From start to finish our experience with Bewley (Princess Gardens) was wonderful! We have recently moved into a Bewley home and love it.
The team were always so welcoming and friendly! Cheri-Ann in particular was amazing! Nothing was ever a problem for her and she helped all along the way from negotiations and throughout our sale / purchase right up until completion which helped speed things up - we're so grateful! We were never ever pressurised into the sale and never just left after the purchase completed.
The customer service team were in touch straight away after our move to introduce themselves and have been helpful.
What was really lovely is, our little one was always included whenever we took him along to the development and we were able to pop by and see our new home at any time, it was never any bother for Cheri-Ann.
The wrong colour carpets were accidentally fitted, but as soon as we told Cheri-Ann they were changed painlessly within a week - no issues, no questions asked which was amazing.
Since moving, all of our snagging issues have been picked up immediately, the assistant site manager George has also been wonderful and so helpful! He provided us with a schedule and snags (all very normal things to expect with a new build) were sorted over two days within 2 weeks of raising.

Our dream was always to own a Bewley home.
We came close to buying at Bellmount View in February 2025 but decided against it because my daily commute would have been too long. When we heard about the upcoming Princess Gardens development in Bishops Green, we registered our interest immediately and patiently waited for the launch.
Seven months later, on 6 September 2025, we were invited to a VIP early access event. We made sure we had the first appointment so we could reserve our preferred plot: Plot 12, The Lambourne, a five-bedroom detached home. Jane Saunders (who I understand has since left Bewley) showed us the show home and our future plot, and we agreed a part-exchange deal at the asking price of £899,950. We left feeling incredibly excited.
At this point, my wife was eight months pregnant, and we were expecting to move into our new home in January 2026.
That excitement quickly faded.
We were unexpectedly contacted by an estate agent instructed by Bewley to market our existing home through multiple agents. This had never been explained during the sales process. With my wife due to give birth within two weeks, we contacted Jane, who apologised and acknowledged that this procedure had not been made clear.
To his credit, Brett Reeves, Head of Sales at the time (who has also since left Bewley), visited our home and agreed to delay marketing it for six weeks so we could settle in with our newborn. We genuinely appreciated that gesture.
Unfortunately, after that, communication became extremely poor.
We regularly had to chase for updates. Incorrect flooring was installed, and we only discovered during a visit that security bars would be fitted to the upstairs windows to meet building regulations. Nobody had informed us of this beforehand.
The only consistent communication we received was pressure to exchange contracts, despite documents containing errors and several important questions remaining unanswered.
The lowest point came on 22 December at around 4:30pm.
I received a phone call informing me that unless we signed the contracts by 5:00pm that same day, Bewley would withdraw from the sale and remarket the property. Our solicitor's office had already closed for Christmas, we had not reviewed the final contracts, and there was simply no realistic way to comply.
Although senior management later withdrew that immediate deadline and extended it until 5 January, the damage had already been done. Being given what felt like an ultimatum to exchange contracts just days before Christmas, without access to our solicitor, completely destroyed our confidence in the purchase.
That was the moment we decided to walk away.
If you've read this far, you might be wondering why this review is titled "Thank you."
Because, in hindsight, Bewley's actions led us to make a decision that turned out to be the best one for our family.
Instead, we purchased a five-bedroom detached David Wilson home in a better location for the same price. Their service was everything we had hoped for: they accepted our home in part exchange, paid our stamp duty, and because the property was an ex-show home, it included all the furniture and a fully landscaped garden. We reserved in January and moved in by the end of February.
Looking back, pulling out of the Bewley purchase is one of the best decisions we've ever made.
Interestingly, Plot 12 is still available, and the asking price has since been reduced by £60,000.
We wanted to love Bewley Homes. We waited months for this development, committed to buying, and invested a great deal of time and emotion into the process. Sadly, poor communication, a lack of transparency, and unnecessary pressure at a critical stage left us with no confidence that we were making the right decision.
In the end, the house may have been beautiful, but the buying experience simply wasn't.

