Not sure how you are do far out with your valuation.
It can only be a generic estimate, as there are so many different types of houses.
Perhaps asking a few more questions about the amount of bedrooms, other rooms and amount of land connected to the property would give you more details to more accurately assess the value.

Valuations are so far out you’d need to call Elon Musk to get back to Earth.

One house in the village it has valued at 3,500,000 - 4,000,000 when it sold 2 years ago for 6,000,000. My detached house is valued at £500k to £600k when semi-detached ones sell for £650k (terraced) to £850k (semi).

Great communication from the start and throughout. Matt and Nora have worked really well firstly getting our property noticed by others on the market. Nora has been very helpful in arranging viewings that suit both us and the potential buyers. When you are 23 viewings in and 12 months on the market, it can get a little daunting and frustrating but Matt put our minds at ease. We as sellers would highly recommend Matt and his team. Yopa in Montrose were so engaging from the word go. Very professionally presented information from Megan won us over as did their fixed price costing.
Throughout the whole process Megan was only a call or a text away and responses were always super quick. We had an issue with solicitors but Megan took all the pressure off of us and dealt with them directly which helped make it so painless for us. Nothing was too much bother for all the staff in the Montrose office.
We would highly recommend them for their professional, friendly approach and their attention to detail e.g. when pictures were being taken, advert being drafted, right through to the completion of sale itself.
