We have had a great experience with SAM Conveyancing. We had booked and paid late on a Thursday evening. We got an email on the Friday saying the survey would take place on the Monday! We were amazed at the speed in response of the whole process. We was allocated Serhan, he has been great. He explained everything so carefully and made an experience which could be overwhelming into something really easy. Thank you to everyone involved at the Sam Conveyancing team.

Excellent Company

Can’t recommend highly enough. Our first sale fell through at the last minute and the subsequent purchasers proved to be extremely difficult as they were buying via their SIPP provider with many complications.
Throughout it all the solicitor Amy had placed us with was superb! Spickets Battrick was the law practice and Katrina Davies was an absolute star from start to painfully finish!

Used for a Level 2 survey.
Very efficiently arranged and with minimal fuss.
Initial report via email received on the day followed up by a comprehensive report within 2 days.
Without doubt would recommend for future survey work.

Great service – clear report and helpful team

I used this company for a Level 2 Home Survey with Valuation and was really happy with the experience. Although I didn’t meet the surveyor, the report was clear, detailed, and easy to understand.

Charlotte was brilliant throughout—really friendly, professional, and quick to follow up to make sure I had everything I needed.

The price seemed standard for this kind of survey, and the service felt well worth it.

Sam Conveyancing helped me with a Deed of Assignment. This was handled efficiently and with good communication throughout the process all for a reasonable price level for this type of service. I would have no hesitation recommending them to help with all property related issues.

I had a great experience with SAM Conveyancing. They were very thorough and professional throughout the process. The homebuyer report was detailed and comprehensive, and I really appreciated receiving a call from the surveyor on the day to reassure me that there were no major issues with the flat. The team was responsive, clearly explained every step, and in terms of value, they offered the best price in the area. Highly recommend!

Myself and my partner needed our identity verified for an ID1 form and chose SAM Conveyancing because they advertised a short-turn-around, online service. Unfortunately, the service provided was awful and after nearly 2 weeks we still don't have the forms required. As with other reviews on here it seems like the outsourcing to Chadwick Lawrence who SAM Conveyancing continue to use despite them providing terrible service is the main issue.

The first disappointment came when the wait time for an appointment advertised turned out to be wrong. Appointments with a conveyancer were shown for a few days time but we actually had to wait a week to get an online appointment.

The main problem then came with the posting of the documents. Myself and my partner both paid £24 each for special delivery (the cost that royal mail charge for this is actually ~£8 for a letter by the way) which should have ensured the documents were with us the next working day. The documents were not sent with special delivery and SAM Conveyancing seem unable to actually confirm that you get this delivery service despite taking money for it. I have been waiting 12 days for my documents to arrive and they still haven't.

Whilst the communication with SAM Conveyancing themselves was fine, they failed to take any real responsibility for charging for a service which they aren't actually checking is provided. Not only does it feel like they over charge for this but I've then had to draw this to their attention and follow up repeatedly to get any straight answers. I would avoid SAM Conveyancing if they are acting as a middle-man for any service as they seem to be unwilling to take responsibility (but willing to take your money).

They did eventually give us a refund for the special delivery but if I had known how long this would have taken with them I would have gone to a cheaper company who were not falsely advertising a quick turn around. Frankly, don't be fooled by the website or the media appearance and avoid them and save yourself the farce. I'd recommend using somebody who hasn't written a book but does provide a good service.

Very responsive from the offset. I was shopping around for quotes for a RICS building survey and not only were SAM the fastest to respond, they were also great value and very informative. They kept me updated around the process and what to expect and their customer service team was very courteous and helpful post-survey to ensure we had received everything and to make sure we had understood the contents of the report and to ask whether we had follow-up questions.

This was a great experience from start to finish. I would recommend and use again 100%.

Professionals company 5* from start to finish.

I have used Sam Conveyancing and their solicitors, Chadwick Lawrence, for years starting during Covid. I was happy and have used them multiple times since. The service in 2024/2025 is completely different, a big drop in care and quality. Their solicitor, Chadwick Lawrence, was appalling, aggressive, rude, repeatedly left work incomplete so the buyer's solicitor could not move the sale forward. I contacted my handler, Ehren Elcock - Sales Executive Team Leader of Sam Conveyancing and he just stood by, did nothing to support. He never returned a phone call, only replied by email days late, was never available in 5 months of struggling to get the sale completed. I made an official complaint against Chadwick Lawrence and gained several hundreds pounds refund. Sam Conveyancing just washed their hands of the issue. Ehren Elcock was OK up until I paid my deposit and this is when he stopped taking calls for the rest of the sales process. They left me with the appallingly bad solicitor service and did nothing to help. After previously using them multiple times their care and quality was so poor on this occasion that I can not use them for any future property sales/purchases.

Excellent service and did what you would expect; take all the hassle out of the process for you. Report came through quickly once survey was completed and after sales care was impeccable, with a helpful and friendly advisor. Would absolutely recommend.
