Title: Very disappointing experience – major issues with both properties

Hi John,

I would like to clarify a few points for transparency, as this is not about expectations, but about documented facts.
• The issues raised are based on the original inspection report commissioned before purchase
• Several key items identified there were not properly addressed
• The problems we are dealing with are not minor maintenance issues, but fundamental system and safety-related concerns

Regarding the timeline:
• The property was purchased in October 2024
• Renovation works were only confirmed as completed around April, based on your own communication
• We accepted this delay in good faith, expecting the work to be completed properly

In addition, the properties were marketed with Section 8 potential, which implies a significantly higher standard of condition and compliance. Based on the current state, the properties are clearly far from meeting those requirements.

Regarding Revere:
• The tenant reported roof leaks and heating issues from the beginning, not one year later
• Temporary fixes were carried out, but the underlying problems were not properly resolved

Regarding Alcoy:
• After the experience with Revere, we deliberately stopped renting the property to avoid exposing further tenants to similar conditions
• This decision proved to be correct once additional issues became evident

Additional facts:
• Over $6,000 has already been spent on HVAC and plumbing-related repairs
• A further $2,200 had to be paid to the City of Cleveland to resolve a municipal issue related to the property condition
• Further renovation costs are ongoing to bring the property to a stable and rentable condition

Overall, this situation has resulted in nearly two years without rental income, while continuing to cover all associated costs.

The points mentioned here are only a summary. The full extent of the issues is significantly broader and fully documented through inspection reports, communication, video evidence, and invoices.

This is not a case of expectations not being met slightly, but a situation where the condition and outcome differ substantially from what was presented at the time of purchase.

I remain open to resolving this matter in a fair and professional way, should Global be willing to do so.

We already answered your review in great detail on the 31st of March, for anyone who has not seen it I am posting it below.

By reposting another review makes me think there could be ulterior motives.

As we stated in our response on March 31st , what you are posting is full of inaccuracies and does not paint a true picture of the events that took place.

Just one small example, you are failing to mention that your properties closed back in 2024 and were handed over to your management companies finished and they confirmed they were in a rent ready condition.

You also not mentioning that you cancelled your management contracts and moved to the properties to a contractor who we advised against.

We too are open to dialogue and would welcome a call but what you are doing is the opposite to what you are saying about finding a resolution. John

Dear Bujar,

I am sorry to hear that your investment has not met your expectations. For the benefit of other readers, I would like to clarify what should realistically be expected from a property sold as “rental ready,” as well as the ongoing responsibilities of a buy-to-let property owner.

I would also like to address a few inaccuracies in your review and highlight the continued support Global has provided since you completed the purchase of your properties in 2024.

Firstly, regarding your comment that the property was “rent ready” but this was not the reality:

You did not purchase a newly built home with a warranty, both properties underwent a full independent inspection prior to your purchase. A scope of works and budget was subsequently negotiated with the seller to bring the apartments to a rentable condition. Global’s contractors completed the agreed works within the negotiated budget, and the property was handed over as rental ready. Shortly afterwards, the management company successfully placed tenants. I am therefore unclear as to why you have stated that they were not rent ready.

In addition, Global arranged for contractors to attend your properties on multiple occasions to assist with tenant maintenance requests. This included resolving a roof leak that occurred approximately one year after purchase — despite the roof being in satisfactory condition at the time of sale. It is worth noting that very few estate agents would continue to offer this level of assistance long after completion, particularly at no additional cost to the client. As a reminder, Global acts as an estate agent, facilitating transactions between buyer and seller; we do not own the properties and are not liable for their long-term maintenance.

For future reference, it is important for property owners to address minor maintenance issues promptly. Failing to do so and expecting other parties to pay can lead to tenant dissatisfaction and higher vacancy rates, which appears to have been the case here.

What distinguishes Global in this market is our genuine commitment to after-sales support for our clients, even 2 years after the original transaction.

It should be noted that you chose to terminate the services of your original management company (which is entirely independent of Global) and appointed a new provider. This new company has recommended further investment in the properties. It is unsurprising that additional works may now be required, particularly as Alcoy was left vacant for so long due to your management reassignment and we have had a severe winter period.

Delayed Delivery, Extra Costs, Zero Return

My experience with Global Investments has been extremely disappointing and has resulted in delays, additional costs, and no return on investment.

The properties were delivered incomplete and not ready for rental, with essential items missing and works left unfinished. I was forced to arrange independent inspections at my own expense, which confirmed that the quality and level of completion were below acceptable standards.

In practice, this meant:
- additional works had to be carried out using my own funds,
- further delays were introduced before the properties could even be considered rentable,
- and the overall timeline extended far beyond what was initially indicated.

There were also serious issues with site management and security. In one of the properties, the furnace and hot water tank were removed, raising major concerns about control over the site and protection of the asset.

