I wanted to pay my Help to Buy Loan - Ben Hess helped with the process from start to finish. The AML bit was to and fro but his guidance was really useful. I would recommend their services highly. We completed well in time.

Extremely poor communication during a time-sensitive Help to Buy redemption. We started the process in January 2026.
We need this firm to complete outstanding solicitor-side actions so that we can repay our Help to Buy loan. Despite this being time-sensitive, my wife has sent three separate messages without reply. I also called the firm and left a voicemail.
I then sent a written message making clear that we needed confirmation by close of business of the exact outstanding actions, who owns them, and when they would be completed. That deadline passed and we still received no response.
This is not a complicated request. We are simply trying to understand what remains outstanding so the redemption can proceed. At the moment, we have no clear idea what stage the matter is at, what is being done, who is responsible, or whether anything is required from us.
The delay is causing us financial concern, including the need for a further valuation, an increased redemption figure, and the risk of the Help to Buy loan beginning to accrue interest.
In my opinion, the service has been unacceptable. We have now had to raise a formal complaint simply to try to get a response and get the outstanding work completed.

The conveyancing process was handled in a friendly and professional manner. While it took longer than expected due to a break in the property chain.

Absolutely horrific incompetent solicitors these were acting for a party bottom of our house chain and have cost me thousands of pounds due to there lack of ability to complete simple tasks during the conveyancing process causing unnecessary stress and delays.
As we were about to discuss exchanging contracts they disclosed they hadn’t yet requested searches this was almost 3 months in. Taking 8 weeks to check proof of funds this should be done straight away.
Everytime we were ready to exchange they through another issue in to delay things: needing to request funds and not leaving enough time, raising enquires last minute and not replying to the solicitors or estate agents with what was actually happening. There agreed time to complete turned into another month later never have I worked with such slow incompetent conveyancers.
Would tell anyone to avoid even thinking of using.

Absolutely avoid at all costs!
I cannot begin to explain the trouble we are currently having with this firm. Their staff seem completely incapable of carrying out even the simplest tasks, such as returning phone calls. They often fail to respond for days or even weeks at a time, and when they finally do, their response is no different from what it was two weeks earlier.
We should have completed on two separate occasions over the last few weeks, but due to their sheer lack of communication and urgency, this has repeatedly fallen through.
I sincerely hope this review reaches potential clients and makes them reconsider choosing this firm.
We are now at risk of losing our new home. We have missed several family events, and this situation has even begun to affect potential job opportunities, as everyone knows changing jobs during a house sale can create complications. I have never felt so exhausted and deflated by a single company.
One of the first things a conveyancing solicitor should do is ensure source-of-funds checks are completed and approved. Astonishingly, this basic and widely understood step appears to have been overlooked by this firm's employees.
My advice to the company going forward would be simple: communicate and prioritise. If you are handling a case with a known deadline that you have been aware of for over a month, do everything possible to meet that deadline rather than leaving important steps until the day before completion. If delays are unavoidable, communicate this clearly and honestly with your clients instead of hiding behind solicitor jargon.
I can only hope we complete soon so that I can finally wash my hands of this firm. Otherwise, we will seriously consider taking further legal action — obviously not through these solicitors.

Absolutely horrendous! Used to buy a property and the solicitor was unresponsive continuously. Luckily we had a financial advisor who could escalate our case repeatedly. It took her over 2wks to review one piece of paper and this was on more than one occasion. We almost lost the property as the vendors were fed up with no response to their solicitor from ours also. The mortgage had to be extended as it took us past the expiration date for the mortgage in principle. It wasn’t a difficult buy, no occupants, no chain.
We finally got to near completion to find out from the estate agent that our solicitor had left the firm (2wks previous) and that they “would get round to letting the clients know eventually”!!!!!!
The solicitor that took over the case for the last few days was brilliant, wish it was her from the beginning.

Tom was very calm and methodical. He listened carefully to what we wanted and we felt listened to. At no point did we feel rushed and bearing in mind we were asking Tom to prepare our Wills and LPAs, this was important and appreciated.
