Zero stars, zero management

Cancelled key services months before new management company took over.
We’re unsure where money for essential improvements promised for years on end went given we had quotes saying contractors had been instructed but nothing to show for it nearly a year later.
We have ended up with rat infestations, bin men refusing to collect rubbish, broken doors and bin stores, poorly fitted lift buttons, damaged walls left for years on end. All under N T’s supposed management - incompetent doesn’t even cut it. Complaints department also useless in acknowledging their staff cannot provide updates or time frames for issues being resolved.
A complaint had to be raised to the property ombudsman it was that bad and now our new management company are left with quite literal mess to deal with.
Avoid this poor service.

You can’t name someone for their bad service but you can for being good. Bias flagging from the people who provide terrible service

During our period of management, all decisions relating to services, expenditure, and major works were undertaken strictly in accordance with the instructions received, available budgets, and the approvals granted by the directors. We would like to reassure you that all funds were handled appropriately, and any works undertaken were supported by formal quotations and the necessary approvals.

In relation to the bin store and main entrance doors, these matters were placed on hold by the directors of the development. As a result, organising these repairs across the development was outside of Warwick’s control without the necessary consent.

With regard to the damage within the communal areas, this was largely attributed to misuse of shared spaces and incidents of anti social behaviour within the blocks. That said, the directors had proposed addressing this through a programme of redecoration planned for the forthcoming year.

Finally, in relation to the concerns raised about rodent activity and refuse collection, these issues were identified in connection with waste disposal practices across the development, including bin bags being left in communal areas and the presence of bulky items in shared spaces. We shared communications with residents on several occasions to provide guidance and reminders around waste disposal arrangements, with the aim of supporting good standards of cleanliness and minimising any related issues.

We appreciate you raising your concerns and regret that your experience did not meet expectations.

A young gent who gave his name Dylan politely brought to my attention an issue with my account about which I was entirely unaware . As a result I was able to resolve it quickly . However Dylan followed up our discussion the next day with more information making sure that I understood . i appreciate Dylan’s professionalism and I am satisfied that my account is now in “good order” going forward.

Rodents in walls

Very poor experience with Warwick…

Very poor experience with Warwick Estates. I have many properties and deal with many management companies and by far, this company exceeds disgraceful and disorganised chaos with “TO BUSY TO DEAL WITH YOU” managers. This truly is a dreadful company to deal with in as much that I had to report them to Broxbourne Council to force them to carry out necessary works which the council had but an order on them, to carry out the works. I have now, together with other residences, proceeded legally through the courts, to force Warwick Estates to carry out the obligations and duties that all the other leaseholders pay them to carry out. A very strong word of warning, Do not use this company for your management, and I can say this as an experienced landlord who manages hundreds of properties.

Your Property Manager has been actively addressing a number of the concerns raised by yourself. While some items are still outstanding, please be assured that progress is being made and the necessary steps are being taken to hopefully move matters forward. For instance, we recognise the ongoing issue with pigeons at the development. Efforts are underway to obtain quotes for pigeon deterrents, including spikes and scaffolding for each block. We are currently awaiting approval from the freeholder before proceeding with these quotes. In the meantime, the entrances have been jet washed and the communal carpets have been cleaned to address any mess.

Please rest assured that your concerns are being taken seriously and are in hand.

We understand that you have submitted a formal complaint, and we will continue to communicate with you directly to ensure all issues are followed up and resolved as efficiently as possible.
