One certain person in the castello branco office presurises you all the time and doesn't tell you all you should know about the property you are looking at plenty of hidden surprises (bad ones)usually. No service after signing the contract.

Regarding Remax Sun in Portimao. Once the exclusive contract to sell was signed, the communication went downhill. We had to make our own photos for the website and had to place the advert on the socials ourselves. We delivered over 15 leads, no information or feedback on leads or visits came back. The agent did not respond to our questions and was not willing to plan in a visit in the weekend.
We ended the contract and when we picked up the keys we were treated bluntly rude.

Housing Scam and Threats

I had an extremely unsettling experience with this company and one of their agents, João Vicente, who is working for RE/MAX. João presented my friend and me with a lease agreement for an apartment that had already been rented out to another tenant. To make matters worse, as an agent, he was not authorized to act as if he were the landlord. Moreover, we were not the only clients that were scammed. When we confronted him at the RE/MAX office, he responded with verbal threats and made misogynistic and racist comments. He even went as far as threatening to follow us home and harm us with knives if we reported him to the police.
Feeling unsafe in his presence, we asked the office manager, Alexandre Bluhm, to arrange a meeting to resolve the issue. Unfortunately, Mr. Bluhm refused to take responsibility, despite hearing about the threats we had received. This left me with a very negative impression of the company's professionalism and the office environment. It felt as though inappropriate behavior and threats were being tolerated, and there was a distinct lack of accountability from the management.
The only positive part of this experience was the kindness and professionalism of a young male agent who seemed genuinely concerned about our well-being. Sadly, his efforts were overshadowed by the actions and attitudes of others in the office.
After reporting the matter to the police, we were informed that João Vicente has multiple convictions for fraud. Working with a known fraudster as Portugal's largest real estate company is highly unprofessional, especially since no internal consequences are being taken.
I would not recommend this company, as I felt my safety and dignity were disregarded throughout this ordeal.

Formal Complaint – Miscommunication, Inaccuracy, and Lack of Professional Transparency at RE/MAX Latina

I am submitting this review as a formal complaint regarding my dealings with Acácio Simões of RE/MAX Latina, Ericeira, Portugal.

Over the course of several meetings, Mr. Simões repeatedly conveyed that RE/MAX Tropical, Sal, Cabo Verde was interested in partnering on a real estate development project in Cape Verde. The discussions were detailed and specific — he even confirmed that we had reached a preliminary verbal agreement to be formalized in writing and that their legal and finance departments were reviewing VAT and commission structures.

Then, without warning or substantive explanation, I received a vague message stating that “it will not be possible to move forward with the proposal at this moment,” citing only a “market and strategic assessment.” This was a total reversal from their prior commitment and was handled with no transparency or clarity.

I followed up in good faith with a detailed email asking for clarification about the sudden change.

I received a response email from Mr. Simões, attempting to justify their reversal by claiming that I had failed to disclose previous communication with two other individuals, Roberto and Marco Braga of ReMax Tropical Assets, Sal, Cabo Verde— and that this was “crucial.”

However, that claim was demonstrably false. I had, in fact, copied Mr. Simões directly on my initial email to Mr. Braga dated October 20, 2025, ensuring that he was fully informed from the outset. His failure to read or follow up on that correspondence led to the very confusion he later blamed on me.

In my reply, I reminded him of this fact and made it clear that the lack of communication and accountability reflected poorly on RE/MAX Latina. As I wrote to him directly:

“Clearly, you didn’t read my email or follow up with Mr. Braga after I sent him the initial email. Everything was there for you to see, review, and consider. Unfortunate.”

I also concluded, truthfully, that based on this experience, I am better off pursuing opportunities elsewhere — with organizations that value professionalism and transparent communication.

While I understand that business decisions may change, misrepresenting facts and failing to take responsibility for internal communication failures is unacceptable.

This entire experience with RE/MAX Latina, under the coordination of Acácio Simões, demonstrates a troubling lack of transparency, accuracy, and professional integrity.

Potential partners or clients should be extremely cautious and ensure that all correspondence and commitments are documented in writing from the start.

