As a renter, I inquired about two different properties on two different rental sites, with rentals originating with TurboTenant. The basic inquiry online form on both sites was generated by TurboTenant. I received an email from both sites that this inquiry, with a few basic questions, had been sent to TurboTenant. I then received an email, "Pre-Screener" from TurboTenant, telling me to tell the landlord more about myself. In then received additional emails from a different email address (may have originated in another country), asking for similar information, despite the fact I'd already completed the "Pre-Screener" from Turbo Tenant, with very invasive financial questions, DOB, etc. Due to the way the request was written and other clues, I concluded this was a phishing attempt and did not respond. I then received follow-up texts, asking me what the status was. The number generating the text was not a Turbo Tenant number. When I informed TurboTenant about the situation in several emails & reported that their site must not be secure since someone was emailing and texting me with knowledge of what properties I had inquired about, all they told me was that they have several security is important to them, that they had several security measures in place, and that I should read their suggestions about how to identify rental scams. In this instance, I wasn't responding to bogus listings so there was nothing I could have done, since the problem came from their apparently vulnerable system. They didn't seem to care & took no responsibility (emails from a few different people there). They never asked for the email address I received inquiries from in order to investigate. I even contacted them on Facebook to see if the text number I received from both properties was connected to them and they said it wasn't. They asked why I was asking and when I told them, I never got any response. Very disappointing and dangerous since the majority of rental sites accept their listings. I'm fortunate that I suspected the phishing attempts via emails and texts and didn't provide information, but I'm sure others would not be as lucky.

After Azibo was acquired, I was moved to TurboTenant without clear communication. I was told I had a free trial of their platform that expired, but never received any notification emails about this. The "free" version now charges fees to my tenants with no warning and has limited access to support. They are nearly impossible to reach—the FAQ is broken, the AI bot is unhelpful, and chat agents take forever to respond with copy-pasted answers. Very disappointed with this transition and their agents; Hannah, in particular, who told me that I must have missed or deleted the email explaining that the "free trial" was expiring, which I can confirm for a third time was never received.
I will also add that the agent, Hannah, offered me a promo code of $29 off for 1-year, then stated that this is the absolute best that they could offer; a quick Google search turned up a different code, COMEBACK25, which was 30% off of 1-year, nearly double her "best" offer. Further show of dishonesty by their own team.

As a tenant it is terrible. We use them for our HOA for both owners and renters. Can't get anything done, the management never responds to emails or requests. It doesn't even seem the requests are being read I never even get a response. As just one example, there has been a damaged exterior lamp for two years, I've reported it at least a dozen times. Not even a response. Also, there are common area bulbs burnt out, and the AI chat recommends that I "replace the bulbs" myself. Nope. I feel sorry for Nick, our property manager, because the gentleman who owns several units is not supportive (nice guy, though), but that doesn't excuse not getting responses when I put in a request ON THE APP. Not even the courtesy of a reply.
