I became a property guardian in February 2026, but from the very next day, another male guardian began harassing me. He repeatedly visited my flat and pressured me to be friends, which was so persistent that I had to report him to the police. Additionally, I suffered for a month due to his loud club music. Although I contact a complaint with DEX Property, the tenant lowered the volume whenever DEX or Peabody staff were present for inspections, leading me to believe the noise was a deliberate form of harassment against me. Even though I still live here, the real estate company has done absolutely nothing.

A few weeks ago I rented a flat from them. The process was smooth and even though at the beginning I was skeptical because they requested a lot of documents, the process went well and quick, which was important because I need to move in within a week or so. A rating low enough does not exist for this obviously scam company. If you are interested in a property after being given a guarantee that you are qualified to rent it, you will be asked to give them an extortionate security deposit. Good luck trying to pass their obtuse and invasive referencing process, which involves handing over unbridled access to your bank details and financial situation. You will quite literally be asked to grant permission to a third party company to access and view any part of your bank account and transaction history.
When you fail this referencing process, you will try to organise some phone calls with Dex. They will tell you that they will call you back at specific times and then just never call you, which forces you to call them. They will give you extremely vague and unhelpful reasons why you failed the referencing process even though you can afford the property and then say something like “we’ll check the situation and call you back today/tomorrow/this week. Assume you will never get a call back. This is a company that collects security deposits from people desperate to find somewhere to live and then does everything in their power to leave you high and dry.

As a former employee of Dex Property Management, I feel a responsibility to share my experience honestly and openly. In my opinion, this is one of the most disorganised, poorly managed, and stressful companies I have ever worked for. I would not recommend them to guardians, clients, contractors, or potential employees. Based on what I witnessed firsthand, I strongly advise people to stay well away.
From the inside, the company is chaotic. Systems are weak, processes are unclear, and mistakes happen constantly. Communication is extremely poor. Important information is often not passed on, misunderstood, ignored, or delivered far too late. This results in confusion, frustration, and completely avoidable stress for guardians — and frontline staff are left to absorb the anger while management distances themselves from the consequences.
The move-in and application process is particularly messy. Guardians are regularly left without clear guidance, proper instructions, or accurate timelines. People turn up not knowing exactly what’s happening, what condition the property will be in, or what documents are still needed. Everything feels rushed, reactive, and poorly coordinated. The level of disorganisation is genuinely shocking for a property management company.
Key management is another serious problem. There is no reliable system. Keys are stored in a single cupboard in complete disorder, which frequently leads to guardians being given incorrect keys, faulty keys, or badly cut copies. This causes delays, lockouts, stress, and unnecessary disruption — all because of extremely poor internal organisation.
Favouritism is very noticeable. Certain staff members and selected guardians are clearly treated differently, receiving better treatment, more flexibility, and informal incentives. This is quietly disguised through “head guardian” arrangements, but internally it is obvious. It creates resentment, unfair treatment, and an unhealthy working and living environment.
When it comes to HomePPL-related issues, Dex generally distances themselves and pushes responsibility elsewhere. Instead of offering support or guidance, staff and guardians are often left to resolve complicated situations alone. This lack of ownership and accountability is deeply frustrating and adds to the already high stress levels.
Complaints are rarely handled efficiently. Unless guardians repeatedly chase, escalate, and push hard, issues tend to drag on unresolved. There is no smooth, transparent, or proactive complaints process. Everything feels slow, defensive, and reactive.
The office environment itself reflects the wider culture. The workspace is bleak, lifeless, and demoralising. Morale is extremely low, burnout is common, and staff feel undervalued. The atmosphere is draining, and it quickly becomes clear that wellbeing and job satisfaction are not priorities.
Overall, the internal culture is one of stress, poor leadership, weak accountability, and constant firefighting. Problems are patched rather than fixed, mistakes are repeated, and genuine improvements rarely happen. Staff are expected to deal with frustrated guardians while having little real support from management.
Based on my experience, Dex Property Management is a company that prioritises appearance and damage control over genuine service, care, and professionalism. I would strongly urge anyone considering using them — whether as a guardian or an employee — to carefully reconsider.
There are far better-run, more ethical, and more professional companies available. In my honest opinion, Dex Property Management falls very far below acceptable standards.

Hi, I'm Raymond, new dex guardian in kedge house Tiller Road from 04 April 2025 to now.
Based on my limited experience, I think Dex should be commended and encouraged for its respect for human life. This is contrary to my previous rentals. The space Dex offers for a single bed flat elsewhere is divided into three or even four bed flats and expensive price each single room. If tenants took their accommodations at Dex even a little seriously, I think there would be fewer complaints about maintenance. However, I express regret that their housing offers don't even allow for children. Regardless, for the rest of us, Dex is to be encouraged.

Very negative experience. Boyd and Desilava's communication is awful. You often get no response, or they ask me to send my details which I have already sent over. Then they go quiet. Ads are still 'live' but then you find out the property is gone. Still the property is listed on Findaflat / SpareRoom.

I was head guardian at a Dex property for two and a half years. These people are the worst collection of cowboys and charlatans imaginable, and as a prospective guardian or property owner I would run an absolute mile from them.
The majority of the employees at Dex are completely incompetent and utterly disinterested. They ignore almost all attempts to report maintenance and other issues with the property. We regularly had no heating and hot water for weeks on end over the winter. The employees even seemed annoyed that we were reporting it. All the white goods that they provided were broken/non functional and were never fixed.
Eventually there was an ongoing incident whereby a new guardian moved into one of the buildings on site and started stealing from the other guardians, and using illegal substances in the property. This was all proven and reported to Dex, who did nothing. I eventually moved out after having had several hundred pounds worth of my possessions stolen.
Just an awful, awful organisation.

DEX does a really good job helping people live in affordable places in this day economy. Only small complain, when they start arranging the viewings they didn't let us know with enough time to clean and present the place. I understand that they are allow to do surprise checks but it's a different thing to have people from outside the organisation that we have no knowledge of just opening your door and getting in the place you live. Other than that the whole team that does maintenance and management are lovely and always in the best mood to help, really great experience.
