Poor communication, higher charges, and serious security issues

Haus have been very poor since taking over the management of our estate.

Communication is almost non-existent. Residents report issues and chase for updates, but there is rarely any clear response or ownership.

The car park gates have been left open/not working for weeks, despite repeated reports. During this time, there have been parcel thefts, attempted bike thefts and now a motorcycle stolen from the estate.

Haus only manage the estate areas, including the car park, gardens and communal external areas, yet the charges have increased significantly — around double compared with the previous managing agent.

It is hard to understand how residents are paying more for a worse service, poor communication and unresolved security issues.

I would not recommend Haus based on this experience.

While we appreciate that security concerns and service charge increases can understandably cause frustration, we feel it is important to provide additional context.

Over the past eight days, Haus has received 17 reviews raising substantially the same concerns. Given this, we took it upon ourselves as senior managers, to investigate the matters raised and would like to share our findings to ensure that the circumstances are presented accurately and with the appropriate context. 

Regarding the car park gate, the issue was first reported on 17 May 2026 when it became stuck in the closed position. A contractor attended promptly and, following their inspection, a quotation was received and approved on the same day to avoid unnecessary delay.

The repair required a replacement part and works were scheduled for 9 June 2026. Shortly before the visit, the contractor advised that the incorrect part had been ordered, requiring a replacement and causing an unavoidable delay outside Haus's direct control. We remained in regular contact with the contractor, and the repair was completed on 18 June 2026, restoring the gate to working order.

A further issue affecting the same gate was reported on 22 June 2026. The contractor attended the same day and identified a separate, unrelated fault requiring additional remedial works. The quotation was received and approved on 24 June 2026, and we are currently awaiting confirmation of the contractor's attendance date.

A separate issue affecting the second vehicle gate was reported on 16 June 2026. The contractor attended the following day and restored the gate to working order.

On 24 June 2026, a further issue relating to the pedestrian gate was reported to our team. As with the previous reports, the matter was immediately referred to the contractor, who has been instructed to attend the site to investigate the fault. We are currently awaiting the contractor's findings to determine the cause of the issue and any remedial works that may be required. As this demonstrates, each reported fault has been acted upon promptly, and we continue to work proactively with the contractor to resolve any issues as they arise. 

We also note the comments regarding service charge increases. Service charges are based on an approved annual budget reflecting the forecast cost of managing and maintaining the estate, including maintenance, repairs, utilities, insurance, statutory compliance and contractor services. As these costs change over time, service charges may increase or decrease accordingly. These adjustments reflect the anticipated cost of operating the estate rather than discretionary decisions by Haus.

Finally, we acknowledge that some reviews have been submitted by residents familiar with Haus through a previous management appointment. While that appointment concluded, Haus was subsequently appointed by the freeholder to manage the wider estate and Block B. We remain committed to fulfilling those responsibilities professionally and to working collaboratively with the freeholder, contractors and residents to maintain the estate to the highest possible standard.

We hope that, moving forward, we can continue to work together in a constructive and positive manner. We would like to reassure all residents that any issues reported to us will continue to be investigated promptly, progressed with the appropriate contractors or stakeholders where necessary, and addressed as quickly as reasonably possible.

Really poor management overall when…

Really poor management overall when managing our building (my water leak took months to be sorted and nearly 3 years later nobody has come to repair the damage caused to my flat) and now also, when managing the states -our parking gates have been unattended for weeks and weeks despite numerous complaints. We have had also burglars coming in at night. Total insecurity with HAUS - I would never recommend this company. Extremely poor service.

Safety issue - slow or no reply

We have our block of buildings gate open for the past months. There are bycicle and motorbikes thieves just walking by the open gates and having a go.
Haus has been unresponsive and poorly managing a situation that is leaving us at safety risk.
All through out billing is and not providing clarity on the breakdown. Utterly irresponsible and malpractice.

Absolutely rubbish at everything

Absolutely rubbish at everything, following through,communication providing clear and accurate billing, dealing with very dangerous security issues. I don't know how they are even allowed to operate.

