I had a generally fine experience during my time in the office, but the issues started when leaving.
After vacating, I was invoiced for “fit-out/refurbishment” costs relating to painting, despite the fact that any minor marks had already been rectified before departure. The charge was not itemised, and no contractor invoice or proper breakdown was provided.
More concerning was that the invoice stated the work had been “booked” by us, which is simply not true. The works were carried out without our authorisation and based on outdated photos that did not reflect the condition of the office at the time we left.
When we raised a formal dispute and provided evidence (including updated photos), the response was dismissive. The entire office had been repainted rather than just addressing any specific areas, which feels more like refurbishment than repair.
On top of this, late payment fees were added while the invoice was under dispute, and helpdesk support simply referred us back to the centre without addressing the situation.
Overall, the handling of the exit process and dispute has been disappointing and lacking transparency. I would strongly advise anyone taking space to get clear written confirmation of end-of-contract expectations and charges upfront.

I strongly advise everyone to stay away from Regus (part of IWG plc). Their customer service is very poor and often unresponsive when issues arise. When it comes to collections, they become extremely aggressive and quick to escalate.Their billing practices are particularly unfair and misleading:They always process payments in the middle of the month, yet they count the full period starting from the 1st. This creates major problems when canceling a month-to-month agreement — you end up overpaying for an entire future month that you won't even use.
They incrementally add small extra amounts to your balance every month, quietly increasing the total cost over time without clear explanation.
Getting your security deposit (retainer) back is nearly impossible, even after fulfilling all terms.
They frequently charge exorbitant and "unheard of" cleaning or restoration fees after you leave, often with little to no itemization or justification.
On top of that, they hand over your information to debt collectors almost immediately, even for disputed amounts.Do not use Regus. The combination of bad service, opaque and aggressive billing, and difficulty recovering your money makes them a nightmare for any small business or individual. There are far better flexible workspace options available.

Crooks, Took over what was a lovely community workspace in Southfields and then used my Direct debit to pull money as they felt necessary. Then tried legal action against me and failed on 4 occasions to answers basic questions around my time there, their billing and unauthorised debits from my account. Call centre offshore can't /won't help.

We had a very frustrating experience with Regus Aalst.
At the end of our contract, we carefully reviewed our account statement and discovered serious inconsistencies. The biggest issue is that the €378 retainer (security deposit) was included in the total invoice amount as if it were a service charge. This is simply incorrect — a retainer is a refundable deposit, not a billable service.
Because of this misclassification, the total amount appears higher than the actual value of the services provided. Even based on their own figures, we ended up paying more than what we actually used.
Additionally, the accounting system generates multiple invoices and credit notes that cancel each other out, making the statement extremely confusing and lacking transparency. It is very difficult to clearly understand what you are actually being charged for.
Despite raising this issue and asking for a clear breakdown, we have not received a satisfactory explanation or refund.
Overall, this creates a lack of trust and transparency. I strongly recommend that anyone using Regus carefully review all invoices and account statements, especially regarding deposits and additional charges.

Only sign up if you love being bombarded with sales calls continuously. You can't even block the number because it's a different one every day. I didn't even submit the query, I started filling in the form then decided against it specifically because I didn't want to get sales calls.

Typically Regus is good at most locations.
The only issue is that in some locations, there is only one staff at the desk & when they go to lunch or help somebody else in the building extensively, people visiting the office have a lackluster experience.

As a site director tasked with establishing a new corporate location in Guatemala for a U.S. company, I require reliable operational partners. Instead, dealing with Regus and IWG was a masterclass in operational incompetence, deceptive sales tactics, and abysmal communication.
We brought a large team and a substantial budget to Regus, but the disconnect between their sales representatives, local operations, and billing departments was staggering. Here is exactly what you can expect if you try to rent office space with them:
Wasted Time & Unprofessionalism: They completely missed our very first scheduled office visit. I contacted the representative 15 minutes prior to our meeting, at the exact time of our meeting, and 15 minutes after, and never received a single response. This left me sitting in terrible traffic for two hours for absolutely nothing.
Deceptive Sales Tactics & Hidden Fees: I explicitly requested an "all-in" list of upfront costs to get executive approval. Instead, they fed us purposeful misinformation. They hid a mandatory "Renovation Fee" that you are forced to pay just to be eligible to get your own deposit back.
Bait-and-Switch Pricing: After spending weeks negotiating, their sales rep sent us a written quote. Within 24 hours of receiving the agreement (and right after I got executive approval), they refused to uphold their own 72-hour quote, claiming the "promotion was discontinued" and told me to just sign the old forms and "hope it goes through."
Fake Discounts & Manipulated Math: After failing to honor their original quote, they tried to pacify us by claiming they were giving us the "first month free" as an apology discount. However, once we actually did the math, we realized they had simply inflated the base rate for the remaining months. There was absolutely zero real discount—just deceptive accounting to try and trick us into signing.
The Parking Lie: They explicitly agreed to provide parking for 15 of our employees. On Day 1, they had absolutely ZERO parking available. To make matters worse, the actual building administration confirmed they would not have given Regus those spots anyway. We had to bypass Regus entirely to fix this.
Billing Incompetence & Undeserved Late Fees: We were hit with multiple incorrect invoices. Unbelievably, we were actually forced to pay late fees that accrued while we were waiting for them to correct their own billing mistakes. Furthermore, their sales rep aggressively instructed us to move $10,000 to a credit card to pay via their portal, only for the local admins to later inform us they only accept bank transfers. But we later found out that a credit card was perfectly fine... Mind blown!
Stolen Deposit & Fabricated Balances: To top it all off, they have outright refused to refund any percentage of our deposit. Their justification is a fabricated "unpaid balance." Even after I provided undeniable documented evidence proving our account was fully settled, they refused to issue the refund. We are now forced to take formal legal action to recover these funds and will be filing official denuncias with the proper Guatemalan governmental agencies.
Abysmal Customer Service: Urgent logistical communication on WhatsApp was constantly met with automated "En este momento no podemos responder" messages. When you finally get fed up and escalate to their "Executive Level" support, they slap you with an ultimatum, requiring you to respond within 24 hours or they automatically close your case.
We relied on Regus for professional infrastructure, and we were met with disorganized chaos and bad-faith business practices. Save your company the headache, time, and money. Look for a workspace provider that actually understands how to operate a B2B service.

The same as last year, the year before, and the year before. The right location with good facilities. Most importantly is the consistency of Regus staff. You balance sheet has many assets upon it however, the best of all assets, Iveta and Gulshana, are priceless and beyond any balance sheey value

I was looking for coworking / own office opportunity close to my home and there are two, this was cheaper. I started here January of 2026, so about two months ago. I have mixed feelings. I have already written feedback about F99 HQ to them so they can improve I think. My choice was coworking office.
- There is no a lot of people there, sometimes I am alone or with one or two other guys.
- Wifi is fast without any problem.
- There is purified water.
- There is a coffee machine with low price.
Would I recommend it to others? Yes.
Could they improve themself? Yes, always, it's a business.
