Cancelled key services months before new management company took over.
We’re unsure where money for essential improvements promised for years on end went given we had quotes saying contractors had been instructed but nothing to show for it nearly a year later.
We have ended up with rat infestations, bin men refusing to collect rubbish, broken doors and bin stores, poorly fitted lift buttons, damaged walls left for years on end. All under N T’s supposed management - incompetent doesn’t even cut it. Complaints department also useless in acknowledging their staff cannot provide updates or time frames for issues being resolved.
A complaint had to be raised to the property ombudsman it was that bad and now our new management company are left with quite literal mess to deal with.
Avoid this poor service.
You can’t name someone for their bad service but you can for being good. Bias flagging from the people who provide terrible service

A young gent who gave his name Dylan politely brought to my attention an issue with my account about which I was entirely unaware . As a result I was able to resolve it quickly . Very poor experience with Warwick Estates. I have many properties and deal with many management companies and by far, this company exceeds disgraceful and disorganised chaos with “TO BUSY TO DEAL WITH YOU” managers. This truly is a dreadful company to deal with in as much that I had to report them to Broxbourne Council to force them to carry out necessary works which the council had but an order on them, to carry out the works. I have now, together with other residences, proceeded legally through the courts, to force Warwick Estates to carry out the obligations and duties that all the other leaseholders pay them to carry out. A very strong word of warning, Do not use this company for your management, and I can say this as an experienced landlord who manages hundreds of properties.