Extremely poor property management and lack of communication

In my experience, Haus have been extremely poor at managing our estate and communal external areas.

We have had serious security issues for weeks, with the car park gates left open/not working properly and no meaningful action taken. There have been several break-ins, attempted bike thefts and parcel thefts, yet Haus have failed to communicate properly with residents or provide any clear plan to resolve the issue.

There has been little to no communication for over 6 weeks, despite residents repeatedly raising concerns. This is not a minor inconvenience — it is a serious security issue affecting residents, their homes, belongings and peace of mind.

Haus manage the estate areas, including the gardens, car park and surrounding communal areas, so it is very concerning that these issues have been allowed to continue for this long without proper action or updates.

Residents pay service charges and expect basic estate management, communication and action when security is compromised. Instead, Haus appear to be ignoring the severity of the situation.

Very disappointing service and I would not recommend them based on this experience.

worst managed company i have come across my entire career

do not be fooled by unauthentic reviews. this is absolutely the worst company i have come across in my entire 35 years business career.
the do not return calls or answer complaints. at the moment they -again- did not pay the cleaners for three months and consequently the building is not cleaned properly. staff changes every 3-4 months.
horrible horrible service

Fire door inspection

I needed to book a fire door inspection and Brenton Steenkamp was quick and helpful by booking it on my behalf. I would’ve have given Brenton more stars by unfortunately Haus as a company have delivered a very bad service in all other areas. Id suggest that whichever team is managing my particular block should adhere to the same response times as Brenton.

They are terrible

They are terrible! I keep on calling them and they always have an excuse for not helping me. My account is sitting with a penalty fee for a long time now even though I called them explaining that I have set up a standing order so the fee should be removed. Nobody answers my emails so there is no proof of what they say which is cheeky and works in their favour hence all the excuses over the phone.

Great Help with My Fire Door Inspection Booking

I recently needed to book an appointment for a fire door inspection and wasn’t sure how to do it myself, so I had been putting it off. Brenton was extremely helpful and made the whole process straightforward. He kindly offered to arrange the appointment on my behalf and was very happy to help throughout. His support made everything much easier, and I really appreciated his friendly and professional approach. I’m very happy with the service and would highly recommend him.

Portal problems

I have taken off a star as unfortunately there were ongoing technical problems getting into the portal, which was very frustrating. This was no reflection on Genavieve who was extremely helpful in sorting out access today when everything was resolved.
Genavieve responded very quickly and kept me informed.
Haus have only just taken over our development, so hopefully things will go smoothly. The portal now seems to be working and was easy to navigate.

Awful service

They only good in sending unreasonable chargers...

Lift in 8 story building normally broken few times a year for 2-4 weeks and broken agai, but no actions, they not giving any updates, everything as usual...

bin store area normally stinks like public toilet

Front door in to the building often broken, anyone can get in and out...

Electrical cupboards built with combustable materials, but nobody care

BUT!!! If someone trying to do renovation in the appartment, they doing they best to stop it: calling in the middle of the night, sanding LFB, asbestos inspection, local council, etc... but at the same time to isolate electricity in case of emergency you need to go to another floor and dig in cupboard full of asbestos. Even local electrical engineers afraid to open it...

Horrible! Horrible behaviour, Horrible service... try to avoid or change them if possible...

The lift replacement forms part of a wider programme of major works currently underway. We appreciate the frustration caused by service interruptions and continue to work with the appointed contractors to progress the outstanding works and obtain regular updates.

Regarding the bin store, measures have previously been implemented to address cleanliness and access concerns, and we are not currently aware of any ongoing reports relating to odours in this area.

Similarly, we have not received reports of any persistent issues with the main entrance door, although we would be happy to investigate should specific details be provided.

We also take health and safety matters extremely seriously. Where building works are undertaken within individual properties, we have a duty to ensure that appropriate procedures are followed and that any potential risks to residents, contractors and the building are properly assessed. Any requests for information, inspections or supporting documentation are made in line with these responsibilities and applicable regulations.

We take all feedback seriously and remain committed to providing a high standard of service to our residents.
