Excellent service

Excellent service. I found Vicki at Red Rock Estate and Property Management extremely efficient, knowledgeable and helpful. Vicki has been prompt to answer any queries that were raised and she proved to be a great asset whilst we were working on a project in one of the blocks she manages.

Always very efficient to deal with!

RR is always very efficient to deal with across all enquiries, whether that's invoicing or important communication regarding the property. The process is super straightforward! :)

I recently had a very positive interaction with Megan, who helped me stay on top of a due invoice through just a couple of quick emails - which is another example of how smooth the property management is 👏

1 star is too generous – a managing agent that fails to manage

27th April 2026 - To 28/07/26 - despite repeated requests, full bank statements for the period of Red Rock’s management have still not been provided, and there remains no clear visibility of funds held on behalf of the management company.

Red Rock’s senior management has engaged directly in responding to this review and related correspondence.

In my experience, these interactions have been challenging and, at times, have felt disproportionate in tone and approach.
As a non-resident managing agent, there appears to be a lack of understanding of the impact this has had on those living within the development.

I wouldn't have engaged with them as a Managing Agent if I'd known then what I know now.

I have been dealing with Red Rock Estate & Property Management Ltd since November 2023 in my capacity as a director of a resident management company.

My experience has been characterised by ongoing difficulties in obtaining clear, complete, and evidenced information in relation to both operational and financial matters.

Repeated requests for:
• service charge accounts and supporting records
• contractor information and documentation
• clarity on works instructed and the basis for those instructions
• bank statements relating to the management company’s funds

have either not been responded to in full, or responses have been partial and lacking supporting evidence.

To date, despite multiple requests, I have not been provided with a complete set of bank statements for the period of Red Rock’s management, which has prevented proper financial oversight.

In addition, late payment charges have been applied in circumstances where the basis for those charges has not been clearly evidenced or aligned with the lease provisions when queried.

In particular, issues have arisen where:
• works have been undertaken without clear Board approval;
• supporting documentation (including job sheets, invoices and specifications) has not been provided when requested; and
• there has been no clear audit trail linking costs incurred to properly authorised decisions.

Communication has also been inconsistent. Responses can be delayed, incomplete, or fail to address the specific points raised, which makes it difficult to resolve issues or progress matters effectively.

As a result, it has not been possible to obtain the level of transparency and accountability that would reasonably be expected in the management of a residential development.

Given the lack of resolution over an extended period, the matters are now being referred to the First-tier Tribunal (Property Chamber) for formal determination.

This review reflects my direct experience over time and the current position.

1 star is generous, but it is the lowest rating available. The experience has been prolonged, unnecessarily difficult, and extremely time-consuming to manage.

Update 17/04/2026 7.20pm

Further to Red Rock’s response, I would clarify that the issue is not a “difference in director views” but a lack of basic financial transparency.

To date, Red Rock has not provided:
• any full service charge accounts;
• any bank statements;
• any clear reconciliation of funds;
• any confirmed reserve position.

In addition, a significant sum of approximately £47,000 was transferred from the previous managing agent on handover. No accounting has been provided to show how those funds have been held, allocated, or applied since.

Service charge monies are held on trust for leaseholders. It is therefore reasonable to expect a clear audit trail showing:
• opening balances,
• income collected,
• expenditure, and
• current funds held.

This has not been provided despite repeated requests.

The concerns raised are therefore about accountability and transparency, not internal governance.

These matters are now being progressed through formal channels

It’s incredibly odd to be discussing this publicly but here we are. This is Red Rock folks…

Red Rock’s response does not address the core issue.

The concern is not about “governance” or differing director views — it is about basic financial transparency.

To date, the following have not been provided despite repeated requests:
• any full service charge accounts;
• any bank statements;
• any clear reconciliation of funds;
• any confirmed reserve position.

In addition, approximately £48,000 was transferred from the previous managing agent on handover, and no accounting has been provided to show how those funds have been held or applied.

If full financial records are maintained, as stated, then there should be no difficulty in providing:
• opening balances,
• income and expenditure, and
• current funds held.

This has not been done.

This is why the matter is being progressed formally.

The position you continue to advance is not accepted. The statements now being repeated assert matters of fact which are inaccurate, materially incomplete, and inconsistent with both the documented history of this matter and the information previously addressed through correspondence.

For the avoidance of doubt, Red Rock maintains complete and auditable financial records for the development, including service charge accounts, reconciliations, banking records and supporting documentation. The repeated assertion that funds are “unaccounted for”, or that no financial information exists, is incorrect and is expressly rejected.

The accounting position, including the opening balances transferred from the previous managing agent and all subsequent transactions, forms part of the established financial record. The continued suggestion that no accounting has been provided is not supported by the underlying documentation and mischaracterises the position.

It is necessary to address the basis upon which these assertions are made.

The Company acts through its Board collectively and in accordance with its constitutional and statutory framework. No individual director has authority to unilaterally determine the Company’s position, to bind the Company, or to restrict or override the managing agent’s functions absent proper authorisation.

The position now being advanced proceeds on the basis that unilateral assertions are determinative. They are not. In the absence of proper authority, such statements do not represent the Company’s position, do not bind the Company, and carry no legal effect.

The continued presentation of those assertions as definitive is therefore a misstatement of the governance position.

As previously explained, the provision of financial and operational information must take place through properly authorised processes. Where requests are advanced outside of that framework, or where there are ongoing disputes as to authority, instruction and scope, this will necessarily affect the timing, format and formal issue of information. That is a function of governance and process, not an absence of records.

It is also incorrect to isolate financial matters from the wider context. The issues raised form part of an ongoing and well-documented dispute concerning authority, instruction, procurement and the classification of works. Presenting selected elements in isolation materially misrepresents the overall position.

In relation to the matters referenced, including recent works, the position remains unchanged. The condition identified on site was consistent with obstruction and lack of maintenance. This is supported by the physical evidence and by the position of the developer, who has confirmed that vegetation within hopper and drainage systems is indicative of maintenance rather than defect. No action taken has prejudiced any legitimate defect or warranty claim, including those under NHBC processes.

Your assertion to the contrary is unsupported by evidence.

As you have indicated, these matters are now being progressed to the First-tier Tribunal. That is the appropriate forum for determination based on full disclosure, evidence, contractual documentation and the Company’s governance position. Red Rock will respond fully through that process.

Public commentary is not a substitute for evidential scrutiny. We will not engage in further iterative or partial rebuttal in this format.

Red Rock will continue to act in accordance with its obligations and within the Company’s governance framework. The position set out above is final.
