This company is a complete rip off

This company is a complete rip off. They obtained a signature in my absence for them to proceed and when I tried to cancel a week later they threatened legal action. This was in 2015. Guess what, they still have done absolutely nothing to reduce our rates. Please save yourself wasting money and do not use this company. If you don't believe me try phoning them, they will never pick up.

After reading some of these reviews

After reading some of these reviews, I feel like I have to keep the record straight. Read the contract, dont fall for any "certaintys" and you will be taken care of. I read the contract and made them wait, I Googled what they were saying to confirm it wasnt lies and I got a nice reduction. Some of these reviews seem suspicious as rates and rental replied to me everytime I emailed them even before I got my reduction.

I am pleased with the amount my reduction is and is roughly what they estimated my reduction to be after they measured up and took pictures.

DO NOT TRUST.

£1000 paid after being convinced by Nicholas Brown we were paying too much rates. We now know that we are and were always paying exactly what we should have been. They will demand payment before doing anything, threaten to take you to court if you do not pay.
Then never contact you again.

You can do everything and check your own rates yourself at VOA.

Real bully boys

Real bully boys. Do not use this horrid company. Trying to scam us for £1500, for doing literally nothing!
Rude staff. Nasty people, do not part with a penny!

Awful!

Awful!! Do not touch this company, I have been fobbed off for 18 months by these people.
They visited my and assured my business partner at the time we would get a reduction in our business rates.
a case was put through to the voa initially but nothing was done from there, they did no more work with the voa and handed them no more of the information they asked for, therefore when it went to tribunal the case was squashed as r&r did not complete the job I have paid them 1000 to do, I have reported them to trading standards and are speaking to my solicitor as these people did not carry out there job that was contracted, I urge anyone who's is my position to do the same as it seems there are a few of us

APPALLING SERVICE - BE WARNED!!

APPALLING SERICE
Rates and Rental gave our business a very hard sell to sign us to represent us to the Valuation Office to try to achieve a rates reduction.

There were a number of problems we encountered with R&R:
1 They were impossible to reach by telephone
2 When messages were left, they never returned calls.
3 In the space of a year, we had only one written communication from them. We were frequently chasing them for an up to date position.
4 We had to call the valuation office ourselves to find out what was happening with our case. They informed us that R&R had rarely been in contact with them.
5 A referral to a valuation Tribunal for our case was not notified to us by R&R
6 Supporting documents for the Tribunal were not supplied by R&R, or even notified to us by R&R that they should be supplied
7 We obtained a delay in the hearing date to June 2017, which allowed R&R time to submit a statement of case ('SOC') to support our claim for reduced rateable value.
8 We managed to contact R&R finally and inform them of the new Tribunal date - which they should have known about.
9 R&R stated that they would have the SOC in with the valuation office in time.
10 The case was dismissed at Tribunal, as R&R did not submit any such SOC as they said they would.
11 No communication received from R&R whatsoever on the results of the Tribunal or any action they have taken.

IN OUR OPINION, R&R SHOULD BE AVOIDED AT ALL COSTS. There are many competing firms offering this service and you should be careful not be caught in the R&R trap of a hard sell and zero delivery. They will ask for money up front and then you will rarely, if ever, hear from them again. This will be reported to the Office of Fair Trading for review. I am sure they have a few wins, but our experience cannot be unique. Be warned and go somewhere else..

DONT TOUCH THEM WITH A BARGEPOLE

I paid these cowboys nearly £1000 in 2014 to try to get the business rates reduced on my pub. They did absolutely nothing and I reported them to trading standards. I can't believe they are still getting away with ripping people off. Why does nobody do anything to stop them? They should be charged with fraud. I phoned them to complain and the woman put the phone down on me

They are just Con merchants.... stay clear of them!

I was cold called as they 'had a surveyor in the area' he arrived and told me that if he thought we had a case he would return and measure up, carry out a survey and make an appeal. If there was no likelihood of a reduction I would not hear from them again. 3 days later they rang to inform me that they thought I had a case and wanted to arrange the survey etc. I was then asked to pay £795 up front. I informed them not to bother going with the survey as I did not wish to go ahead.
I was then informed that I would be billed for 80% of the 'agreed' £795 (even though they have done NOTHING!!) Total con artists, low life scumbags!

Not recommended

In January 2016 I gave a cheque for £1074 to Nicholas Brown of Rates & Rental Surveyors. A year later we have received no reduction in our business rates whatsoever. Emails and leading questions to them have gone unanswered and those they have replied to (from Emma Baker) repeat the same information namely passing the buck to the VOA.

