All Cove wants is your money

All Cove wants is your money. Since taking over the Willowbrook Park site they increased the pitch fee by £20 anr do not do much for the money. We were going to have security gates installed, it never happened. There is a brook running through the park and it is in a terrible state, they want the Residents to pay to have it cleared.

Not a good investment

Expensive monthly lot rents (many are $1,300-$1,400) for manufactured homes 20 to 40 years old. We were told there's flooding problems and problems with theft and drunks. Common areas were not properly maintained, pool area run down and adjacent bathrooms are ugly and outdated and the men's room had a weird smell. Just an old run down place in desperate need of TLC. Don't know how they justify that high lot rent at this place, it should be half that.

Strawberry Ridge Florida was homey and…

Strawberry Ridge Florida was homey and welcoming then, Corporate took down the block white fencing that hid the homes and kept us secluded. The white fence was lined with lovely mature hedges. Then bam! That was all torn out and replaced with black metal prison looking fencing that changes the look and security. Now, SR has the appearance of an old Florida Trailor Park. You can see straight through the fencing with no safety of being hidden. It took months to replace Palms and "some" plants. There were NO operational Gates for even longer. We were and are like sitting ducks. The rent and taxes keep soaring like their other properties. SR has a sweet senior population that now has a Gator and babies to contend with. From 1977 till a few months SR never had a Gator. Two 90+ y/o's live directly on the Gator infested VERY SMALL pond. Sigh. None of these issues have anything to do with kind Office Staff. ALL of this began with the aquisition of SR by Cove Properties.

Lot Rent 1500 a month Camelot East, Sarasota.

This business has raised my lot rent to almost 1500 a month.
When I expressed concern, I was told they could "raise it for no reason."

I want to sell but there are currently 62 properties for sale within Camelot and Camelot East in Sarasota. They are barely selling (within the six months, online estimates show about five or six sold per Zillow & Realtor)

I need my money back. I need out. But with 1,500 dollar a month lot rent for basically nothing in return, why would anyone want to buy here?

Cove: lower the damn prices. You are pricing seniors out of their homes.

So many of us need out. Why are you making it so difficult?
Most of the staff is wonderful here, but the person running this place..shouldn't be in any type of customer oriented job.

Pleasant Living

I would like to say Cove Communities has really stepped up their game. I moved in Nov/19. Everything was run quite poorly.
I am very happy to say in this past year everything has changed for the better.
The streets are being plowed now when it snows.
The dilapidated Homes have all been repaired over the summer.
Now the place is looking as nice as the people that live here.
I actually call it Home now.
I have gone from thinking I had made a mistake to being proud to live here.
Thank you for stepping up.

Cove Expierience

I have lived in Strawberry Ridge for 24 years, was owned by Blair, but then sold to Cove. While under Blair, the lot rent was never raised more than 5 percent, and several times not at all. Since Cove purchased the property, the lot rent has been raised significantly twice. For 2024, my rent has been raised over $100 per month. In addition they are forcing all residents to pay an additional almost $600, by 12/15/23, or they will raise the lot rent by over $150 per month in 2024 in addition to the raise already imposed. They claim a property tax assessment issue in 2023. Many residents are on fixed income, some living on Social Security only. This imposes a hardship on many, some may have to choose between medications and paying these bills. Many are not in good enough health to go out and work to generate additional income. Cove has made promises of improvements to the community, but none have materialized. They dismantled the security system we had, leaving the park without security over six months ago, and thus far have not provided a working replacement. Coves actions since their take over have made selling homes in Strawberry Ridge less likely, have decreased the sellability of our homes, whereas before the sale to Cove, homes were selling well. Cove is all about profit at the expense of people in the time of their life's when they are most at risk. I would not recommend buying in this property or any Cove Property as long as it is under Cove Management.

Don’t buy into the hype

Don’t buy into the hype! They flat out suck! All Cove is concerned about is making money! They care less about their residents! Higher rent and no amenities! Yard service? What a joke! They buy the cheapest service available which does not trim or edge! The infrastructure is 40 years old. Water goes out all the time! Needs upgrades but they will not spend the money to make it right! They need a huge law suite!!

The Taliban has better customer service that Cove.

They get one star because I can't go lower. Cove bought out Jamaica Bay Village in Fort Myers in 2020. Their first move was jack up the rent for current residents. Move #2 was pass along property taxes to the tune of $1200 or more per year. Move #3 was to double the rent for any new people moving in. The park was savaged by Hurricane Ian last year. Cove mailed out rent increase letters before the lights were even turned back on! Thats how they roll. Rents are so high now, it's almost impossible to sell and get out. Cove cares about nothing but the money. They are a despicable corporation. Run don't walk from anything Cove.

