Excellent service..selwyn was able assist me with all necessary information and was very polite...
We’re amazing with my enquiries and very quick response time. Specifically Selwyn and Aleyna who were excellent in giving me recommendations and talking me through all the different properties.
We have been dealing with the Leaders team while looking for our next family home and have had a really positive experience so far. Selwyn has been super helpful, sending me reminders about viewings.
Aleyna, Lillie and Jake have also been welcoming and helpful throughout our search by booking viewings and keeping me informed. Moving home can be quite stressful, especially as a young family, so having a team that is approachable and easy to communicate with really makes a difference.
We are viewing a property with them tomorrow and are very excited about it. Hopefully it will be the one! 😊
Thank you Selwyn, Aleyna, Lillie and Jake for all your help so far.
Selwyn Pacheco was assigned to the property I was looking to rent, however it was a shame that the dates did not align well. Selwyn then texted me on WhatsApp asking for a “favour” and to write a review here. However after writing a very positive review, he has stopped replying to my messages and left me on seen. I must say I’m quite disappointed.

Selwyn Pacheco has been extremely helpful and responsive throughout my property search. He has been quick to answer my questions, very friendly and proactive in suggesting other suitable properties when the original flat didn’t quite match my move-in dates. I’ve really appreciated his help so far.
Selwyn and Aleyna have provided excellent service throughout our flat search so far. They have always responded quickly and have been incredibly helpful at every stage, from arranging viewings to supporting us through making an offer and the referencing process. We’ve really felt that they’re invested in helping us find and secure the right flat and they’ve made what can be a stressful process much smoother.
Selwyn and Lillie have been helping me find a flat. They have both been incredibly helpful, kind and professional
Unfortunately, my experience with Leaders Forest Hill was disappointing due to what I consider a serious lack of transparency and profesinalism during the offer process.
I had been dealing with the branch regarding studios at Point West and made an offer on Flat 631 after another flat became unavailable. From the outset, I made very clear that my need to secure alternative accommodation was urgent.
I was also repeatedly trying to arrange a viewing of Flat 631. On Tuesday I was told that the property could not be shown until Saturday. Because of the urgency of my situation, I agreed to put forward an offer subject to viewing the property on Saturday. However, even that Saturday viewing was never actually confirmed, despite my subsequently asking for the time so that I could organise my diary.
After I expressly confirmed that I wanted to put forward the offer without viewing the flat as the viewing was delayed without any explanation, I was immediately asked to provide my employment contract and three months' payslips. The agent specifically stated in writing that she wanted these documents to ensure that I could pass the referencing, which would be carried out through Goodlord. I supplied the requested personal and financial documentation immediately.
Throughout this process, we continued discussing the property, including the tenancy terms, washing machine, double glazing, broadband and the proposed Saturday viewing. At no point was I informed that my offer was actually one of three or more offers being presented to the landlord for selection.
I discovered the existence of the multiple offers purely by chance the following day when I telephoned the branch because the agent I had been dealing with was on annual leave and wanted to confirm a time for the viewing on Saturday. Another member of staff checked the system and told me that there were three or more offers before the landlord and advised me not to sit and wait for this property because the landlord might choose another applicant.
This was particularly frustrating given the unexplained difficulties and delays I had already experienced in trying to arrange a viewing. Had I known that several offers were simultaneously being considered, I would have understood the true position of the property and could have decided whether I wished to participate in a multiple-offer process at all, rather than continuing to wait for a viewing and supplying further sensitive financial information.
The Property Ombudsman's Code of Practice for Residential Letting Agents requires agents to take reasonable steps to keep prospective tenants whose offers have not been rejected informed of the existence of other offers submitted. The amounts or confidential details of those offers do not need to be disclosed; the issue is transparency about their existence.
In my case, I was not informed of the existence of any competing offers. I only discovered them through my own follow-up telephone call.
Leaders subsequently acknowledged my concerns and said the matter would be reviewed internally. However, their response characterised the issue as my feeling that I should have been informed “sooner”. That does not accurately reflect what happened. I was not informed at all.
There is a further aspect of the process that has raised concerns. The offer form contained a field for the proposed “Rent per calendar month,” and I was told that I could put whatever amount I wanted in that field. I subsequently discovered that this was taking place in the context of an undisclosed multiple-offer process.
The property was advertised at £1,850 pcm. Since 1 May 2026, the rental-bidding provisions of the Renters' Rights Act 2025 have applied in England and prohibit landlords and letting agents from asking for, encouraging or accepting rent above the advertised amount.
Given that I was told I could put whatever amount I wanted while several undisclosed offers were being considered, I became concern about the new rules since May 2026 regarding different rental amounts formed any part of the multiple-offer process.
I immediately withdrew my offer once I discovered the true position and requested deletion of the personal and financial documentation I had supplied.
Unfortunately, based on this experience, I could not recommend the offer-handling process at this branch.
