Avoid - Refusal to issue VAT invoices and unprofessional management

I have had a truly appalling experience with Oakmans Estate Agents (Northfield). Dealing with them has been a nightmare of unprofessionalism and administrative incompetence.

The main issues are:

Compliance Failure: Despite multiple requests, the agency has refused/delayed providing a formal VAT invoice for an AML/ID check fee already paid. This document is legally required for my HMRC records and Home Buyer Insurance claim.

Arrogant Management: When I escalated the matter to the Area Manager (Sam Checketts), instead of resolving a simple administrative task, he was dismissive and challenged me to take the matter to The Property Ombudsman (TPO), claiming they are "used to" such complaints. This "couldn't care less" attitude toward clients is shocking.

Delay Tactics: They attempted to blame a staff member's holiday for the delay in issuing a mandatory tax document, despite management having the authority to resolve it.

If you value professional service, transparency, and legal compliance, I strongly suggest you look elsewhere. A company that boasts about being "used to TPO complaints" is clearly one to avoid.

Positive start

Charlee and Tom came to view our flat on Thursday 5th Feb. They listened to our concerns, offered great advice and left us feeling very hopeful. We appreciated the knowledge and research they came with before meeting us. Showed us they really care and understand our concerns. We are confident the sale of our flat is in very capable hands. Thank you.

Positive experience

Bill was really great when he came over to take our photos - he was very respectful of being in someone else's home, and checked our preferences on a number of things. He was friendly and professional, we'd definitely recommend.

Bill was great

Bill was great, very efficient took pics, video and drone in half an hour and didn’t mind our dogs wanting a fuss.

I had the pleasure of being served by estate agent Tate for several house viewings. We viewed several properties with other estate agents from other firms as well but we found Tate to be the most knowledgeable, enthusiastic and helpful with every viewing. Oakman's Bill, the photographer,is extremely professional, efficient and approachable

As title, Bill who took the photographs for our property that will be up for sale soon, is extremely professional, efficient and approachable.

A few key points highlights:

1) He arrives on-time as scheduled

2) His helpful and straightforward advice in coordinating the house's internal conditions for a smooth photography session completed in under 30 minutes which is extremely efficient

3) His professionalism and expert use of photography equipments, along with illustrations of some initial shots, gives myself, as a landlord, great confidence in having some top visuals on property sites afterwards

4) He has always been friendly, well-mannered and approachable throughout while also presenting himself very professionally as well, which reflects very well onto and very in line Oakmans' own great reputation.
