DO NOT WASTE YOUR MONEY HERE! Urban Ground (UG) was terrible from the day I arrived to Berlin, until 6 months after I moved out when I finally received my deposit back. I was in contact with this company for just over 10 months and the experience was nothing but awful.
We scheduled my move into the apartment for April 1st, and that day, UG emailed me to say that they had no employees available to give me the key. I immediately responded that I would go to their office to collect it myself because I had nowhere to stay, and they said an employee had brought the key somewhere so that wouldn't work either. I had to pay for 2 nights in a hotel, which UG did NOT reimburse me for. I collected my key April 3rd at the office, since they still had no one available to go to the apartment.
I received no information of which building or even floor my apartment was on, so I had to try my key on multiple doors until I found the right one (UG wasn't answering my phone calls or emails). This also did not work out because my key for some reason opened a random persons apartment, which was worrying. I informed UG of this, they did not seem to care.
My apartment was on the fifth floor, and although there is a good lift in the building, I was not given a key for this lift so I had to climb the stairs every day until weeks later, I received the lift key in my mailbox. But my fob for the mailbox did not work, which was another issue within itself.
The apartment itself was below standards. The balcony was covered in cigarette butts, there was visible mould on the shower floor and shower curtain, the shower drain was completely blocked, and there was only one curtain on the balcony door where two were required to cover the whole door. I reported all of these details and more to Urban Ground, to which they told me the shower issues were the tenants responsibility, which makes no sense considering they claimed to have deep cleaned the apartment before I moved in. They said they would clean the cigarette butts from the balcony, but they never did.
For some bizarre reason, Urban Ground also had me doing tours of my room to potential new tenants. I received so many emails every week from Urban Ground about scheduling random people's availability around me, as if I wasn't paying to live there? I also worked full time and would get regular phone calls and emails from UG when I was working because random people would show up outside the apartment building trying to see my bedroom. This was MULTIPLE TIMES PER WEEK. And the employees contacting me were not kind, they were aggressive and rude.
The kitchen, which I shared with 5 other people, was always disgusting. They claimed it was cleaned regularly, but the floor was sticky, the fridge stunk of rotting food, the table and hob were covered in food, the cupboards were full of dust, which made it very clear that there was no proper cleaning happening. One time, a flatmate spilt balsamic vinegar in a trail from the lift to the kitchen and it was not cleaned for WEEKS.
A month before I moved out, there was a pre move out inspection. The inspector from UG told me to clean thoroughly and paint the walls because there was some spots of discolouration on the wall below the mirror, in order to get my deposit back. I bought the EXACT paint which was used on the walls prior to my arrival, which cost me over 60 euro, and painted the areas that I was told to. I also cleaned the entire bathroom and bedroom thoroughly but ALL of my effort was in vain because UG deducted 845 euros from my deposit, 660 for painting and 185 for cleaning. I will repeat myself, 660 EUROS TO PAINT THE ROOM AND 185 EUROS FOR CLEANING. AFTER I CLEANED EVERYTHING AND PAINTED THE ROOM IN THE EXACT SHADE AND BRAND I WAS TOLD TO.
I emailed UG several times stating my arguments, but alas they already had my money and didn't care what I had to say.
They refused to return my deposit until 6 months after my move out, which was truly just the cherry on top.
Stay away from Urban Ground AT ALL COSTS if you like your money and sanity.
I was looking for long-term rent apartments in Berlin and came across Urbanground. I liked two of the apartments listed in their website and sent a request to arrange online-viewings for them. Throughout the process Pranav, Yilmaz and others were really helpful and were responding quite quickly. I kept in contact with them for more than a week, but eventually I decided to proceed with an apartment from another landlord/company, as it seemed more suitable for me and my girlfriend. Overall, it was a great experience.
I’m an international student and renting a flat with Urban Ground has been a great experience. Their customer service is outstanding — always quick to respond and genuinely helpful. They even helped me organise my rent schedule so I didn’t have to pay for the days I wasn’t yet living in the flat. Everything was handled clearly and fairly. Highly recommend them to anyone looking for accommodation in Germany
The problems began a few days after moving in.
I found electrical issues which caused the bedroom and toilet to have no power, a very dirty sofa with what seems to be cat hair and feces which I am allergic to.
The company's way of operation seems to be taking as much time as they can not fixing things, forcing the tenant to pay for the fix then saying that I should have waited for them to do the work, offering while waiting idiotic solutions like offering to by a small night lamp up to 30 euros to light up the bedroom which is also my home office while the bedroom is completely dark for almost a month.
Just before I moved out the company sent 2!! agents who just violated my privacy taking photos all over the apartment finding all sorts of issues, so now I have to pay for a complete painting of the apartment, replacing chairs and doors which had some really small wood damages and a complete extensive apartment cleaning in addition to 270 euros for "normal cleaning".
Also, the cellar where I stored 2 mattresses which belonged to the apartment was broken into so now I have to pay for the mattresses as well.
I now understand why URBAN GROUND take a very big deposit, for me it was more than 3400 euros, I do not expect to see much of my deposit after they are done renovating the apartment with my money!
If I had any idea that this is what I was getting into I would have ran away, I offered to terminate the contract a month after moving in and was denied.
Horrible service, please stay a way from URBAN GROUND!!!
And another question to everyone who were ripped off by URBAN GROUND, have you considered any legal actions against them? Is it worth trying?
we moved out 27th December 2024 , waited 6 months for the deposit only to be told in June 2025 with an email that our deposit had to cover some things which is ridiculous and not true, very arrogant and unprofessional.