The first warning sign should have been their persistent cold calls – one even alleged that a meeting had been set up before we spoke to them. Mr Brown was sympathetic and well presented. He wandered around and mentioned that fire exits, loading bays, storage warehouses and asbestos roofs are all grounds for appeal and reduction. The likely reduction he suggested was from £6624 to in the region of £2500.

If there is a sign of progress I will remove this review but I don’t believe there’s a chance of this happening. The lesson learnt: if it sounds too good to be true then it is, and always avoid persistent cold callers.

Rates and Rental Surveyors Ltd

Rates and Rental Surveyors Ltd, 20-22 Wenlock Street N1 7GU. Directors: Brett Armitage, Danny Sadler, Olga Zorina.The company is a scam. I am taking them to court as they caught me out, took my money £597 as part payment, then did not follow up with my rates appeal. Manager seems to be a David Bell who just fobs you off when calling. They suggested I chase the VOA as they had heard nothing back from them, that's when I got suspicious. In fact the VOA had written to them, VOA said they never heard back from them when they sent out start and target dates. Very persuasive initially with Gary the surveyor coming around, giving plausible reasons why we could get a reduction and rebate. A bunch of crooks, it's disgraceful how they prey on small independent businesses.

I now am resigned to the fact that I have been scammed

I was approached by this company back in October 2016. They sent a surveyor to our offices who explained that they would be able to bring our rates below the £12000 threshold which would result in us being classed as an SME which we are. I paid them £900 for the survey. I have subsequently been fobbed of with excuses and promises of call backs since. The phone just rings and rings and no responses to my emails.
Given the number of poor reviews I am seeing I now am resigned to the fact that I have been scammed and have lost my money and any chance of a revaluation.

This bunch of scammers should be …

This bunch of scammers should be stopped in their tracks. Called in to our company and offered to reduce the rates in the toilet area, under the mezzanine floor etc etc. We paid our fee, they submitted a claim, but after speaking to the VOA they have confirmed that since the submission, not a jot of information has come forward to back it up and it is now due to be thrown out of court next month. We are a small company and can not afford the fees we have been scammed for. I am going to Trading Standards today and will also go to BBC Rip off Britain. People need to know about them.

My initial opinion of the service was …

My initial opinion of the service was sum what apprehensive but I must say the final result was very beneficial . I shared my business rates with another company in the building. Rates and Rental Surveyors Ltd claimed they could split the rating up and this would benefit us by giving both of us a discount. The case was handled quickly and I have today been notified both me and my neighbor have been given a new Rateable Value of £8000 each so under the new system we will be rate free for 5 years. Our old rate value was £17000 so this has saved us between us about £4000 each per year. Really pleasantly surprised with this result this has made a huge difference to the outgoings of our garage. would recommend

Getting a reduction within 3 months was …

Getting a reduction within 3 months was the minimum timeframe given to me. I got the reduction just shy of that which I am over the moon for as you can imagine. The reduction itself was a little bit more than anticipated too so that was the cherry on the top.

seem we have been scammed

we gave £1000 of our money in November 2016 and have heard nothing . spent last week and this week ringing and emailing, left messages and no one has acknowledge us . When i finally got to speak to someone they refused to give me Dan Sadlers phone number who dealt with our case as it was a private number ? what is that about how can a rep have a private number ? i would not trust these people and feel like we have been scammed certainly not a professional company .

i wouldn't trust this company with a …

i wouldn't trust this company with a penny . don't belive anything they say. I said I would never be caught but I have along with many others . Nicholas brown you will trip over your lies eventually and if you think people should hand over £1800 and you do nothing well that my friends is fraud and hopefully by the time ive finished justice will be served and the powers that be will catch up with you all

Fruadsters

I received a cold call in March 2016, followed by a visit from one of their slick surveyors. I was told that I had a good case for receiving a reduction, I handed over a cheque for £1000 and right now I don't think I will see a return on my money. This company is an absolute sham, they will rip you off and not return your calls. I have been in touch with the VOA and it turns out that Rates and Rentals started an appeal but have failed to provide the necessary detail to progress an appeal, despite numerous letters from the VOA. Don't give them your money, you'd be better off backing a three legged donkey!

Do not get involved with these people

They are chancers and will tell what you want to hear to convince you into paying them a fortune which despite what the make you believe is rubbish and there is no guarantee of a reduction . They are well rehearsed and practised at doing this . Please search their name on line and read the who's calling website with their false London phone number and fake London address which is only a virtual office which is designed to mislead you straight away into thinking they are a reputable business . They operate from Manchester not London . What they verbally tell you and what their contract actually says are totally different . Do not pay them any money. Should have a no star rating !.
