Favourite hobby is taking/losing money from landlord and tenant

They accidentally sent us the previous tenants check out report with some unreasonable charges to the previous tenant and some reasonable.

What they charged for was not fixed and was conveniently left those broken things out of our inventory.

Broken back which was ignored.

Will significantly increase your rent every year (even when it does not meet with market rate). We were told the landlord could not afford to charge less, but when we left they signifcantly dropped the price of the property by £150 (and considering the next increase would have been £50) theyve basically lost the landlord a significant amount per month.

Rude and unprofessional emails when they want you to do something. E.g. asking to inspect the property, rather than asking politely it jumps straight into its your contractual obligation to provide us with this we are coming on date and time. No, if you are going to be rude you are going to find very quickly that I will be in charge of when you can and cant come and it will be out of office hours.

Spent 2 days cleaning the house and yet they still try to charge cleaning fees for a fluff piece and leaf on the floor (which im convinced came from their shoes, as its not present in the photos i took of the place before i left), some rust on the oven hinge, and finger print smear marks on the stove (which again wasnt present in the photos i took right before i leave).

Estate agents do suck. If you have to use them, dont let them bully you, be well aware of your rights as a tenant, be prepared to dispute unreasonable deposit deductions, be pedantic with adding photos of damage and the slightest bit of dirt to your inventory and pedantic about taking photos before leaving the property.

Also remember, just because something is in your contract doesnt mean its legally allowed by law. Research your tenant rights, dont let them bully you. Use citizens advice and shelter.

And re deposit disputes. The service only holds onto the amount disputed, and will refund any undisputed amount. Feel free to call up the deposit scheme, they are super helpful and will tell you when welet are taking the piss.

When we moved into the property we were renting with We Let Properties they were really friendly and helpful. After we moved in we noticed a few things that didn't mark the ingoing report. When we asked to add these to the ingoing report they said they don't do that, but we can keep them for our own records if we want. Red flag.

I don't want to say we were perfect tenants, but we were never late on rent and never had any issues with the property.

When it came to renew at the end of the year, the contract said they could only raise the rent in line with RPI, which was 4% that year.
They tried to raise the rent by 15%!!!
When we challenged this, they said that it didn't matter what the contract said as the renewal would be a new contract, so they could raise it whatever they want. Another red flag.

We negotiated a more reasonable increase, and stayed for another year. Once again we were great tenants, no issues.

When it came to us moving out we had the flat professionally cleaned, and it was spotless.
When it came to getting our deposit back, We Let Properties insisted that it was dirty and tried to charge us £197 for cleaning, and an extra £105 for the bath sealant being mouldy.

Luckily we had a report written by Jodie mid tenancy, where the bath sealant shows to be in worse condition than when we moved out, and she marked it as "excellent" and "Professionally Cleaned" in the report, and that they expected 0 issues at the end of the tenancy. Either Jodie has lied at some point or Jodie needs to learn how to properly write a report. Might be worth retraining her either way.

When I disputed it with We Let Properties, asking to see the invoices, Jodie stopped replying to my emails. Not only is this unprofessional, but just rude.

Luckily I will not give up easily, and after taking it through the deposit dispute, we got our deposit back. But it took us nearly 3 months of arguing with them.

I have read prior reviews about how We Let Properties will try and take your deposit for no reason, and I now know this to be true.

Avoid We Let Properties at all costs!

We Let Properties is disappointing and unfair.

I have never lost money on a deposit before because I always leave my homes cleaner and better-maintained than I received them.

They charged us for cleaning issues that didn’t exist and for removing items that were already in the flat when we moved in, despite clear evidence. After waiting over a month, I had to accept their deductions under pressure because the alternative was waiting another 4-6 weeks for a DPS dispute.

They ignored evidence, removed only a small portion of their unfair charges, and dragged out the process—making it difficult for tenants to get their full deposit back. I have since seen many other reviews reporting similar experiences.

If you rent from We Let Properties, be prepared for a frustrating deposit return process. Based on my experience and others, they do not handle deductions fairly.🚨

Excellent agency for landlords in Manchester

Wayne and the team at we let properties in Manchester are the most professional agency i have dealt with as a landlord. rentals process from start to end is very well managed with clarity on Fees and administration process. The manage many issues without the need for landlord involvement and this has allowed me to reduce the time i spend managing properties. highly recommended.

Trapped in a car park, feeling good

In the end, I didn't sign on to one of their lettings (sorry), but they were extremely friendly, informative, and helpful throughout the entire process. Out of all the estate agents I've been in contact with, WeLetProperties have been the best overall and they will be my first choice of agents when I next move out.
Although I DID get trapped in a secure car park for about 10 minuets after the viewing! (That was not their fault, but the fault of whoever made the lift and auto-locking doors).
