I would give this company zero stars if…
I would give this company zero stars if I could. They lure you in on a quote for legal work, and provide clarification on the quote before you instruct. But after you instruct as your ready to complete you get a bill higher than initially quoted because you were given incorrect information at the outset. Charlotte gave incorrect information which has now cost me more money than what they quoted at the outset, and its work they would have been aware of, not other disbursements. The director only got involved in communication when I left a bad review, wasn’t interested in helping prior to this. His emails are unprofessional to say the least. I wish I had gone with someone else. Avoid if you can, as I will now be taking my issue to the ombudsman. Massive amounts of stress caused by this company.

I am Andrew Boast, founder of SAM Conveyancing.
I can see that you were provided with the cost at the outset, and although during the process some of the work changed, you are being charged for the costs to do the work that you had accepted from the outset.
For anyone reading, the process is as follows:
1) you receive a quote stating the fees - the main fee and anything additional that could be charged
2) you sign the terms and conditions to agree to proceed based on the main fee and anything additional that could be charged
3) you'd are advised if any additional work needed completing from the fees you've been told about
4) the work is completed for you and you pay for the legal work at the end.
If your complaint is that you asked for work to be completed, it was completed and then you didn't want to pay for the work at the end and then leave a 1 star review, then I'm not quite sure I understand. Work costs money, if you ask for it, then it needs to be paid.
I have emailed you this morning and further explained in detail everything above. I can see you are ready for completion, so I hope upon review, even though it doesn't mean you don't pay for the legal work, you have been told about the fees invovled.

Speedy, efficient and detailed report - plus a very friendly team! The team were very helpful in providing advice to me as a first-time buyer who had no idea what he was doing... My 3rd Purchase with Sam
I have now used Same Conveyancing for two property purchases — one house and one flat — and both experiences were absolutely excellent from start to finish. Their service has consistently been professional, efficient, and incredibly responsive throughout the entire process.
A special mention goes to Eleanor, who was an outstanding solicitor to work with. She was professional, knowledgeable, approachable, and handled everything so effectively. Her communication was always timely, clear, and reassuring, which made the whole process much less stressful. It genuinely felt like I was in safe hands throughout.
What also really stands out about Same Conveyancing is their pricing. Even now, while purchasing my third property, I compared their fees with several other conveyancing firms, and once again their fees are almost half the price of many competitors — without compromising on quality or service. That level of value is honestly hard to find.
Because of the consistently excellent experience I’ve had with them, I am now using them again for my third property purchase, and I fully expect the same high standard of service.
I would highly recommend Same Conveyancing to anyone looking for reliable, efficient, and reasonably priced conveyancing services.

We used SAM Conveyancing for our house purchase and overall had a positive experience. The process was explained clearly from the start and communication was generally good throughout. Our case handler Charlotte was friendly , professional and quick to respond to questions, which helped make a stressful process feel much more manageable.
The online system was easy to use for uploading documents and tracking progress, and we appreciated the regular updates along the way. There were a few delays during the process, but these were explained to us and seemed fairly typical for conveyancing. Overall, we felt supported throughout and would recommend SAM Conveyancing to others looking for a straightforward and reasonably priced service.

Signed up for An online Identity check for the land registry forms, the site was clear on what they did, and the company they used was efficient, and able to accommodate delivering documents to a different address since it was my parents filling in the rest of the forms for me, All completed under two weeks from applying on the site.

I required Independent Legal Advice on…
I required Independent Legal Advice on a remortgage matter. SAM Conveyancing were easy to contact, sorted the whole process out for me and I had it all sorted and posted out within a week.
For context, I had contacted 4-5 different firms prior to this and was not given any pricing (usually only guide prices), was given really convoluted answers and or I struggled to get in touch with anybody.
This was quick, easy and affordable. Highly recommended.

ID1 Form - 3 weeks and still waiting for an appointment
I applied for an ID1 form on the 23rd April. Although the monies were paid to Sam Conveyancing I was diverted to another solicitor. My only request was the appointment be a morning one. As of the 15th May, after following up, I still do not have an appointment.
Now given up and will try somewhere else.
Noting the response below from Sam
The first available I was told was 18 days after I had paid for the appointment (Submitted documents to Sam on the 23rd April, first appointment 12 May).
The re-booking was moved by 4 hours (not one as stated below), to 2 pm UK in the afternoon. The revised appointment was late at night in Australia.
After confirming I couldn't make the appointment, I was told it would be re-scheduled, that was Tuesday......after waiting a few more days, and with no sign of an appointment, I gave up on Friday afternoon.
