Exceptional BDM in Patrick

Foundation has one of the best BDMs I have experienced in Patrick, a font of knowledge and someone who wants to get business done. He has been exceptional in many cases for me.

The underwriters, on the whole, are fantastic. An area for improvement would be to provide some more specificity on requirements when providing feedback to underwriting points. "We need more history of x documents" doesn't clarify how much more. "We need 6, 12, or 18 months of XYZ" would be better feedback and prevent back-and-forth messages and delays.

A document that has caused at least a week of delay on a case is the gifted deposit form. There is no space to sign or date and no instructions that a signature or date is required. A redesign of this form could certainly improve the process, as I have had a back-and-forth with UW first about a lack of signature (no signature box) and then, upon resubmission, being told it is still not acceptable as there is no date (no space to show date).

Overall a great lender but the above feedback points being actioned would speed up processing, increase efficiency and reduce work load all around.

Foundation should be a role model for all other lenders

I had a case that was awaiting review of valuation in order for the offer to be created. The sellers were on the verge of pulling out of the deal and my client was extremely stressed about losing the property. I called Foundation and explain the situation to a fantastic lady called Farah Abbasi who understood the urgency of the matter, put me on hold to go speak to the underwriter herself who then kindly agreed that she would expedite the review of the case that same day as an exception. Thanks to Farah and the underwriter, the case got offered that evening and my client did not lose the purchase property. I can't say how impressed and grateful I am with Foundations services.

Initial Guidance Matches Outcome

I had a particularly tricky mortgage on my desk which didn't seem to fit with any lender. Cheryl Power (BDM) advised Foundation would probably look at this - I was sceptical considering all other lenders were saying 'no'. She liaised with a senior underwriter - Andy Thursby - who advised the case is definitely a case they will consider too. The client decided to pay up front fees and go for it. Andy picked up the case himself, underwriting questions were reasonable and not over-cumbersome, and the mortgage was agreed and offer issued in 6 working days. Really impressive timescales and outcome considering the circumstances.

Processed the application reasonably…

Processed the application reasonably quickly. Specific about what documents required. Only issues were delays around valuation because of the Christmas & New Year period. Offer issued and client satisfied.

Delayed and time consuming process…

Documents required should be listed at the outset
not by following NINE e.mails asking 9 additional
documents 9 additional questions during 12 weeks
AND
one case handled and passed on to several underwriter
EACH asking different questions and demanding additional DOCUMENTS,

Liked the policy you have around the pensions, but the SLA is terrible. From app to offer took over 2 months which is not good enough.
