After a previous house sale had fallen through we were apprehensive about using another online conveyancing service. From the start though communication was quick and questions were answered promptly. Emails responded to in a timely manner and it was possible to actually phone up and speak to someone - totally different from the previous experience and a breath of fresh air in terms of good customer service.

I chose PCS for a leasehold purchase having read they specialised in such. From the start I found their communication and hap hazard approach frustrating. I began to receive weekly calls from the seller’s estate agent asking me to chase PCS, which was both embarrassing and stressful. I was calling PCS at least once a week to chase or correct details. There was no consistency of who to talk to in the team and my solicitor only spoke to me once, and that was 2 days before the planned completion date having taken so long to review the pack that an exchange date was deemed unnecessary, to tell me the purchase couldn’t go ahead because the name on the title deeds didn’t match other documents. It took about 6 weeks to notice that! As I was selling in Scotland and buying in England this meant I was made homeless and ended up putting all my belongings in storage and staying with relatives. Despite being leasehold specialists I had to chase the Leasehold and property management companies to get the appropriate documents myself. And even after I'd moved the Leasehold company was unaware of my purchase until I informed them months later. PCS never accepted any responsibility and even argued when I informed them that I was not liable for second home stamp duty on the final statement, so I adjusted the figures myself before transferring the final settlement. I have only just received my title deeds some 16 months after moving in, and PCS have now blamed the Property Management company for the delay. Despite me calling several times to check, I was never told what was causing the delay.
For all the stress and extra costs PCS have caused me I urge you not to select them for your conveyancing.

Our sale took over 8 months to complete due mainly to lack of follow up by Sarah Joy and her team. Gorst example - they promised us they were chasing the managing agents frequently, but after a month admitted they hadn't spoken to anyone and the phone number "they were calling to leave voicemails" was actually not even in service! The buyer's lawyers said they struggled to contact PCS, and we filed a formal internal complaint with PCS about our case and got a complete whitewash. We will now report them externally.

We were in quite a big chain with our property at the bottom. We were under pressure to exchange due to our buyers mortgage offer expiring and I believe if PCS weren’t as proactive as they were then we would have struggled to complete on time and everything could have fallen apart due to delays with other solicitors. Highly recommend.

Very disappointing experience with PCS Legal.
It has now been 1 year and 6 months since completion of my property purchase, and the registration process is still unresolved.
There were significant delays from the outset, including delays in the initial submission to HM Land Registry. More concerningly, HM Land Registry subsequently requested a Help to Buy discharge, but this appears to have been ignored for more than 3 months until we, as the buyers, repeatedly chased for updates ourselves.
This legal team never properly identified or highlighted Help to Buy issue/requirement to us before or during the purchase process, including prior to exchange of contracts. It was only after continued delays and our own follow-ups that the issue became clear.
Communication throughout has been extremely poor, with long periods of silence and little to no proactive updates unless chased repeatedly. We were later informed that the matter had to be manually processed due to “referencing issues” and that there would be a further 21 working day wait, despite the matter already being outstanding for an excessive period of time.
The delays are now affecting my mortgage renewal planning, creating unnecessary stress and uncertainty. I have also had to escalate concerns to their client care team due to the overall handling of the matter.
While some delays can involve third parties, the lack of ownership, failure to act on HM Land Registry requests in a timely manner, and poor communication from PCS Legal have made this an extremely frustrating experience.
Based on my experience, I would not recommend PCS Legal.
