Extremely Poor Experience – A Warning to Others
As someone who has bought and sold many properties over the years, I’ve encountered the good and the bad in estate agency services—but this experience has been by far the worst.
1. Unjustified ID Check Fees & Delay
It took over 10 days to complete an ID check via a third-party company, which I was charged £80 for—something I’ve never been charged before in all my years of property dealings. To make it worse, the third party tried to upsell irrelevant services like shopping discounts during the process.
2. Inappropriate Conduct by Management
At the Gerrard's Cross branch, the manager, J.C., behaved in a way that I found deeply unprofessional, intimidating and unethical—making veiled threats and implying that if I didn’t do this today and that tomorrow, they would advise their client to accept another bid. This isn't just poor customer service; it borders on harassment and manipulation.
3. Questionable Bidding Practices
The property had sat on the market for months with no activity. After showing proof of funds (logged in via my banking app), we were told by the agent Jacques that an offer around £1.4m some £150k under the asking price would likely be accepted—not exactly in the seller’s best interest. We made the offer, and it was confirmed accepted.
However, soon after, I received a call from J.C. claiming a new offer had suddenly appeared, £70,000 higher—something I found highly suspect. Under pressure, I reluctantly agreed to increase my offer by £20k, which was accepted event though apparently £50k more had been offered above my £20k bid, I remain convinced this was a phantom bid.
4. Serious GDPR Breach
Things worsened when I received a letter from their lettings department accusing me of owing £4,350 for a property I had absolutely no involvement with, stating that i am in breach and court action imminent. This was a clear data breach, and despite my complaints, the response was dismissive and unapologetic.
The GDPR department appears to have a blame culture within the business rather than owning up, apologising and putting things right.
Even more disturbing, the person who actually lives at the address in question was never informed of the breach until she complained 15 days later. When questioned, the company weakly justified this by saying, "Well, you might know the third party, so it's fine." It’s not fine—it’s a blatant GDPR violation and now being investigated by the ICO.
5. Regulator Involvement
The GDPR breach is now with the ICO, and the bidding practices have been reported to the FCA.
Conclusion: Avoid This Company
There are far better agencies out there that offer:
Transparent processes
No shady upselling or fabricated bids
No outrageous ID check fees
Proper handling of your personal data
Be warned—my experience has shown that this company demonstrates a worrying lack of professionalism, ethics, and basic customer care, and have a blame culture instead of taking ownership.

Starting from paper work, reliable and attentive, to all complaints 👌, they good. They need to make the property clean and conducive for the tenants.
Gibbs Gillespie is an agent that I would never like to use again and I would not recommend anyone to use them.Its already 2 months since my tenancy agreement has finished and check out inventory has been completed with very minor issues(& this is After 8 hrs of tenancy.. ).I keep asking my deposit back and they do not reply my emails,they do not return my calls and they still have not charged me for anything..really ridiculous and totally unprofessional..

Stay away from the lettings team in RUISLIP. These people charge over the going rate and when challenged they will reduce. They also stick on annual renewal fees which are unethical in today's marketplace. Just waiting for our tenants to leave and we will NEVER using these people again. STAY AWAY

Gibbs Gillespie is the worst real estate agency on the face of the planet. I expressed an interest in this Village Way East, Rayners Lane, property, but after a week, no-one at Gibbs Gillespie has ever bothered to get back to me. In the property game, every second counts and someone else could snag the property that I was interested in only because the real estate agent was too slow to respond.

We had a great experience working with Leah and her team when buying our flat in Ealing.
She has been very professional and an excellent communicator throughout the entire process. She has never pressured us and always tried to come up with good solutions to overcome all the obstacles that inevitably come in the property buying process! We also really enjoyed her positive and upbeat attitude!
Would recommend to anyone thinking about property around Eiling (which is a really lovely part of London!)

I spoke with Leona over the phone and then on emails where she clarified answers to our questions.
Leona was a massive help assisting us with outstanding rent arrears, a breakdown of our invoices from our portal and also how the damages from our check out report can be claimed. If the claim is taken to an adjudicator, the damages are considered first, then the outstanding deposit second. We are however waiting to find out how much the charges are if we decide to take it to the Small Courts, once we find this figure out, then we will know whether it’s worth proceeding down this route or not.
Without Leona’s help on this we would be unsure with our steps to take.

Do not sell your property with this branch / company!
Over the 8 months it took them to 'sell' my property, I had to chase them, advise how to 'sell' a property and location to a potential client, repeatedly tell them not to enter my property without my permission, remind them to turn lights off and close main doors. Their understanding and knowledge of the English language was poor, they give you the big sell but there is no substance behind the words. They happily gave a set of keys to someone to the property without checking ID. Zero contact from them about the day of completion. Talking to them was like talking to a brick wall. All for the price of £8,000 absolute joke!

Wasted my time this morning, booked a viewing for this morning, confirmed over email. Got a call from the agent this morning to confirm, but at a different time 30 mins earlier, which was fine. I then got a call 5 mins before to inform me he was running late, an inconvenience but not a deal breaker. I then went to the property knocked on the door and the occupier told me he was not informed of the viewing and the agent has not showed up.
I cant call him back as he called from a private number, no answer from the office phone.
Total waste of my Saturday morning, I am shocked at the poor level of service and lack of regard for my time, I've never experienced this from an agent. By contrast when I viewed a property with Cameron agents, the person organising the viewing messaged me on Whatsapp and was available to take calls and messages.