Communication throughout the process was inconsistent and often ineffective, with delays in responses and lack of clear accountability, making it difficult to resolve even straightforward issues.

Despite all of the above, I continue to cover ongoing expenses and repairs, while almost a year later there is still no rental income generated.

Overall, this experience reflects poor execution, lack of oversight, and significant financial impact on the investor.

I would strongly advise others to proceed with caution.

UPDATE 4/22/2026

Global only contacted us to remove the review. Another evidence that they don't care about the great financial loss we are facing for over a year now, by reason of their lack of professionalism.

PS. The tragic irony is that the management company they put the blame on, is the one that they recommended to us!!!

This is your second review about the same issue, I know your Partner was involved in the purchases and is using a different email address but this goes against the guidelines of this site.

We already answered your review in great detail on the 14th of March.

As we stated in our response both properties were completed to a good standard and handed over to your management company within a reasonable timeframe.

Despite repeated requests, your management company denied our contractors access to the properties, they are still denying access to this day

Furthermore as you did not pay the contractor to replace the roof that you requested Global had to pay this bill on your behalf, the repairs you were requesting were only a fraction of the cost of replacing a roof.

Matina we still stand by what we said, if you feel there are repairs needed on your house that is no problem but we need to be able to get into the house in order to carry out the repairs.

It would be a much better situation for Global if the repairs were completed and you then paid for the roof.

I just finalised the purchase of my UK property with Global Investments and just had my first rent payment paid to me on time. Scott was very knowledgeable and helpful from the very start and I felt very comfortable with the entire process. The solicitors who handled the legal side of things were great but it was quite a slow process and I would of liked it to have been quicker. But this is not unusual in the UK and I just had to be patient! Overall I am very happy with everything.

Incomplete Renovation, No Income, Zero Accountability

My experience with Global Investments has been extremely disappointing, defined by a lack of transparency, poor execution, and unacceptable communication.

It took approximately nine (9) & six (6) months to complete the renovations of two properties in Cleveland, and even then, the delivery was incomplete and substandard. Critical works were missing, and the property was in no way ready for Section 8 standards. For example, basic requirements such as fire detectors had not even been installed.

When this was raised, the response I received was to proceed with inspection first, accept any violations, and address them afterwards — which is entirely unacceptable and reflects a lack of professionalism, experience and planning.

Additionally, the actual value of the properties is significantly lower than initially presented, as the renovations appear superficial and incomplete. I am now forced to invest additional personal capital to bring the properties to a proper, rentable condition.

The renovation crews involved were clearly poorly managed and unprofessional, creating further delays and complications. The overall execution demonstrates a lack of control and quality assurance.

Even after all this time, the properties have not been properly delivered, I continue to cover ongoing monthly expenses and bills, and one year later there is still no income generated!!!

Communication throughout has been extremely poor. Messages and emails are frequently ignored, with no clear updates or accountability.

As an investor with professional experience, I find this level of service, transparency, and delivery completely unacceptable and far from what was initially presented.

I would not recommend this company to other investors and strongly advise extreme caution before entering into any collaboration.

Thank you for your response.

I strongly disagree with your position, and I will address the key points clearly.

First, the issue is not your “standard process” regarding Section 8 inspections. The issue is that the properties were not delivered in a condition that meets even basic standards, regardless of inspection strategy. Missing essential items such as fire detectors, broken windows, along with other deficiencies identified through independent inspections, cannot be classified as “minor items”!!!

Second, regarding the quality and completion of the works: the properties were not delivered to an acceptable standard, and this is precisely why I was forced to arrange independent inspections at my own expense. The findings confirm that the works are incomplete and below expected quality levels.

Third, the statement that the properties were “handed over in good condition within a reasonable timeframe” does not reflect reality. The timeline, the actual condition upon delivery, and the need for additional works funded by myself clearly demonstrate otherwise!!!

Regarding access, your statement is misleading. In one of the properties, there was an incident where the furnace and the hot water tank were removed, raising serious concerns about security and site control. Under these circumstances, it is entirely reasonable that I required scheduled and controlled access, rather than unrestricted entry. This was a matter of basic asset protection, not obstruction!!! It's even irresponsible to mention by your side....

Finally, regarding your comment implying that my review was posted to avoid payment — this is completely inaccurate and inappropriate.
If you wish to proceed with any financial settlement discussions, I am more than willing to provide a full breakdown of all additional costs I have personally covered, for works that were supposed to have been completed!!!! These costs will, of course, need to be taken into account accordingly and they pass the "owed" ones!!!!!

At this stage, my position remains unchanged. The review reflects my experience and the current status of the properties.

