She has dealt with all queries rapidly and has arranged necessary maintenance and certification efficiently. Most recently she tracked down invoices which provide evidence that critical work was undertaken following a fire safety assessment.

Claire Singleton took over as the property manager for our estate fairly recently. Previously, we have had a very poor service from previous managers at Caxtons. Not to dwell on those, Claire is frankly excellent has shown what should have been done to manage the estate and issues previously. She is professional and courteous and in a recent AGM, very calm when an angry and rude resident challenged her. She deals with issues promptly and she is approachable and readily available. Feel grateful that she was assigned to our estate and have full confidence in her.

Terrible
Caxtons were the managing agent,appointed by the freeholder of my property, for 4+ years and I can honestly say that I have never dealt with a worse company in my life. They never knew what was happening with the account money wise, to begin with they used to send me invoices with no annual budget in place, when there was budget the amount demanded did not correspond to the budget, when I asked them for end of year statement of accounts/actual spend it usually took them more than 12 months to produce, if at all, however I have been charged for accounting fees each year. When I asked for receipts/ further substantiation there was always discrepancy between what they claimed the actual spend was and the amount of invoices provided (more often they didn't even provide any substantiation). At the beginning they used to say that I owe them money, even though I have paid them and it took months for them to figure out and acknowledge my account was up-to date. Each year they tried to set up inflated budgets significantly higher that the actual spend across the last few financial years with no justification or logic. When there was a surplus on the account we never saw a penny, the list goes on and on and things did not get better it was a consistent 4 years struggle. Every time I received a letter from them I was anxious to open it as I knew it would be another mess that will take me months and hundreds of emails to resolve. I was so relieved when the freehold was sold this year and the freeholder appointed a new managing agent, but unfortunately I heard from Caxtons again today, they send me a first arrears reminder for service charge and ground rent for periods post the termination of their contract as a managing agent, not to mention that they never send a demand in the first place for this to have been escalated to their credit control department. I honestly believe I have a PTSD as a results of my interactions with them over the last 4 years and hundreds of email and empty promises from them. The only positive thing I can say is that when there was an emergency in the building for example a potential leak they responded quickly to investigate but the work they did in the property was minimal and barely covering the minimum legal standards. The building didn't even have emergency exit signs until a year or two post their appointment, I would have had an easier and significantly cheaper life if I managed the property myself (it was only 4 flats) so as much as I want to have been able to leave a slightly more positive review, my experience was terrible and if I can save someone else from going through what I went through then I am happy to have spend the time writing this review.

Rats in Priory Court in Dartford .
I live in Priory Court in Dartford .
We have had a rat problem in our bin are for some months. Although I have sent photos and other details nothing appears to have been done and the problem is getting worse.
The large wheelie bins we are supplied with have a large hole in the bottom . The rats are able to get in and help themselves to food in the black sacks inside.
