I totally recommend HouseHunting - Utrecht!
Although you have to pay a subscription to see the apartments you just see how they are well organised and friendly.
I've seen some apartments in Utrecht and interacted with many agencies, but so far they offer an awesome experience and transparency.
We also appreciated that they were responsive and organised an online viewing as we were not in Utrecht.

Very good service, I did the check in 5 days ago. In the house everything seems to work as it should. The real estate agent was very kind and prompt to answer all my questions before I arrived and during the check in.

Great service, particularly helpful when I had to move out early.

I rented a temp studio for a period of time. When I moved in, the person who inspected the flat agreed to store the older used TV that was sitting in the unit in a nearby storage unit since I had my own. The storage unit wasn't a part of my unit, and wasn't available to me, never had the keys. When I went to move out, suddenly the TV was missing and despite the fact I never had a key or access, they charged 500 EUR for a used TV that I had no control over their losing. They were deliberately deceitful in their handling of it, lying outright that I'd had access and keys despite the person who showed me the unit on sign in and sign out knowing this not to be the case. If you're stuck and need to get a flat via them, be vary wary and certainly avoid paying any final month's rent until all things are secured regarding the deposit given their unscrupulous ways of doing business. Businesses like HouseHunting made me glad I was able to buy a flat and no longer be at the mercy of renting from such organisations.

Very fast and warm service, Denise was professional and kept us informed for the whole process. For her effort, we found a very nice house to live in Breda! I recommend Househunting Breda. Thank you :)

Took weeks to respond to any email. We paid 30 euro every week for cleaning of communal areas which was never done throughout the year. I sent clear evidence that this was never done (stains on the floor which were there from day 1) yet nothing was done, no cleaner came, and when we objected we were told that if we did not pay it we could be kicked out.

Finally, we were reasonably asked to repaint the apartment white before we left. We repainted in the colour shade they specifically told us to use. Nevertheless, our entire deposit was withheld because they said it was not the same shade of white. Do not rent with these people.

Good advertising and communication.

They scam the tenant and do not respond to the negative rating, this confirms the facts and the rating, and the brokers aforementioned react by rating themselves positively to keep the score on Trustpilot.
They could not be more dishonest, run away from these people.

Answer to Joeri:

You have not bothered to answer my complaint until you have seen that the injured parties can use social networks and trusted platforms to report your abuses, however I will remind you that you have done:

I asked your P&D Housing brokers for a fix rental price without any subsequent adjustment and she sent me a draft contract in which the G / W / E expenses appeared as advance payment and I requested that this be corrected, in the contract signed this was corrected and appears as "vast bedrag", fixed payment, so the article 6.2 was without effect since there is no advance payment, it is a fixed payment.
In the annexes to the contract signed by both parties, no meter reading was taken and the G / W / E concepts appear as included because this was not applicable.
My rent period were 19 months, 3-6-2019 / 31-12-2020, and a fixed amount of € 75 was paid each month for the concepts of G / W / E, however in the Excel file that your accountant sent me to justify that you retain more than € 900 you only count that 6 months were paid (-450 €).
This means that you not only do not respect tenant contracts, also manipulate the data to justify your abuse.
My contract had a fixed payment for G / W / E without any type of subsequent adjustment, according to your readings and the 19 months paid for those concepts, I paid you more than I consumed, you should return me more than € 50 of have been an advance payment.
I would also like you to explain why you are not delivering the energy efficiency certificate to the tenants according to point 9 of the contract, you only give confusing references of the contract according to your interest, you should tell future tenants of that building, Loudonstraat 2A-6D, that its isolation is deficient and they will have to pay very high energy bills, possibly several thousand euros, they will not have a choice if they do not want to be frozen in the apartments, in my case being from abroad I have not stayed long in it and my expenses energetics correspond to periods of many absences but this will not be the case in the cases of tenants living there permanently.
Foreigners are not stupid, we have people like you in our countries too.
If this has been a misunderstanding, I suggest you correct it immediately and refund the rest of my deposit.

Finally a company which is looking for helping people, after so many refuses me and my girlfriend finally found what we need. Mr. Kwan-Yee Chan helped us during all the process, he made easy and enjoyable. We didn't had to provide so many papers and so many conditions like on other companies. Thank you HouseHunting and specially thank you Mr. Kwan-Yee Chan, I would really like to find more people like you.

Helpful and friendly staff. They respond to your questions and inquiries relatively fast even outside business hours. We got our apartment within a week which first we thought it’s impossible.

I moved to Amsterdam during the Covid pandemic, and at first finding a place to stay was very stressful.
