Interbay - Pragmatic Underwriting
Have worked with Interbay as a broker for many years now. I want to highlight the pragmatic underwriting we've recently experienced from Jason Rodger. A complex case, requiring exceptions but an underwriting approach with a view to finding solutions. It felt like we were working to mitigate risk and satisfy criteria and not just ticking boxes.

I have been working with Interbay on a number of deals, large and small. The service and proactivity from BDM right through to completions team is great. A special thanks to SFAM, Simon Ward and Office BDM, Joshua Williams who really go the extra mile.
New streamlined process
The new streamlined process in getting to an offer is now very appealing. What makes this process more smoother, is my specialist finance manager Simon Ward who is very proactive and efficient with resolving any potential issues with great communication delivery.
Huge sector potential spoiled by archaic process.
As a Specialist Mortgage Broker who's business will write £120m of business in this financial year I am extremely disappointed with the experience we have found with InterBay having submitted c£5m of business.
Simon Ward - BDM for the North originally reached out and told us all about the fantastic products and opportunities that InterBay could support us with for our commercial mortgage products.
Frankly- Simon Ward is actually the only positive feedback I have for the lender at this point and is the only reason we are still progressing (or at least attempting to) three live cases and I want to be clear that this review is in no way a reflection on him, nor his abilities.
However, absolutely everything about InterBay thereafter has been more painful than anything I have experienced after 10 years in the Specialist Finance Industry.
From the portal submission, to the 5 day turnarounds for simple answers/ updates, to the archaic underwriting processes and the copy and paste attitude of the internal team.
Underwriting in Specialist Lending should be simple and straightforward but the experience we have had has been anything but. Countless requests for non relevant information relating to the transaction at hand and simply 'tick box' exercises being followed.
There is no place for it in an industry where we as brokers must move at pace for our ever demanding clients.
Our lender partners are a reflection of us as brokers and 99% of our job is managing client expectations and we as a brokerage cannot work with lender partners that do not work with us to get deals completed and act in their roles as deal prevention officers.
The products and headline rates could be absolutely fantastic and are much needed in our industry but ultimately they are wooden dollars because getting anything moving forward is almost impossible.
A very unhappy and dissatisfied broker partner at present with very little hope for any better outcomes in the immediate future.
A statement and experience which is common place in the industry from peers & brokers that I have spoken with regarding my experience.

Do not use if you're in a rush.
Assigned solicitor (JMW) was absolutely pants; slowed down completion by 3 months, by failing to engage. Would take 2-3 days to reply to emails. Further, didn't acknowledge the documents handed to them until all written up in a specified format; which was impossible to ascertain due to the aforementioned failure to communicate.

From Start to Finish
From start to finish, the people I dealt with at InterBay were very keen and positive to help with the transaction. They all worked as a team from my BDM Nick O'Leary to Gemma Notley in underwriting and Catherine March in completions. The software is very useful and easy to use, being able to access updates and provide documents and information.

Common Sense
A lender is only ever as good as its people, it’s commercial appetite, ability to make lending decisions without being hampered by unnecessary criteria - ie appetite for a common sense approach.