I cannot advise you to stay away from this company enough. Second review – still have unresolved issues after living in our property for 18 months.
This is now the second trust pilot review I have left because, despite previous responses from Belwey asking for details so they can get in touch, no contact is made and nothing is resolved.
Buying our home with Bewley Homes has been an excruciatingly painful experience from start to finish. We have now lived in the property for over 18 months and still have multiple outstanding issues. The buying experience was horrendous and nothing has improved in terms of their aftercare. One of the main issues is a ripped/unfinished carpet throughout our home that was reported at our welcome visit. The carpet has since been discontinued, and the company now appears to be trying to avoid taking responsibility for resolving it.
Over this period, we have been passed between three different customer service representatives, with two leaving the company. Communication has been extremely poor throughout. Emails and calls are routinely ignored, and when we are told someone will contact us, they simply don’t.
It genuinely feels as though there is little care for customers once the sale has completed. There seems to be no pride in the product being delivered and no ownership of the issues being raised. Instead, it feels like customers are simply being worn down until the two-year warranty period expires.
After spending all of our savings on what was supposed to be our dream home, the entire experience has been ruined. We are exhausted, frustrated, and have reached the point where we no longer have the energy to continue chasing issues that should have been resolved long ago. Bewley Homes has completely drained us and turned what should have been an exciting experience into a deeply stressful and disappointing one.
Bewley- please do not reply asking me for details to get in touch again unless someone is genuinely prepared to take ownership of these outstanding issues and finally resolve them.

Long term review. Unfortunately not good. We seem to be experiencing the same issues as all the other negative reviews i.e. poorly fitting doors, shoddy internal fittings (the pipe from the tap to the shower head wasn't long enough and had to be replaced) along with many other examples (poor quality plaster board etc). We are selling up and will be moving to an older build where hopefully all the above is not an issue.
Finally, very surprised at the amount of 5 star reviews that appear very similar or seem to be corporate based and nothing to do with the house quality at all – very strange.
We recently met with Cheri-Ann to discuss purchasing a new home at Princess Gardens in Bishops Green, and we couldn’t be happier with the experience.
From the moment we arrived, Cheri-Ann was incredibly friendly and welcoming, instantly putting us at ease. She took the time to answer all of our questions thoroughly and gave us the space and time we needed to take everything in.
What we appreciated most was the complete lack of pressure; she genuinely wanted to help us find what was right for us rather than just making a quick sale.

Having posted back in 2023 a glowing review. The rose tinted glasses have well and truly been ripped off. Do not buy from Bewley. Scammers. Garden replaced 3 times, still a joke. Estate not adopted properly by a management company. Council refuse to adopt roads that are already crumbling. Cost cutting is shocking. Leaks for lots of houses 3 or 4 years on. Missing insulation. Awful service. Really beware before buying from them. Very very disgruntled neighbours
Having previously posted a balanced but glowing review following the purchase of our house last year, it is only right that I now provide an equally balanced but not so glowing review that addresses the post completion process.
Bewley cannot do enough for you when purchasing a house, yet as we and others on our estate are finding out, they do as little as they can to close out snags and resolve issues once they have your money. Stalling, deferring, and avoiding, are words that generally apply about the post sales services when speaking to neighbours.
8 months after moving in, Bewley have simply given up closing out snags that were reported at handover. The post sales team work on the basis that either customers will eventually stop complaining or give up and deal with the matters themselves.
The plans and images that they share to help you buy into the 'Bewley Dream' evaporate as soon as they have your money, and the reality, which the brochure fails to prepare you for, is a surrounding landscape of flat mudded areas, dead plants, dead grass, dying trees, and incomplete areas, which despite initial messages of support to address the issues, translates in to a wait and see approach until the next planting season, some 12-15 months after residents first moved in and started to raise concerns. Stalling and deferring at its best
In summary, the after sales service does not compare to the pre sales service, so anyone considering a new purchase, I would suggest that you keep your expectations low when you move in to avoid an inevitable disappointment.

Similar experience to the other 1 star reviews in regard to deadlines on exchange of contracts, they basically act like bullies when they don't get their own way and threaten you. They ended up putting the house back on the market because they were being inpatient, even though they knew the hold up was with the council releasing some paperwork over the X-mas holidays. I won't deal with them again and warn people away due to what we went through. They don't care much for the stress they put you under, especially considering it wasn't a cheap house we bought.

Bewley homes have not disappointed. We have been looked after right from the get go in our journey of buying our new home.
