Unprofessional staff ruined it all - Not recommendable

I rented an appartment with them, not because I was looking for this agency but because I liked the apartment.
At the beginning they were lovely, super attntive, understanding, caring and polite, then I understood the whole crew changed and I could totally feel that in the treatmen recevied.
When I asked to finalize the contract everything went well, but they the harassment started: they pushed me inisistintly to leave the appartment early in the morning of the lat day of the month, I couldn't do that becuase I had the cleaner and the moving company coming so I offered to leave at 17h.
Then they even threatened me: ' you better leave the house spotless!' just becuase it was Friday and they wanted to finish work earlier. Still 17h is office time and I could have stayed there till 23h if wanted since I paid for the whole month, so I tried to negotiate and they pushed and pushed me to leave earlier just becuase they did not wnat to work till later that day. Unbelievable! I was paying a lot for the appartment, there was not a single issue while I was living there so I could not believe the manners and the harassment from a company that manages high standing apartments.
But it doesn't end there, there is a period of 14 days to recoup the deposit: I had to call 4 times aftter the 14 days because my deposit was not paid, I contacted the office in Amstelveen and they said they could do nothing, and the Amsterdam office would never pick up the phone, it tool me 17 days to get my money back (almost 6000euros).
Terrible service. They try to position themselves as high standing but the unprofessional, inexpert and arrogant personnel ruins it all.

An expert with an insight

I met Siegrid a few years ago, when my previous agency hired her services for tenant selection. I was extremely pleased by her pro-active approach. Information flow was fast and timely. She was condensing the input in a structured way, adding her own advise as well. There was no lose ends. This was exactly what I was looking for, an expert with an insight. I left the agency that I was working with, and signed a new contract with Siegrid. Since than, I have been one of her happiest clients :)

Unresolved Issues and Poor Service

Be very cautious when dealing with this company. It has been over six weeks, and they have still not fixed major issues in the apartment. Despite repeated follow-ups, they continue to delay and only provide temporary fixes rather than addressing the real problems.

Their customer service is extremely poor—rude, dismissive, and unhelpful. They refuse to connect you with a responsible person on the phone and insist everything be done through email, making phone conversations completely useless.

If you’re considering renting from them, be prepared for long delays, lack of accountability, and a total disregard for tenant concerns. I will now be proceeding with the next steps after giving them more than enough time to resolve the issues.

Very disappointing experience with Rotsvast.

This agency does not care about tenants at all. They side with landlords – even when the property is illegally divided and in terrible condition.
We’ve had constant issues (leaks, mold, broken pipes), and despite knowing all this, Rotsvast refused to help.
They protect the landlord and ignore the tenant’s rights completely.
We are still living with these problems, and they do nothing. I strongly do not recommend this agency to anyone looking for a safe and fair rental.
Especially the agent in Noord-Holland!

I would like to express my gratitude to Rotsvast Groningen Office and especially to Niels who has been very helpful in our journey from renting an apartment in 2022 to finally buy our own first home in Groningen in 2025. It's been a pleasure to work with Office and person like this, he was helping with every little detail,he was always avaliable for us when we needed. They deliver what they promise

Virtual Viewing

I had a virtual viewing booked with Ingrid but unfortunately I was attending an out of town meeting which ran over the end time. I was therefore unable to make the virtual viewing. Before I got a chance to contact Ingrid, she sent me a very rude message saying that I am wasting her time. If this is the attitude projected towards customers, I am happy that I missed the viewing. This is totally an unacceptable behaviour and taints the image of the rental agency. Am very disappointed! Nadia

Be extremely cautious and thoroughly inspect everything

When you first enter, be extremely cautious and thoroughly inspect everything. They charged me for damage caused by the previous tenant because they did not check when the previous tenant left, and I only discovered the damage two months later because I did not enter immediately after signing the contract. Finally, "by mistake," I was charged twice!!!

The security deposit for the apartment…

The security deposit for the apartment has not been returned yet, and they are not responding to messages or calls. The deadline for returning the deposit expired almost a month ago. Check the reviews for this company on Google Maps before doing business with them. Everyone complains about delays in returning the deposit or not getting it back at all.

Eind d.d. contract is 30-11-2024.
Eigenlijk eind d.d. 30-10-2024, verhuurder heeft uit coulance de huurder een maand extra laten blijven. Beide betalingen (oktober en november) zijn niet tijdig gedaan door de huurder. November heeft huurder op eigen initiatief en zonder akkoord eigenaar pas eind november betaald.

Borg hebben wij op 30-12-24 klaargezet ter betaling. I.v.m. vakanties is deze helaas niet tijdig ondertekend en toen door de Rabobank automatisch verwijderd. Hier zijn wij helaas eergisteren pas achter gekomen. De borg is 16-1-25 uitgekeerd aan huurder. Excuses.

Avoid Rostvast

Renting from Rostvast is a nightmare. The renovation used the cheapest materials, and the windows leaked every time it rained, leading to wood decay and mold. Despite claiming an A++ energy rating, the apartment was freezing in winter, dropping to 10°C. Common areas were never cleaned, and on top of that, they constantly raised the rent and service fees without fixing anything. Terrible value and service – avoid this company.

Wij doen alleen beheer van de woning. De verhuurder is verantwoordelijk voor het uitvoeren van de reparaties. Het heeft derhalve niets met Rotsvast te maken.

Renting as an Expat

Leaving the property: Our landlord has chosen Rotsvast as the agency to rent out the apartment when we leave, but the agent isn't trustworthy. He refuses to compromise viewing times and insists that I stop working and cancel my summer vacation to fall in with his plans. He constantly lies to us as well. When he came to take the measurements of the apartment, he told me that there will be a separated checkout process where they inspect the property, so I left him to go about his business. Later, I hear from the landlord that there was an inspection of the property done by him containing wrong information (we have construction across from us, and we are busy packing). The property they have listed also has pictures of 6 years ago (3 tenants ago), the wrong energy rating, and the wrong description of type of appliances.

Do not trust or believe what the Rotsvast agent tells you. They don't care, and they are not in the business to be cooperative. Avoid them as far as possible.

First interaction with them in 2022: Our first place to rent, being new to the Netherlands, the agent from Rotsvast refused to speak English with us. She skimmed over a lot of the details such as the damaged walls, the damaged floors and the stove & oven not working. She also said that everything will be repaired and fixed before we move in and then told us to use a utility company for our power and gas as it was the only one in Hilversum. Not knowing better, we did as she said just to realise later on that it was one of the most expensive utility companies, and that there were multiple other companies providing power and gas to Hilversum. The repairs never took place, and we had to get another oven, get an electrician to do the electrical work, and get other handyman services to assist us in making this place liveable.

The service was friendly (in Dutch) and convincing. But take what they tell you with a pinch of salt.

Great and Professional Team

They have shown great support when you need to request change on some non-working items that needs to be replaced. Professional enough to inform of any visits and made the key turnover fast and easy.
Recommended for first time tenants like us who came all the way from Asia.

Highly recommend!

All apartments I went to view were clean and proper, reaching very high standards when it comes to student housing, for an appropriate price. The employee I was in contact with was incredibly sweet, helpful and quick with her responses to my questions and needs. Without her help I wouldn't have been able to find my current apartment which I love. I highly recommend the services of Rotsvast!
