from the outside. We have asked (many residents) to change the code to the building and gates for security reasons (parcels being stolen from reception as deliveries have been forced to be left there and not brought to the flats). Also, because the panel used to enter the code is getting hard to use due to frequent pressing of one digit and the answer was, why do we think the code needs to be changed and it won't happen. The agency doesn't even know where we live and how the area look like. It is our place to live so manage it properly!

Ashwood Park - Basingstoke
I lived in Ashwood park from December 2021 and recently moved out in June 2023. The only reason I moved out was due to my financial situation as I am going back to university - otherwise I would have stayed. Karen especially who has been our recent building manager has been incredible - very proactive and supportive with all concerns I have and very polite and friendly. I’ve really valued her positive communication, as she has the ability to make you feel like a person rather than a tenant, and always treated me with kindness.
The reason the review is not five stars is because I found some elements of my experience not so positive at the beginning of my tenancy. The parking situation - whereby people are fined for parking and there are no visitor spaces was very difficult. As I lived on my own, having people over was a challenge, and even moving in, my friend who was helping me move a sofa for no more than an hour, got fined. I think to improve, there should definitely be visitor spaces and disabled parking (I think they listened and put one disabled parking space in - but you had to have a permit) as I was advised by the previous property manager to get visitors to park at Aldi or in a street nearby. This is now basically impossible due to a limit in Aldi car park (as I assume most people were parking there).
My personal view is if they do not want people who do not have a permit to park there, allow for each tenant to have one visitor space and implement a parking metre where people parking there have to pay (e.g per hour). This way the company will still limit parking from surrounding areas and still make a profit.
Additionally, the flats are beautiful but very expensive. Due to cost of living, I definitely think the prices should be reduced slightly to make it more affordable to pay rent, as it is a lovely place to live and close to the town centre.
If you do decide to live at Ashwood park in Basingstoke, be mindful that the walls are also very thin!!!

It’s really unethical that companies like this charge an annual fee which you have to pay and get nothing in return. Several emails later and no response. This company was sold to residents as the solution to the problems by Bracknell Forest. The owner himself said he was always available to deal with issues. No response. Absolutely horrendous.

This management company does absolutely nothing for homeowners. We bought a place in CommonWealth Drive and have been left completely ignored and undervalued as a homeowner. We have had so much antisocial behaviour in front of our property, complained countless time with nothing being done. Have to keep our windows and door closed as the noise from kids kicking and throwing balls is unbearable. My mental health has now been damaged. We had kicks running in the halls , who managed to open our door even though we has it locked. We had to install a ring camera for our safety. We have been threatened with killing us, called a white racist bi**h. The front of our building is littered and not cleaned up. Flowerbeds in front destroyed, trees damaged where now we have some just hanging on. I no longer go out to my balcony as kids and parents threaten us. A lot is coming from Nokes but other buildings as well, even though throughout the estate have green grass and a park. This area is concrete not safe. They should remove the benches that face our home as this is causing us issues. People are afraid to speak up and this issue has been going on since Covid, yet nothing is done. I’m now trying to get those who own homes to kick this company out and hire one that actually protects its homeowners. We should not to live in fear. The football hits our balconies, windows and now they charge us each month to maintain other people properties as they are not maintaining ours. I have video , pictures of how we have to live. Anyone I know , I tell them not to buy where this company manages.
Its Your Place - Ashwood Park
I have been really impressed with the efficiency and responsiveness of itsyourplace. Documentation is clear and information transparent as well as facilitating the introduction to additional services such as insurance.
The team managing the apartment blocks are friendly and responsive and there is also an on-site manager for the residents if required.
The accommodation I rent is first class and I have been very happy to be a tenant and have renewed for another 12 months which is probably the best reference I could give.