I had a profoundly disappointing experience with Urban Ground during my tenancy.
Issues Encountered:
Financial Practices: I was subjected to unspecified fees during the move-out process. Tthe landlord demanded that tenants undertake renovations for deficiencies that were clearly due to normal wear and tear. Such demands are indicative of a malicious approach, exploiting the inherent power imbalance between landlord and tenant to prioritize profit.
Communication and Support: The landlord and support team frequently failed to address concerns in a timely and effective manner. Responses were often delayed, condescending, or incomplete, suggesting either a lack of competence or a deliberate disregard for tenant welfare. Notably, upon moving in, the heating system was non-functional, forcing us to endure a month without heating during February. When they eventually inspected the issue, they insinuated that we might have deliberately cooled the apartment by opening windows—a statement that starkly reflects their dismissive attitude towards legitimate tenant concerns.
Recommendation:
Prospective tenants should exercise extreme caution when considering engagements with Urban Ground. The practices I encountered suggest a prioritization of financial gain over fair treatment of tenants.

Urban Ground conducted a pre-handover inspection 8 weeks before my move-out date and provided a detailed report highlighting areas needing attention. They also recommended reliable vendors who fixed the issues at a very reasonable price, allowing me to address all concerns and avoid unnecessary deductions from my deposit. Thanks to this proactive approach, I received my full deposit refund within three weeks, ensuring a smooth and hassle-free move-out experience. Nothing to complain!!

I had heard from my friends and colleagues that landlords in Germany often take months to refund the deposit. But in my case, after moving out of my apartment I recieved my full deposit back, minus a cleaning fee, within 7-8 weeks. The process was transparent, and the team communicated every step clearly. Moving into the 1-bedroom apartment in Prenzlauer Berg was stress-free. The 65 sqm apartment exactly as described. On move in, there were some cleaning issues which I reported to Urban Ground & they resolved it within a day. Other than the cleaning issue, I am fully happy with the experience.

Signing the rental contract digitally was a breeze. The dual-language contract, in English and German, ensured clarity. I complited the entire process remotely from Dubai, including the process remotely from Dubai,including the digital signaure and payment of the deposit alongside the first rent, saving time and effort. However, the communication during the initial stages felt a bit delayed, which caused some uncertainty before finalizing the agreement.

Horrible experience with these people, they never fixed any issues in the flat, and every time I had an issue takes weeks to get a reply. I left the flat in April 2024, and still haven’t received my deposit, they are also charging extra cost even when they signed a handover paper where everything was fine!! Do not sign a contract with them just because you are desperate because of the berlin situation, if you do you better have a lawyer, you will need it.
