Clyde property Helensburgh
Clyde property Helensburgh - the most unsavoury estate agent on the market. I was on the buying and selling side of them and never again. They over inflated prices, use shoddy tactics of “cash buyers” and the amount of properties that go back on the market after the first offer speaks volumes. If your face fits they will pander to you as they are money driven but if they know your circumstances they will deliberately lie. I lost a genuine buyer because of this then tried the same nonsense when I put in an offer. Awful branch.

Dreadful company, whether seller or a buyer, avoid like the plague
We recently went to view a property at Balvaird Crescent in Rutherglen listed by Clyde properties. It had been on the market for six weeks at that point. We had spoken to someone in the street who knew the owners and told us that, the owners were hopeful they would reach the home report price.
We went to view the property and there was no power working upstairs and no light in the bathroom. There were signs of damp and a large gap in the tiles above the bathroom window which also suggested damp.
The person conducting the viewing seemed ill informed and uninterested. We asked about our concerns to be told they'd take a note and someone would contact us the next day.
Someone did, but only to ask if we wanted to put a bid in. Not to reply to our questions.
Despite it being a project, and without any feedback back from the estate agent it had decent bones and was in teh area we were looking for so figured it was worth putting a bid in as a project house.
Given the utter lack of communication from the estate agent and some concerns we did put a bid in at £5k under home report.
The estate agents rejected this and said their client was looking for ten grand over home report. Given we'd spoken to a neighbour and knew what they were actually looking for this seemed a bit odd, but we went back at £5k over the home report.
This was dismissed again with a story about a cash offer.
I have subsequently spoken to someone in the industry who informed me that Clyde are notorious for this. Their pricing structure gives them a major financial boost to their fee if they get over home report price.
As a result of this we formally withdrew both the bid and the note of interest, as we refuse to be held over a barrel by a company who have no interest whatsoever in replying to questions from potential buyers.
If you are a potential buyer avoid them as they will just mess you around.
As for this house. It has now been on the market for seven weeks with Christmas and the traditional market slowdown approaching, it is not listed as under offer which means the cash offer was eithe nowhere near what they claimed the buyer was wanting of simply an outright lie to try and raise Clyde's fee.
As a result their greed has lost their client a serious buyer. IF you're thinking of selling please bear in mind that this is the position Clyde Property will leave you in.

Last company you would want to use for any sale or purchase. Absolutely no attention to detail. Do not reply to any emails promptly, when they eventually do it's either incorrect or very late.

My partner and I recently sold our southside flat using Clyde Shawlands and we couldn't recommend them highly enough. From our initial contact with Clyde through to accepting an excellent offer for our flat, the process was seamless and highly professional at all times. Very well presented house details, including great pictures and the excellent walk through and video. Proactive, friendly and professional staff at all times who go the extra mile (including going back to let my cat out of the garage for me when I was away and she'd sneaked in during a viewing they hosted for us - thanks Cara!)
Highly recommended for a professional and proactive service
Clyde were so professional and efficient in all aspects of my property purchase and sale. Staff were helpful and proactive in following up with viewers and keeping us updated on progress. Their online video and photos really captured interest and ensured that we had lots of viewers in the 2 weeks our property was on the market for.
Selling your home can be challenging
Selling your home can be challenging, however the team at Clyde Stirling were great. I love the portal they use for monitoring the progress of your viewers and sale. I found dealing with Julie and the team enjoyable. I was kept up to date with everything and I felt they were doing their utmost to get the best price for my house. No hesitation in using them again.

Selling remotely...
It is not easy to sell a house when living in another country with an 8 hour time difference. But, after an initial face to face meeting with Gavin, everything else was handled remotely. Photography and video footage was excellent. Everyone we dealt with at the Clyde Bearsden office was friendly and helpful. Nicola gave great advice and guided us through the whole process. Would definitely recommend Clyde for professional service.

Avoid this letting firm. Its a bunch of highly incompetent and unprofessional folks I have ever dealt with. Within a span of 3 days, I had 3 different narratives from this company for the same property in Finnieston. Stay away from this letting firm.

Bad management, no care for furnishings and no proper monitoring of condition of rental property.
I had rented out a furnished flat with Clyde Property in the West End of Glasgow. It was in prime location and was our family home.
I informed the letting agent before the rental in 2023 that I would be away for a year due to personal circumstances.
During the visit by the agent, I explained the sofa and bed had been purchased from Flexform and was expensive and explained it would need care especially as it was a coloured cream.
Clyde failed to convey the information to their regular client and he washed the sofa. It had not been dry cleaned and resulted in the fabric shrinking.
Furthermore it was then forced back on to the sofa and the ends of the fabric became torn. It also affected the shape of the sofa.
I had a management contract with Clyde and did not receive regular inventory reports. Even after highlighting the issue to them via email they failed to mention it in their inventory report.
For 3 months I have chased to get the tenant and Clyde to get the fabric replaced and sent quotations. I did not get anywhere.
Many further issues had occurred during the year where Clyde were quick to make decisions without informing myself the landlord.
I am now left with a massive repair bill on a sofa. Clyde Property's response at the moment is to make a claim on the deposit and take the client to court. In the meantime they have rented out another flat to him.

No flexibility for visiting houses when you work all week.
As a buyer, I need to skip out on viewing a house at Clyde Property. They have no flexibility about timing for people who work Mon-Fri 8.30-5-30. If you don't meet their 9-5 schedule, you can't visit the houses they offer, and we both work Mon-Fri all day, as most people. This has never happened with all the other agencies. So, we can't go for any house they manage.

Valued my property at low value. Discussed property value with allied Surveyors who came up with same value. Did ask alan from Clyde properties if he valued the property for tax reasons and he said yes. DONT USE value properties way less than what they are worth and hound you to sell