Bought a house with Remax Castelo Branco

I recently bought an old house from Remax Castelo Branco, not Remax Albi, beware, and all was nothing but excellent. Good advice, clear information about the paperwork and most importantly on dealing with the banks, which are a pain in the rear over here...even got a last minute unrequested deal lowering the price. I definitely recommend this agency by all means.

Sends agents to houses already on the market to do fake visits in the hope that the owner is not locked in an exclusivity contract.
Despicable business practices with no regard for home owners or other people working the same trade.

Extremely bad experience

I’d like to share my extremely disappointing experience with RMAX Portugal in Armação de Pêra.

I came to the office looking for a one-bedroom apartment. The receptionist asked what I was looking for, and after I explained, she took me to an agent. We greeted each other, and it turned out that the agent didn’t speak a word of English. The receptionist said she would translate for us. I found this quite strange - considering this is supposed to be a well-known agency in Portugal, I expected to be assisted by someone who could communicate with me directly. The questions I was asked were immediately focused on money rather than my needs: whether I needed a loan, whether I could pay immediately, how urgent the purchase was. It quickly became clear that the priority was closing a deal, not finding the best apartment for me.

They took my WhatsApp and said they would get back to me, but didn’t clarify any important details. Then I noticed a business card on their desk from an agent who speaks Russian and Ukrainian. As someone from Ukraine, I asked the receptionist when this agent would be available, as I’d prefer to speak directly with someone who speaks my language. Instead, she translated this to the original agent, and I saw his face change - he clearly didn’t want me to switch agents. He insisted that he could communicate with me via WhatsApp in any language.

I politely insisted again, but was told that since I had already spoken to him, I couldn’t switch to another agent. Shortly after I left, the agent messaged me on WhatsApp saying he already found a flat for me and wanted to arrange a viewing - all within 15 minutes. The apartment he offered was in a very old building, and when I said that, he argued that it was “technically new” because it was “renovated.” When I pointed out that the building was from 1983, he finally stopped pushing and sent me other options - which were also old. He claimed that my budget wouldn’t allow for anything newer, even though I later found better, newer listings on my own.

The whole experience felt incredibly unprofessional. They are not client-oriented at all - they only care about closing the deal fast and making a commission. There was no real interest in understanding my needs or helping me find what’s truly right for me.

I do not recommend this agency. It was a waste of time and energy, and the service felt more like a hustle than professional real estate assistance.

My agent Luis Silva was very unprofessional. He was late to the viewing session and lead me on for weeks without even updating me that the flat was given to somebody else. Made me lose time and other housing opportunities. Very unsatisfied.

Avoid at all cost

Because of this damn agency, we ended up in a huge fight with our previous landlord and got ripped off financially. Here’s the summary: our landlord decided to sell the apartment we were renting. We thought - logically, I’d say - that the landlord would terminate our lease and give us some time to move out. Turns out, that’s not how it works.

The lease, drafted by this agency, was written so that the *only* way the landlord could terminate it was if we failed to pay rent. No other reason was valid. So instead of the landlord breaking the lease, it fell on *us* to end it on our side, which meant being stuck with a four-month minimum notice period. Why on earth does Portugal still enforce these ridiculous terms when rental apartments are snapped up in a matter of days? It’s beyond me. And let me tell you, finding a new apartment here is absolute nightmare.

In the end, we had to overpay for a few months of rent, even though we moved out early, and our early move actually helped the landlord sell the apartment ahead of schedule. To top it off, before we signed the contract, the landlord had specifically asked this shady agency to explain all the contractual terms to us, but they didn’t bother. Both sides lost out in the process, but thanks to this agency’s stellar work, the landlord walked away with a nice extra chunk of money. Great job screwing over tenants!

Avoid Remax ExpoGroup at all costs. I was charged over €11,000 by César Martins for zero proposals and strange visits. Despite multiple requests, I never received any proof of their work. Cátia Mota caused delays, costing me €1,000 in interest and fees. In the end, another agency had to find the buyer. Management didn’t even cared enough to call me back, just sent the invoice with a payment date of the same day. Unprofessional and a waste of money.

