Ehren was responsive and they gave me a competitive quote for a level 2 survey. I ‘shopped’ around and the prices were excessive but SAMS quote was the cheapest. And the survey was completed within a week so a fast turnaround. I would consider them if you need a level 2 survey.

My experience with SAM Conveyancing and their appointed solicitors, Chadwick Lawrence, started well but quickly went downhill.
The process began smoothly with SAM Conveyancing. They send many emails explaining what to expect, which gave me confidence at first. However, I was not aware that they would subcontract the actual conveyancing work to another firm (Chadwick Lawrence), and that’s where things became problematic.
From that point, communication was poor and inconsistent.
Important enquiries I sent were not passed on to the seller’s solicitor, leading 2 months of delay. I only found out through the estate agent that these hadn’t even been shared. Despite chasing repeatedly, I was never given a clear explanation or any accountability.
As a first-time buyer, I felt completely unsupported. My questions were either ignored or brushed aside. In one call I was told some questions “weren’t for my solicitor,” without any advice on who could actually help.
The guidance I did receive was often incorrect or incomplete, such as being told to arrange my own safety certificate (EICR) or vague advice regarding pet permissions, which could have caused disputes after purchase.
The final straw was the complete lack of communication : phone calls ignored, requests for a meeting refused.
This poor handling caused significant stress and ultimately led to the seller withdrawing from the sale because of the prolonged delays in receiving responses from my solicitors.
It has been an extremely disappointing and frustrating experience that has cost me time, money (they refused to send my deposit back) , and the loss of a property I genuinely wanted to buy.
Sadly, my experience has shown that neither firm delivered the professionalism, communication, or care that a buyer should expect.

I would not use or recommend SAM conveyancing whilst they continue to outsource their work to Chadwick Lawrence. Chadwick Lawrence failed to notice that the seller had not sent us all required legal documents and we have subsequently been without indemnity insurance for almost five years. We only noticed that the document sent was a draft copy when selling our house, and due to lack of urgency and no clear plan from Chadwick Lawrence after a number of weeks we felt we had no choice but to fork the cost of the indemnity insurance ourself. They have refused to reimburse us or even acknowledge that this fell short of their duties to us, or that this was not good service. Given their lack of concern and accountability or willingness to come to a fair solution I would steer clear of them
I had great email correspondence with Chris, and explained the need for an ID1 Verification needed for a transfer of equity. I received an email stating the need to pay, share my identity passport or other and then book. I did the first two parts assuming that I could book straightaway- as the process is simply outlined in this way.
It’s really important to note, that in order to book, you need to be given a date! I was under the illusion of some booking system. Not the case, instead you need to wait for someone to contact you. I informed Chris of this ie wanting to book and he got on to the assigned solicitor. I contacted the assigned person and received an out of office email from them. Not really what I would’ve expected but if they had made contact with me before going on leave it would’ve allowed me to manage my expectations. Following up with Chris he copied me into a further email asking for a response to the legal service- nothing but radio silence! I hope, I haven’t been had. I think SAM Conveyancers clearly doing their job but need to be clear in their process that they pass information on; and that booking is not an automatic process. I will wait to see what happens next.
Terrific customer service, keeping us informed of developments throughout the survey process. Efficient delivery of survey report within specified timeframe. Would definitely use SAM conveyancing again.

Highly recommend using Sam Conveyancing! We have just remortgaged, and had to verify ourselves as the legal owners - due to an anti fraud restriction on the property.
Joe who helped us was excellent from the word go. We had a quick and informative response on what we needed to do, the full process & cost involved. (£220 for two people)
We were able to verify over video call which was great a few days later, and then we received our anti fraud certificate ( to provide to our Solicitors) a week later.
Overall a fantastic efficient, and reassuring service, and so much more convenient. We were able to complete with our remortgage so much quicker..

Required an identification verification service for a home conveyancing. SAM Conveyancing arranged a date and time for a web meeting that was suitable for me, but then unfortunately I wasn't able to attend. They were very quick to come back to me with an alternative date and time and the meeting went ahead this time. Matthew was very efficient and explained the whole process very well and after the meeting emailed and posted the original documents so I was in receipt of them the next day. Everything went really smoothly and I was very happy with the service.

They called me just one hour later after I enquired the house survey service , and gave me the best quotation ,arranged the Suyveyor just a couple of days after I booked it online also the suyveyor called me straight away after the job and produced the report just two days after .
