This is my second time using Settio

This is my second time using Settio, and I must say their outstanding application process continues to impress me. I’ve never secured a property so quickly and with such confidence. Everything was smooth, efficient, and completely stress free! Georgina and Amina were incredibly helpful throughout the whole process their communication, support, and efficiency genuinely make all the difference. I’m not sure how they do it, but it shocks me every time!

Joshua Faller

I have had the pleasure of working with Josh as my property manager for the past year, and I couldn't be more satisfied with his services. From the very beginning, Josh has been attentive, responsive, and always willing to go above and beyond to address any issues that arise.

Josh is a true professional who takes pride in his work. He is reliable, organised, and has excellent communication skills. Whenever I have had a question or concern, Josh has been quick to respond and provide me with the information I need.

Evicted at Christmas after a family bereavement

I have been a tenant with Settio for two years at 2906 Blade Tower, and my experience has ended in the most callous way possible. I recently suffered an unexpected family bereavement and informed my property manager, Erin Morgan, of this situation as we were previously in discussions to renew the fixed-term tenancy and they were pressuring me for a response.

I have a million things on my mind right now as you can imagine, so I simply requested some compassion and flexibility during this difficult period, asking Erin to continue with a rolling monthly tenancy instead whilst I get a handle on the situation at home. I even pointed out that this would soon become law anyway under the new Renters Rights Act, which abolishes fixed-term contracts, so it shouldn't make much difference to either party.

Settio's response, supposedly on behalf of the landlord, was to serve me a 2-month eviction notice.

Let me be clear: I told them I was dealing with deaths in the family and just needed some breathing space to get things in order, and their immediate response was to kick me out of my home, ensuring I would be forced to move just after Christmas and adding enormous stress to an already difficult time. They showed zero humanity or basic compassion.

This is just the latest in a long line of overly aggressive profit-driven behaviour. Settio repeatedly make unreasonable requests of tenants. For example, when initially signing my fixed-term lease they asked for 24 months paid upfront. That's almost £50,000. I am a British Citizen, not one of the foreign students without credit history that Settio is typically used to abusing.

As a tenant, you should be aware that at the first possible opportunity, Settio WILL raise your rent as much as they can get away with. You're also not going to be able to get in contact with anyone through phone, and email responses are almost always significantly delayed unless they're trying to squeeze you for something.

Settio actively shields their landlords and it makes things extremely difficult if you have an issue with Settio themselves. My landlord, Mr Sing Ming Sunny Wu, is based in Hong Kong. Throughout my two-year tenancy, Settio has refused to provide any useful contact information for them (i.e, mail or phone number). This leaves tenants with no landlord recourse, and most importantly, no accountability for Settio. It should be noted that I see other reviews from landlords about Settio putting words in their mouths, lying to their tenants about their wishes, and not relaying tenant requests.

It's my opinion that Settio are just another Manchester-based lettings agent that prioritises tenants they can prey on; tenants that are either ignorant or vulnerable, such as young foreign students who won't question their unreasonable demands and who don't know their legal entitlements.

If you are looking for a letting agency that has even a shred of human decency, I would urge you to look elsewhere.

You can check my Google Review for images. I will repost this review to every platform that I can find mentioning Settio, and I hope that it deters at least one person just enough for them to look elsewhere.

And to the people behind Settio; whilst I do understand you're a business, please try to understand that there's a real person and real consequences behind each one of the Section 21 evictions that you send out to your tenants. I hope you can take this feedback onboard before S21's are shortly abolished in May 2026.

P.S. I strongly suspect that many of the reviews here are paid for. This is my opinion based on the number of accounts that ONLY review Settio, and have done so 6 or 7 times on the same account with generic reviews. No real person is writing a new review every 2 months for Settio.

No stress!

Very happy with the quality of service we received as landlord. Giovanna was instrumental in navigating a difficult tenant exit and making sure the new tenants settled in well. Our property manager Danny Pope

Our property manager, Danny Pope, has been incredibly helpful to us. He went above and beyond in assisting with the window repairs, tirelessly coordinating with several different contractors.
