Very Terrible Letting Agency!
My experience with this company has been extremely frustrating and disappointing from start to finish. As an international student, I trusted the information given to me by their property manager. Before leaving the UK, I clearly explained that my visa was expiring and I needed to move out early. I was reassured that everything would be fine as long as I cleaned the room and returned the keys.
I did exactly that — left the room clean, took photos and videos as proof, and handed over the keys before leaving the country.
After I left, they completely went back on what I was told and claimed I was still liable for rent because there was “no record” of the conversation. That is not my fault. I acted based on what their own staff told me.
Now they are also trying to deduct £25 from my deposit for cleaning/rubbish removal, which is completely unjustified. The room was left clean and I have evidence.
This company shows a complete lack of accountability and poor internal communication. As a tenant, especially if you’re coming from abroad, this puts you at a serious disadvantage.
Do not trust verbal assurances from them. Better yet, do not deal with them at all.

I’m truly impressed with the effort and dedication she put into the entire process. Her communication was clear, prompt, and professional throughout, which made everything smooth and completely stress-free. I would happily recommend Mani and the team at Purple Frog to other landlords.
Purplefrog Nottingham
If you’re thinking about renting from purple frog, DONT! My sister has had the most horrendous experience with her housemates, stealing her food, making noise late at night m, blasting music at 4am and has just completely took over the property like a bunch of privileged bullies. Purplefrog were informed of these issues and did nothing about it!! They suggested my sister be moved but that is not how you handle this. Those boys should’ve been kicked out immediately!! It should never be okay to bully someone who is also paying the rent in the property.

We are delighted that the team at Purple Frog, Selly Oak, Birmingham has found tenants for our 8-bed HMO in Selly Oak after listing it on rightmove three days before signing the tenants. The team was proactive, kept us closely in the loop so that we were aware of the viewing taking place and Tom called after Monty had shown the students round to let us know how it had gone. Tom then called again to confirm that all holding deposits had been paid the same day and that the property would be taken off rightmove. As always, we would highly recommend Paul and his team at Purple Frog, Selly Oak. They work diligently, efficently and proactively to find and sign up tenants. They are very easy to work with, take the trouble to keep us informed and always call back quickly.

Maintenance issues took a heck of a long time, we couldn’t contact anyone winter in head office or locally when the utilities and WiFi contract ended and we were left without services, the land lord actually now deals with most things himself

DO NOT USE THIS LETTING AGENCY. Our son was one of 9 students letting a property in Archfield Rd in Bristol. The let started one month in out of a 12 month contract. They had builders fixing some water ingress due to a leaking roof which did not work. Students moved into a filthy unclean property (sick on carpet, condom packets, dirty socks strewn across bedroom). This was the start of Purple Frogs lies, smoke and mirrors and downright dangerous management of this property. No HMO certificate, no inventory, no working fire or carbon monoxide monitors, damp, mould, builders finally brought in after no electricity or heating. We had to fight for the students to be rehoused as they expected the students to be in situ while building works were carried out. Damp is still evident, cracks in external walls not fixed and letting in water. They will blame the students and they’ll keep getting over 6k a month for this disgrace of a property.

I have had Purple Frog as my letting agent since the early 2000s. They have always been very professional in their dealings and have maintained their high standards throughout. I have had an Account manager, Laura Stewart for some years now. Laura is always extremely helpful and ensures whatever issues arise are seen through to a successful resolution. Laura also deals with advertising the property and confirming tenants and through the years the property has always been let, except a short period during the Covid pandemic. I would be happy to recommend both PF and Laura to nay prospective landlord seeking a quality letting agency.