Breach of contract on Remax side,

We had put our country house up for sale through Remax Golden Line 2, Portugal. All good talk and expertise before we signed, we even knew the agent so we expected the best. Sadly, after 3 months of our home sat on a website my husband asked "How it was going and has anything had been active", he took offense at my husband's message and never replied again. We then canceled our contract, 3 months in, by registered mail as requested, and they immediately took it off their Remax website. Even though the contract had another 3 months to go? We are so disappointed. So now we are sat with our property that we cannot sell until their contract ends in August? Isn't this a breach of their contract? yes, it is... we are annoyed at this unprofessionalism, and will not use them ever again. Seems they prefer to just leave properties on their web for Kudos for years and not sell them..Strange.

RE/MAX VANTAGEM CENTRAL

VERY HIGHLY RECOMMENDED
I bought two properties through Remax Vantagem Central and both transactions went very well, despite the various challenges posed by living abroad and not being able to view the properties in person. I received excellent support from my estate agent, Elena Stolets, who kept me well-informed every step of the way. Elena impressed me with her professionalism, fast response time, excellent industry knowledge, and high standard of ethics. A pleasure to deal with.

Just avoided a 6 hr round trip - thanks REMAX

So, a couple of days ago I contacted REMAX Portugal ref. A house they had listed in Northern Portugal but heard nothing despite chasing 24hrs later. Today I received phone call along with follow up email arranging a visit at noon tomorrow. It’s a 6 hr round trip and I requested address of where I was to meet with agent - be it the house or an office. I did not get a reply so 2hrs later I chased again as I wasn’t going to do a 6hr round trip with just the name of the town I was driving to - ‘Rio Frio’. No address.

In the interim I did some internet searches and went onto REMAX own website whereby & I saw the property I was going to view tomorrow had already marked as ‘sold’ !

I emailed the agent to advise my findings and eventually I got a reply to say it was indeed sold but they had another property available. Really ?

So, I would have driven a 6 hr round trip to see a property that had already been sold. Oh boy - just glad I didn’t buy it through them if that’s their customer approach. Rather than advise me the property was already sold they were hoping to sell me something else.

14/02 Can you believe I got a text today ref. meeting even after emailing last night to indicate I was not interested in any other properties? Unbelievable. I had several properties saved as favourites that were being advertised by 'REMAX'. I have now removed them ALL. I would not wish to deal with these people ever.

Remax Yes Paço de Arcos

Disclamer - My review concerns my personal experience with Remax YES Paço de Arcos in Oeiras, Portugal, and is only my personal opinion.

In January 2023 I decided to buy an apartment advertised through Remax YES.
Ms. Alda Cabrita, director of the Remax YES Paço de Arcos agency, managed the entire process - and it was a disappointment. I was deceived, and today, 10 months after the purcahse, the problem is still not resolved.
I even had to hire a lawyer and I will most certainly have to go to court.
Ms. Alda Cabrita was the agent who managed the entire sales process, and what was my surprise when I found out that she was the owner of the apartment - according to the law, this is illegal due to conflicts of interest.
The apartment was remodeled illegally, without a construction license from CM Oeiras, with the installation of a water heater without specialized technicians, and with very poorly done work and many illegal aspects.
If the director of an agency of this caliber acts this way, I imagine what is being transmitted internally.
I do not advise anyone to trust what is transmitted by this agency.
I have a lot of problems in the apartment, and as I mentioned I have a lawyer dealing with this process, as Ms. Alda Cabrita put in writing that she would resolve all these problems, and then stopped responding to my emails and calls. As of today, October 19, 2023, I have not received a response from her or her lawyer, she owes me 1000 euros that she has not yet paid, and I will have to proceed with legal proceedings. I don't advise this company, it cannot be trusted, they are not serious people.

Remax central Portugal...be very careful!

No stars...The real estate man Jorge Viana around Abrantes/Mouriscas you absolutely canNOT trust! This man will tell you anything that is convenient for selling (even if they are big fat lies), ignore relevant questions or promiss to send necessary papers he never sends! Also puts as little effort in to help as possible! I am glad I did my research, otherwise I would have bought a illegal/unregistered house that is impossible to legalize...! Unbelievable those kind of people and companies!