We were disappointed to read the wording of your review, as it contains a number of inaccuracies. While we fully respect everyone’s right to express their opinion, we believe it is misleading to describe our approach as “entirely unacceptable” and reflective of “a lack of professionalism, experience and planning,” particularly when our operational procedures are both logical and were explained to you on multiple occasions.

Global has successfully completed hundreds of renovation projects.

In virtually every case involving Section 8 inspections, the City inspector identifies minor items that require completion before tenants can move in. We previously arranged independent inspections after project completion but prior to the Section 8 inspection; however, this made no difference to the outcome. The Section 8 report consistently listed small items regardless, as the findings depend heavily on the individual inspector. These interim inspections also caused additional delays and costs without improving the final result.

For this reason, our standard and most efficient practice is to complete the renovation works, schedule the Section 8 inspection, and then promptly address every item identified in order to obtain the certificate. This process has been clearly explained to you several times and is both logical and well-established within our operations.

We would also like to clarify for any readers that your review appears to have been posted with the intention of avoiding payment of costs.

When work commenced on one of your properties, the original inspection report included a budget allowance to repair certain shingles on the roof. During these repairs, our professional roofer advised that, while the immediate repairs could be carried out, a full roof replacement would be necessary in the near future. As our crew was already on site, we were able to negotiate a favourable rate for a complete new roof, which significantly increased the value of your property. Although this additional expense could not have been anticipated at the time of our original agreement, Global agreed, as a gesture of goodwill, to cover half of the cost. You accepted this arrangement and agreed to pay 50% of the costs after the roof was completed. The works were completed in October last year and payment has still not been made.

To summarise, both properties were completed to a good standard and handed over to your management company within a reasonable timeframe. Despite repeated requests, your management company denied our contractors access to the properties, they are still denying access. Furthermore, you have not yet honoured the agreed contribution toward the roof replacement and we have covered the full payment to the contractor. I would be very grateful if you could arrange settlement of the outstanding amount, thank you John

AWFUL

This is probably the worst experience I've had in property investment. I bought a house that made me loose money like crazy and when I sold it it sold for way less than I had bought it from. They scam people with the prices, they don't follow up, and don't help setting you up with good property managers. After I bought the house even though it was supposed to be rent ready, I had to put in an extra amount of money because the repairs where not well done. They lie to people abroad making it look like it's the best deal ever.

Buying an investment property

Buying an investment property with Global in Cleveland, Ohio turned out to be a good decision for me and my husband. I have waited a few months before posting this review so I could give some insight into how the process went and it was much smoother than I expected. With the help of Scott I was able to secure a property in a decent neighbourhood with good potential for appreciation. The house inspection report that was completed for me was very detailed and I was impressed by this too. I was guided through the entire process and never felt rushed to do anything. There’s strong rental demand and a tenant was placed within 6 weeks of me completing on my property. So overall it’s been a smart investment so far, and i’d definitely consider expanding my portfolio here in the future.

Positive experience

I recently bought a low-priced single family property in Cleveland with Global and overall, I'd say it's been a pretty positive experience.
The biggest advantage was definitely the price. Compared to other cities, I was able to get into the market for $85k which is much lower compared to other cities and this made it much less risky. What really made a difference, though, was choosing a good neighbourhood which Barrie was great with and the area is generally safe, well-kept, and there's steady demand from tenants, so I didn't have trouble finding renters. That said, it's not completely hassle-free. This property is older, so I've already had to deal with a few minor maintenance repairs. Nothing unexpected, but it's something you need to budget for it you're buying in this price range. Overall, I'm very happy with the purchase. The rental income has been consistent so far, and for the price I paid, the return looks promising. I'd recommend it to anyone looking for an affordable entry into property investing just make sure you pick the right neighbourhood and keep some money aside for upkeep.

Found a good property!

Buying an investment property in…

Buying an investment property in Detroit with Global Investments turned out to be one of the most rewarding decisions I’ve made. From the beginning the process felt surprisingly straightforward forwards thanks to Scott and John. Great guys to deal with.

Working with a knowledgeable company like Global made a huge difference. They guided me through the nuances of the Detroit market, pointing out areas with solid rental demand and future regeneration plans. I Also never felt rushed or pressured, and every question I had whether about property taxes, renovation costs, or tenant expectations was answered thoroughly.

The property itself also exceeded my expectations. It needed renovation and updated but structurally it was sound. Global took care of all of this and they did a great job for me. Within a short time after completing the reno I was able to secure reliable Section 8 tenants, and the rental income has been steady ever since.

Overall I am very happy.

they will not keep their promises, unprofessional business manner, poor communication

Disastrous experience. Don’t fall for the numbers on their flyers. The projections look great, but that’s not what you’ll experience in reality.

From what we went through:

properties are delivered late
communication is slow or nonexistent
“rent-ready” often isn’t actually rent-ready
you’ll likely end up paying for things that should’ve been included from the start
you keep paying utilities for the months you wait for tenants to be placed

Property #1

A section 8 tenant was placed 6 months after we purchased the property. No problem.

