Our chain of 5 is being held up solely by the action or non-action of the people dealing with a house purchase within that chain, our buyers buyer. The whole chain was apparently ready to exchange exactly one week ago, but this company now appears to have not yet confirmed the legality of source of funds, which has taken a week so far, and counting and is therefore NOT ready to exchange. Is this not something that is checked out right at the beginning of the process?

I appreciated the platform which was sometimes helpful for documents. However purchasing a property is one of the biggest decisions you’re going to make. Unfortunately the service fell short of my expectations. Now that I understand the approach I will not be going with them again. This is for a number reasons outlined below:
- I could never speak to the solicitor - even at the beginning I didn’t get a call. However, right at the end of exchange and completion did I hear from her. Pleasant and helpful. But this was too late.
- specific legal advice was delayed at times. Sometimes you just want to speak to someone to iron matters out. That’s not possible.
- I paid for separate legal advice in the end - regarding license to storage (really helpful) after initially stating that a fee must be held on account as to safeguard me from damage but lpl, thought this was unusual. However, the separate legal advice expressed this as highly necessary. They didn’t seem to gauge what was being asked and I think this confused things with the vendor.
- the vendor left the place in a state, however, lpl wouldn’t get involved. Rather again I had to access legal support.
Throughout the whole process I’ve felt very alone and unsure of what’s happening- with a lack of guidance regarding matters between the estate agents and vendors who were managing a chain.
I’ve been left checking the platform for updates. There is no service per se.
I might as well have been dealing with AI through the platform.
My sense is that the conveyancer is probably holding a caseload and it’s a desk based job wfh, that means no client interaction.
We got over the finishing line to completion but, I’m still unsure of certain things regarding the sale. I’m afraid I won’t be going with LPL again- this is just my experience some people may prefer no interaction and lack of clarity.

I would not recommend doing business with LPL, and I would warn anyone considering instructing them. Unreliable, unresponsive, and in my experience not trustworthy on the basic question of whether what they tell you is accurate.
I instructed them in July 2026 for a leasehold purchase. The first three weeks were adequate: ID checks done, searches ordered and returned by 10 August. Then the file stopped, and the problem was not simply delay — it was that I could not rely on anything I was told.
The seller's solicitors sent the management pack and LPE1 on 4 August and received an acknowledgement of delivery. A month later I was still being told the document was awaited. My lender confirmed the mortgage offer was sitting on LPL's portal; I telephoned to tell them so, and nothing happened. On 28 August they wrote asking me for the seller's solicitor's details — which I had sent on 3 August, and which their own case note records as received and acted upon. Over four weeks, the only contact I had from them was requests for things they already held.
There is no named case handler. Correspondence comes from a "Leasehold Team" and a rotating set of numbered support accounts, so nobody owns your file and no one is accountable for it. When I terminated my instructions I received no reply at all — though their system shows my case archived ninety minutes later, so the email was certainly read.
I have taken my purchase elsewhere. Do not instruct this firm if your transaction matters to you.
