About Zoopla

Written by the company

We know what a home is really worth
Our mission is to be the UK’s premier property destination for buyers, renters, agents and landlords.

By leaving a rating and review, you’re helping us get there. And making sure we improve to better serve you. We call that a win-win situation.

Property estimates powered by expert data
Our estimates are based on information we get from third party data sources like HM Land Registry. It includes:
  • When the property was last sold and how much for
  • Changes in the local and wider property market
  • Property features
  • Local area information like schools and crime rates
It does not include any work you may have done to the property if it’s not yet been recorded. It can take up to 3 months for registered changes to reach us.

Our estimates are just estimates. For the best and most accurate valuation, get an agent to visit your property in person.

We work with agents
But we are not agents. We direct your calls and messages to them but have no influence on whether or not they respond to you. They tend to prioritise enquiries based on your circumstances, so it’s worth giving as much information as you can when you contact them.

In terms of listings, we show you everything agents tell us about a property. This includes when a property is sold or let.

Zoopla unfit for purpose

Such poor disgusting behaviour setting the bad example to estate agents who in turn model their behaviour in a like for like fashion.

Conduct repeatedly inconsistent with requested property description wanted.

A Detailed or broad description of what's wanted specifying: house, beds, garage etc., in a specific area or county.

Result ... You get bombarded with details of anything and everything from whole of UK. I set their search filters and Zoopla keep sending property search forms with filters that don't work!

Filter details are ignored.
You can complete and apply filter details again and again and again.

They are ignored and result is for anything anywhere. What is the point?

Of course their emails are non replay, so they want to bombard and shout at people with junk with impunity.

ZOOPLA YOUR FILTERS DONT WORK.
NO POINT IN ME READING YOUR EMAILS.

ZOOPLA YOU'RE A WASTE OF TIME.
I'VE TOLD YOU THIS BEFORE - FILTERS DONT WORK.

YOU'RE CLOSE TO BEING BLOCKED AND SPAMED.

GET YOUR ACT TOGETHER.

In response Zoopla asked for more details!

There are no more details to give!
Asking for more details is just a ruse.
A method for discarding the negative review.

Zoopla incompetent

Zoopla have somehow managed to put someone elses picture on my property page. How on earth can they value my property when they are showing unrelated photography (someone elses property) and someone elses floor plans!! My property details were originally correct, which is disturbing as it means someone has gained access to my account and change things without the home owners permission. I wonder how many others are suffering like this. I give Zoopla 7 days to change things back to how they should be. If nothing has change then I will delete all of my details and request under data protect that zoopla do the same.
I notice out of 4000 reveiws your score is a very bad 1.7. If my company had such a rating I would probably think about closing it down!!
Its not a question of you helping me resolve the matter, you caused the problem by changing my details and putting other pictures that do not relate to my propoerty, so it is up to you to resolve it. I cannot give any more detail because I did nothing.

I have given all my details in an email

Hi Joan,

Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model.

The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland.

The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates.

We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual.

Here is a Help Centre article that will give you more information on where we get our data from:

What a load of tosh this company spews

What a load of tosh this company spews! We have removed ourselves from their valuation as they valued it about the lowest in our street, despite several home improvements including the addition of a utility room, downstairs cloakroom and an extended kitchen refitted about 4 years ago. I tried to reason with them but they were having none of it.

Our neighbours house was valued about £30k higher despite no improvements for over 20 years.

Having just checked our street again, I cannot understand how some properties have increased by several percentage point whilst other have been reduced in some case by over £9,000.

Automated valuation based on the fact my neighbour sold their house even though I have an extra bedroom, kitchen and bathroom extension, larger house, side access and driveway! Awful company!! All information is incorrect! Shouldn’t be allowed to spread misinformation.. what’s the point in listing false information about a property?! Pointless company

Ghosted Twice

Booked a viewing and was left waiting outside the building. When I called to ask about it, they acted confused, but, after a very long phone call, agreed to a viewing the next day. They then cancelled this viewing with only 2 hours notice.

As someone with very limited time off from work, this has been a miserable experience.

Amazing Customer Service, Outdated Product

There are some great members of the team at Zoopla, including Michael Olayokun who offered outstanding customer service to our agency. However, the user interphase as an agent with zoopla pro is very outdated - a small example of this is you can wait 10 minutes for photography to upload, then click save and when you save it deletes everything with no explanation, including the long proeprty description we wrote. After calling zoopla, their team sounded fed up (fair enough) and advised yeah that's just because zoopla won't accept the format so you need to do X,Y Z to make it work. Not impossible but definetly more stressful than using On The Market and it's 2025 guys come on! Keep up or get left behind :)

Zoopla haven’t got a clue!

Zoopla haven’t got a clue! They valued my house reasonably closely to the real value. Then next door (we are a semi) was sold for around 20% more than the Zoopla valuation. Then Zoopla more than halved the value of our property. Twelve months on they have removed our valuation because they say they have nothing to base it on!
Of course Zoopla respond blaming the quality of the information they receive. If that’s the case, shouldn’t they change their sources of information as they obviously have no bearing on reality.