They bought Bear Creek here in Ormond…

They bought Bear Creek here in Ormond Beach. I’ve had my house on the market for almost a year now and can’t sell because they will raise the lot rent by $350.00 on whoever buys it! The community here had a scheduled town hall meeting with Cove and they cancelled at the last minute!! They are apparently not concerned about communication with their renters. I personally feel like I’m a hostage here. I wouldn’t recommend them to an enemy!!!

Lack of Communication

My Mum owned a Cove residential park home in the UK and passed away in February. We had to sell her home and decided, because of Cove's brochure, advising us that there is no stress selling through them, and it takes 14 to 21 days, to sell through them. It took 51 days from when we signed contracts, and through severe lack of care and communication on their part, we may still have been waiting now if I hadn't emailed the MD to order someone to sort it out. I have a copy of an email, stating 14 to 31 days from the signing of the contract, that monies should be paid. Also, the brochure states, that as soon as a sale is agreed with Cove, they take over running costs, I.e. ground rent etc. This didn't happen, and we had to constantly ring to get the monies owed to us. Cove hardly ever returned a phone call, even though I have it in writing, the dates they were going to ring and didn't. After all was settled, I wrote to the CEO and the MD, with documented evidence of the way we were treated. I have received no reply from the CEO and only when I emailed the MD, saying I was disappointed that I had not received a reply, that the MD emailed me. Apparently, 42 days from signing the contract is the normal time for monies to be paid, even though I can find no written evidence of this in the brochure. The MD did admit that they were 9 days over this time. The MD said that the staff at Cove had acted satisfactory throughout the process, and they will look into the wording of the brochure. The whole process was as far away from 'stress free' for me as can be, and Cove literally don't seem to care. I will be advising my Mum's friends on the Park, not to do business with Cove.

Cove...No Perks.

Cove Communities bought our park three years ago, and changed the name from Lone Pine to Dunedin Village. When they arrived, lot rent was the same for everyone; now it's about $150 more, and they instituted a pass-thru tax. And now there are 5 or 6 different lot rates, and rentals, which we never had.
Our only perk is we have large lots. Cove promised many things, but nothing has appeared since they took over. We DO NOT have a clubhouse, pool, or dog park, as promised. But we are getting gates at the entrance, which nobody wants! We pay our own electric, water, cable, lawn care, and tree trimming is our responsibility! They don't give us any perks at all, but will tell you we've got large lots!! Well, those lots were here for 50 years, they didn't provide them!
Yet they raise the rent every year!
If you reach out to corporate, don't expect an answer, it simply isn't coming.
They brought in new homes to sell after pricing out the elderly on fixed incomes, whose lifelong homes are being demolished. These new homes are going for approximately $250K, with a lot rent tacked on at over $1000.
Looking for a nice park? Bypass Cove and keep looking!

was turned down due to supposively my rental application . I was going to buy the trailer out right in Sun Valley park . I gave them 3 months of proof income. I had proof could afford lot rent. wanted to buy trailer out rigtht. Dont go to Sun valley park in palm Harbor fl.who is run by cove communities. they couldnt tell me anything the credit was by a third party who they claim dont know who they are. what away to run a business. like a person said they are not the only park. So true.

I live in Cove Okotoks

I live in Cove Okotoks. Have sent in numerous complaints about Noisey Neighbours nothing gets done. They tell me to call Bylaw. I have talked to them, called Bylaw and even Cops. When does Cove take accountability for any of this? This is one of the highest Pad Fees in Canada 1125.00. Have to resort to boarding up my Bedroom window so I am not woken up every night because of 2-20 year olds running a muck with NO mother there and Cove not doing a thing. My other neighbour beside me their property looks like a Landfill and their yard is a Fire trap. They can't even keep Staff here and have closed the office in High River.

Don't bother

I've made multiple attempts on 3 different occasions and left messages by phone and email to contact this company in regards to a lot or mobile, on my last attempt I received a call back from head office and they informed me they would re-direct my inquiry to the right group

This has not happened, no phone call no email

If this is how you treat a potential resident I can only imagine how they treat an actual resident

I wish we had read the reviews of the…

I wish we had read the reviews of the company before dealing with them. They clearly do not care about anyone or anything when you read these. We repaired a vehicle in our body shop for them in Argyll in February and we still have not been paid. Now I understand why. THEY DO NOT CARE! They have a cheek to have a Modern Slavery Statement on their website. Is it not slavery when you make someone work and do not reimburse them? You should be ashamed of yourselves Cove. Pay up !
