Above and beyond

I have nothing but good things to say about our experience booking a villa in St Barths with Top Villas. Enya our Guest Experience Specialist promptly responded to all of my emails and helped coordinate everything from the rental car to dinner recommendations and reservations, as well as beach clubs. The villa itself was perfect and exactly what we wanted for a private, romantic stay on the island.
Pablo, the Top Villa rep on the island met us at the airport, brought our bags to the villa and responded to texts immediately regarding any questions we had. We unfortunately had to cut our stay short due to a family emergency back home and Pablo was invaluable helping to arrange getting off the island, canceling multiple reservations so we wouldn't get charged and even transporting us from the rental car company to the ferry so we could catch a flight from another island.
I'm so impressed with the entire team from Top Villas and look forward to booking another trip through them soon.

Never Again!

I do not recommend this company at all!!! The heat was broken (59 degrees in the house for 2 days) and no one would respond to our phone calls. The dishwasher flooded. There were blood stains and urine stains on the mattress pads. We tried contacting multiple times, but no one answers the “24/7 emergency” phone number. We finally had to contact VRBO, but they couldn’t contact the host either!
Never again!
UPDATE 1/23/26 - In response to the business's reply...
I am so disappointed by this reply, as the facts are not correct. The heat issue should have been addressed immediately, not within 48 house. It was 59 degrees in the house. We called the number that was provided all night long, with no response. The next day, we were in contact with the Top Villas team. We were assured that the problem was fixed, but it wasn't. Still 59 degrees when we got back to the house.
The dishwasher issue was reported on Sunday, the day before we left, but I never got a response from anyone.
The dirty linen issue was only discovered when we stripped the linens from the beds before checkout. (I don't usually check the mattress pads for blood and urine stains when we check in. I trust that everything is clean.)
I asked for a 2 night refund, which was refused by Top Villas. Instead, I was offered a 10% refund of $102.10, which isn't even close to a 2-night refund of a 4 night stay. I reached out to VRBO to see if they could get a 2-night refund. They contacted the property manager (it took several tries) and the refund was denied by Top Villas again. I did not sign the waiver because I did not accept the offer.

Having checked our records I can see that the Top Villas team was in contact with you extensively by phone and email during your stay. I apologise if you were unable to get in contact with the Property Manager directly, however we did provide their contact information in the welcome pack sent to you prior to your stay. Nevertheless, we will follow up with the Property Manager to ensure that the information we have for them is correct, in order to avoid any miscommunication in the future.

Regarding the issues you mentioned, the property’s heating system was addressed within 48 hours. The remaining issues were not reported until the last day of your stay which meant that the Property Manager did not have an opportunity to resolve them for you in house.

To be clear, you did previously confirm your acceptance our original offer in writing, however it seems that the waiver required to finalize this refund was not signed, which we believe has contributed to ongoing frustration. However, in recognition of any inconvenience caused, Top Villas did increase our goodwill offer to a 25% refund of your property rental fee, which we do believe is a fair resolution under the circumstances.

Please be assured that we have reached out to you directly today with a view to resolving this matter to your satisfaction.

i booked a flex 30 and was told you…

i booked a flex 30 and was told you could cancel for any reason. When I wanted to cancel I was told that I only get 80 percent of my money back and the other 20 percent can only be used to book through top villas at another time. I had to read through many many pages on the lease to find this rule. You really need to be upfront and honest. Why tell people you can cancel for any reason for 30 days when you don't get your money back. Will not ever use top villas again

Please do thorough research before booking with this company.
We paid nearly $90,000 for one week in Florida, and the experience was completely unacceptable from the moment we arrived.

For the first two days, we spent our time calling and emailing because multiple amenities listed in the home’s description did not work, including the Wi-Fi, hot tub, and several advertised features that were clearly not inspected or functional prior to check-in.

By day three, they finally sent someone out to repair the bowling alley and golf simulator, but the overall experience was the opposite of what was marketed. There was nothing “luxury” or “concierge” about this stay — it felt like we were troubleshooting someone else’s property the entire time.

We ultimately had to ask the pool cleaner—who kept returning repeatedly to attempt repairs—if he knew how to get the Wi-Fi working, which he did. That alone speaks volumes.

We requested a credit due to the extensive issues and loss of enjoyment, and the company refused. At this price point, this level of service and lack of accountability is unacceptable.

Going forward, we will only book through Airbnb or VRBO, where guest support is stronger and customer issues are handled appropriately.

I would not recommend this company.

We want to clarify that the home itself, including maintenance, inspections, and functionality of amenities such as Wi-Fi, hot tubs, pool systems and special features, is managed by a Property Management company. They have confirmed that the property did undergo a pre-arrival inspection, however we are truly sorry that some functionality concerns were missed by their team. While we do not have direct control over on-site operations or repairs, we take guest concerns very seriously and actively advocate on our guests’ behalf whenever issues arise.

Throughout your stay, our team was in ongoing communication with the Property Manager, pushing for expedited repairs and solutions as soon as problems were reported. We escalated the issues repeatedly and co-ordinated service visits as quickly as the property manager would allow. Unfortunately, some resolutions took longer than we would have wanted and we sincerely apologise for this.

We regret that the property did not deliver the seamless, luxury experience that you were expecting. To clarify, the Property Manager did offer a partial refund in recognition of the concerns raised and Top Villas matched this offer as our own apology to yourselves. Nevertheless, I am truly sorry for the dissatisfaction caused by these matters and wish to assure you that Top Villas work with hundreds of other Property Managers that could help to restore your faith in the future.

Please be assured that your feedback is important to us and it has been shared with the Property Manager to help prevent similar situations in the future. We genuinely appreciate you bringing these concerns to our attention and regret that this stay fell short of expectations.