Extremely Challenging Living Conditions…

A Deeply Disturbing Reality – AVOID 62 Leegrange Road, Manchester, M9 4FA – and the Surrounding Complex at All Costs

This is not a home. It is an orchestrated descent into chaos, anchored by a single toxic nucleus: Flat 62. If you are considering relocating to this complex (which includes 60, 62, 68, 70, 72, 74, 76, 78, 80), I implore you—reconsider. Unless your definition of domestic bliss involves daily exposure to relentless noise pollution, aggressive intimidation, and the suffocating stench of cannabis, you will find yourself trapped in an ongoing psychological siege.

The residents of Flat 62—whose behaviour is nothing short of anarchic—have, for nearly a decade, held the entire community hostage. Their daily routine revolves around drug consumption, thunderous music blaring from dusk until late morning, and violent verbal altercations that echo through the walls with alarming regularity. This is not occasional disturbance. This is a sustained campaign of anti-social conduct that renders peaceful living utterly impossible.

More disturbingly, a banned breed pitbull, kept entirely unleashed, roams the grounds freely, posing a very real physical danger. I have, on multiple occasions, delayed leaving my own home to avoid potential attack. The parking area has been reduced to a disgraceful tableau: these individuals—who do not even own vehicles—sprawl across the bays, sunbathing half- half-naked, hurling obscenities, and behaving with shocking indecency, while families with young children are forced to witness it daily.

Despite countless reports, photographic evidence, time-stamped audio recordings, and direct appeals to the landlord, nothing has been done. The police have been called repeatedly. Their visits, however, are little more than fleeting interruptions to an otherwise uninterrupted reign of terror. The occupants return within hours, as brazen and emboldened as ever.

It would be laughable if it weren’t so tragic: these individuals pay nothing, yet contribute everything to the downfall of this once-decent space. Meanwhile, working, law-abiding tenants like myself not only endure this torment, but effectively subsidise it through our rent and taxes.

The electric cupboard has been hijacked and repurposed as personal storage. Radiators have been ripped from walls. Communal areas have been transformed into ashtrays, rubbish tips, and drug dens. The building is quite literally decaying under the weight of unchallenged lawlessness. Fresh air? Non-existent. Open your windows and inhale a blend of cannabis, decay, and human aggression.

Let me be clear: Flat 62 is the problem, and the landlord’s inaction has made them an accomplice. Their silence, in the face of overwhelming documentation and pleas for intervention, speaks volumes. This is not neglect, it is complicity.

There are numerous flats currently for sale in this complex. That alone should serve as a damning indictment.

This review will remain permanently published until meaningful, measurable, and lasting action is taken.

Do not be fooled by the listings. What awaits you here is not a home, it is a prolonged assault on your mental, emotional, and physical wellbeing. Proceed with caution. Or better yet, don’t proceed at all.

This has been an ongoing and prolonged issue that has been constant for 8 consecutive years!!!!

Hi,

It looks like you have left a review for an issue out of Zooplas control.

I would like to advise you that Zoopla does not engage in direct sales or lettings activities for properties, we are a UK property portal providing estate agents with advertising through our website and our affiliated partner websites.

To be precise, we provide ‘For sale’ and ‘To rent’ property listings in the UK along with free, instant house price estimates and sold prices on homes.

We are not an estate agency and we do not offer property management services. Also, we are not a landlord. For this reason, I am unable to provide the type of advice you are seeking via our site.

Alternatively, please feel free to review our customer Help Centre at help.zoopla.co.uk (http://help.zoopla.co.uk/) to further understand the offering Zoopla can assist you with.

Absolutely awful company with…

Absolutely awful company with valuations that are totally unrealistic. My wife and I checked their valuation of our house, it was just under £600,000. We went to all the trouble of trusting this and set about buying a new house having done all the maths. We then had our house valued by five reputable agents, all who said roughly the same, market at £530,000 and to take £520,000

Having checked with other people the experience is the same Nationwide.

In my opinion Zoopla are not fit for purpose.

It’s now a week since my review and Zoopla have sent this totally inept reply below, probably compiled by A I as it looks like gobbledygook. As I say, they are not fit for purpose. It now appears they simply send a pre worded non sensical response to a complaint, shows how much they care !!!
The response actually admits that the method they use to arrive at prices does not work and delivers false inflated prices that are simply not accurate and that the data gathering is totally flawed.

From an agent perspective, awful.

From an agent perspective - very poor hence rightmove dominate.

Terrible leads (4 % conversion to valuation)

Inaccurate over billing each month, apparently zero control over their accounts and consistently over charging.

Perhaps we will give on the market a try instead and drop this incapable platform.

After contacting zoopla with my…

After contacting zoopla with my concerns about a previous valuation of my property they informed me there was nothing they could do? So a property that has had over £150K spent on it and an agent saying the improvements make it £300+ more, zoopla value it at £55K more than the purchase price. I am not sure about my legal rights but I will be taking this further as this could reflect on my resale value as they do not research any improvements before giving their . Appraisal. It also doesn’t help buyers. Really bizarre property valuers, I don’t think they should influence the property price using generic market increases without taking into consideration improvments

Here is a Help Centre article that will give you more information on where we get our data from: https://help.zoopla.co.uk/hc/en-gb/articles/360005677897

Many thanks,

Zoopla Support

Very discriminating landlord agents…

Very discriminating landlord agents agaist renting to people who get u.c and who have children or disabilities and people in desperate need of housing. This site should get shut down for unfair discrimination and be investigated undercover.
Boycott zoopla.