Property #2

This property took about 9 months to be handed over as ‘ready’, and even then, it failed inspection multiple times.

The main issue was the quality and oversight of the renovation process. The contractor team they use (which appears to be outsourced) missed several basic requirements, including:
missing appliances
no thermostat
gas not functioning
other fundamental habitability items
stuck window that do not function

Because of this, the property repeatedly failed Section 8 inspections.

Despite these being essential requirements, we were asked to cover additional costs for items that should have been included in making the property “rent-ready.”

There was also a lack of accountability, with responsibility being shifted to the property manager rather than addressing the underlying issues.

After the first tenant moved into one of the units, the property experienced repeated basement flooding issues. Ultimately, we were required to undertake a major repair, which involved excavating the front yard and replacing the main sewer line, at a cost of approximately $8,000.

The second unit wasn’t occupied until about a year after we purchased the property.

Property #3

This property was marketed as a 2-unit property with existing private tenants and “strong rental ledgers.”
Shortly after purchase, issues began to surface. By the second month, tenants started missing rent payments, citing ongoing furnace problems that they stated existed prior to our purchase.

We proceeded to address these issues and initially spent approximately $2,500 in repairs. However, additional problems continued to emerge. Eventually, the situation escalated to the point where the city required approximately $16,000(sixteen) in repairs for the property to meet habitability standards.

As a result:
the tenants stopped paying rent
we incurred significant additional repair costs
legal action became necessary

More than a year later, the tenants are still in the property, and the eviction process has been time-consuming and costly, including attorney fees.

Property #4

It took approximately one year for this property to be handed over, and even then it was missing essential appliances.

Global proceeded to place tenants in the property. However, they retained the first month’s rent and the security deposit, stating that these funds were used to purchase the missing appliances and complete additional repairs required to pass the Section 8 inspection.

We requested reimbursement for these items, as they were part of delivering the property in a rent-ready condition. This request was declined. The explanation provided was that they had already incurred high costs on previous properties and could not cover additional expenses.

Property #5

We purchased this property in November 2024. It was not delivered to the property management company as “ready to list” until December 2025, more than a year later.

When the property manager conducted a site visit the following day, several issues were immediately identified, including:
furnace not replaced as previously promised
unfinished window work (materials left incomplete)
poor exterior paint condition
missing kitchen appliances (which were later requested as an additional payment)

Despite repeated attempts to communicate, responses were consistently delayed, often taking 2–3 weeks to receive a reply. This made it extremely difficult to resolve outstanding issues in a timely manner.

After nearly two months of follow-up, we received the following response from them:
“We appear to keep bringing up the past.
As I explained last year, Global contributed financially a great deal towards all of your properties in good faith and went over and above as far as we are concerned, without a thank you either in most cases.
To be clear, and I have discussed this with our directors and the decision is made, Global will not be contributing towards any further costs regardless of what was discussed a year ago.”

So at the end of the day, Global is refusing to cover any additional costs—even for things that were originally promised—because, according to them, they’ve already lost too much money on the previous properties.

In this particular case, we have chosen not to address the specific points raised in your review directly. However, we feel it is important to place the following facts on record:

Over the course of a two-year relationship, you acquired five properties through Global. During this period, you secured excellent properties at highly competitive prices, and our team consistently went above and beyond to support you.

For context, here are details of three of those properties:

10911 Hulda Ave - Purchased for $75,000. The property is now tenanted at $1,300 per month and carries an estimated current market value of $100,000–$110,000.

4216 Clybourne Ave - Purchased in August 2024 for $89,000. It was tenanted at $1,500 per month and sold by us on your behalf in October 2025 for $115,000, delivering a strong return within approximately 14 months.

10402 Shale Ave - Purchased for $79,000 and tenanted at $1,306 per month. Current estimated value is $100,000–$110,000. Notably, Global contributed approximately $14,000 beyond the agreed renovation budget to complete the works.

Through this experience, we have come to recognise that we provided financial assistance and support on multiple occasions where many other firms would have declined. Regrettably, this appears to have established an expectation of ongoing contributions long after purchase. Despite these efforts, we received no acknowledgment or appreciation for the additional support provided.

Following repeated requests for us to fund items years after the original transactions, accompanied by threats of negative reviews, we made the decision to no longer accommodate such demands. We have always acted in good faith and will continue to do so, but we will not allow our goodwill to be leveraged in this manner.

Your review therefore comes as no surprise and appears to reflect your chosen approach to this business.

Personal attention

I find the attention to detail refreshing. They aren’t pushing properties, but getting into the details to ensure the investors get the right property. I appreciate the inspection reports with the feedback, concerns, and suggestions, tailored to help me make the best decision for me.
