Take money but don't advertise

After spending a long time making my sales ad, talking to estate agents about the best time to launch etc I attempted to launch on Monday morning at 08:30 only to find my money was taken, and no advert posted.
They then created two alerts that they needed ID and proof of ownership - both fair enough, and easy for me to provide. 2pm and they still haven't started processing a simple driving license and insurance document that I uploaded so I've missed the critical Monday morning zoopla and rightmove mail shots.

Awful service for what should be a simple document check.

We do make it clear before you start to create an advert that we will need to get documents from you and verifiy them before your ad can go live. We also do warn that the process may take a number of hours (or even until the next day) to complete.

Looking at the records, your documents had been checked and verified, and your ad was live, before 2pm.

Please can you give a little more clarity? What communication is lacking? Rightmove is definitely working - I've never known their site go down once in the 20 years we've been working with them. Also all enquiries are forwarded to you automatically 24/7 (no human is involved in the process). The only reason you will not receive one is if the enquirer has not given us permission to share their details with you. This is their legal right and occasionally an enquirer doesn't want their enquiry shared.

Excellent company to deal with. Much better than open rent.

Fantastic support and intuitive interface to help the landlord deal with tenant enquiries.

Highly recommend this company

Highly recommend this company. I am a portfolio Landlord, I have sourced all of my tenants through Visum for years. The website is easy to navigate, properties are upload to rightmove within hours, I receive interest the same day, I have managed to source respectful and trustworthy long term tenants many of whom have been with me for years!!! The notes section on the Visum portal is genius, I make several notes against each applicant to qualify applicants prior to viewing. Only this week have I have I sourced a tenant, completed referencing and all the legal documentation and agreed a move in date with my new tenants within 5 days for their initial enquiry! The process is seamless more importantly the tenants can engage with their Landlord and source information much better than an arms length relationship via an agent. Visum offer invaluable support to Landlords through the referencing process. I have just finished letting 1 property and will be advertising another in a month.
I would highly recommend this service to any novice or experienced Landlords alike. My tenants I sourced from Visum this week have said it was the most easy stress free process they have ever come across which for me was really good feedback. A big thank you to the whole team of Visum.

A total waste of three hours trying to…

A total waste of three hours trying to upload pictures over and over again to the site. Also putting in details which disappear and no ability to save. Visum provides a good service generally but it's digital front end seems to be getting worse. Annoying, frustrating and have had to make three calls to the team that run the site.

All good

I have used Visum for many years. Mike has always been quick to respond to emails and the phone was always answered. He has now been replaced by Mark Baldwin who is very responsive and helpful.
After some hicups this week (me misunderstanding what I purchased) and finding out that advert editing is now locked unless you contact Visum and ask them to unlock it so you can make edits, all is good again.

Shockingly bad customer service

Rang their customer service as a speculative customer to sell a property.

The quality of service was shockingly poor. Mike was abrupt, deliberately unhelpful and clearly wanted to just end the call. He showed no interest or engagement in a very simple question around how long a photographer might be able to take pictures, by way of example.

Avoid.

I have used Visum for 15 years and…

I have used Visum for 15 years and always rented my flat with a tenant through Visum. Its quick and easy to use and I have always been successful using it so never have used anyone else. Would definitely recommend them and use them again myself.

Not a great start

We created an advert to sell our property and uploaded all the necessary documentation 48 hours ago and we've still not gone live with our advert.
The FAQs on the website say this should happen within several hours (up to 24). After 24 hours I messaged and was told 24-48 hours.
After 48 hours I called and got through to Mike. As previous reviewers have stated, his customer support skills aren't great - pretty abrupt and rude. I was told he didn't know what was happening with our advert and that was it basically. Not a great start.

We operate under strict rules for verifying our customers' identity and their relationship to the property when it comes to properties listed for sale (it's not as strict for lettings properties) and so we have to be sure everything is right. Improvement needex…

I'm pretty adept at online applications. There were a number of discrepancies that led me to cancel my house sale advert. In particular some aspects lacked transparency.
Most of these would be very easily resolved if someone took the genuine time to hear another opinion.
It started with the misleading online advert, £80 set up fee, great I thought some help with set up. Not so it's another sneaky add on, a money laundering fee not made clear in the advertising.
Sadly online launch of your advert is delayed whilst your advert is checked unsure how many days that takes out of your paid for first month's premium. This should be stated upfront and your paid premium only started once all checks completed. Instead it starts counting down from the day you pay.
The money laundering check did not seem to accept a water bill as utility bill/address ID even though I provided it as was dated within 3 months of current date. I was then asked for proof of property ownership such as mortgage statement. If you require a different level of address ID for money laundering then a streamlined more specific ID list could be provided.
You are not allocated a customer service agent for queries upon set up. This is important as everything is automated and if you don't tick all the boxes you don't go live. Eg EPC you go on govt website and are not offered your EPC in pdf format, no one at visum does this for you, so your box doesn't get ticked so you don't go live online.
The wording on some of the automated emails you are sent is blunt to aggressive and would have been useful to have lots of this information in advance of set up, not the auto emails causing delays after purchase.
Finally there is no 14 day cooling off period which for all normal estate egencies you get. You wouldn't need this if purchase/set up was transparent but it's not.
The product is a great idea but sadly the automation/admin/set up leaves you frustrated and out of pocket.

Pricing is detailed on our website at the link below where anyone can see it before they go to the trouble of creating an advert:

As you can see, the £80 fee is clearly described as being to cover the due diligence process that we need to follow on all clients as part of the government’s anti-money laundering, anti-organised crime and anti-terrorism goals. It’s not called a setup fee and says nothing about giving help with setting up your ad.

Your property ad will not go live until we’ve completed these checks. This would be exactly the same for any estate agent of any kind, whether a traditional agent or an online one, and is not a situation that is unique to us.
How long the checks take depends on who you are, but on average it’s a couple of hours. For complex cases it might take a few days until we’re satisfied. You will always get the amount of advert time that you paid for.

A water bill is perfectly fine to show your connection to the address. I’m not sure why you think we wouldn’t accept it? We request a document that shows both your name and the property address.

Regarding your EPC, we link you to the government’s website so you can check to see if you have an already existing EPC. The idea is to save you paying for something that you don’t need. The option to print out your EPC on the government website is clearly displayed on the left-hand menu, so – if you need to – you can print it to PDF and upload it to our site. We made the assumption that people would be able to figure this out, but maybe we should not have. I will reword that section to make this explicit.

You are allowed a cooling off-period for as long as you wish, but it ends the moment you choose to put your ad live online. The reasons for this are because, when we put the ad live, we incur a cost from the places we list it. Also we do not want people receiving enquiries, selling or letting their property, then claiming their money back. The way we do it is legally compliant and perfectly straightforward.
