Staff member Kismet made things super easy

I exchanged emails with Kismet to book a viewing and this process was the smoothest I've had since I started house-hunting again! Warm, pleasant correspondence and efficient scheduling of viewings. Kismet's fantastic and I'd use Howsy again :)

Gone downhill

Started off well a couple of years ago, service has gone rapidly downhill. When things go wrong (as they sometimes do), they are not easily resolved.

Repairs are slow to be organised, you rarely get quotes (plural) so you feel obliged to accept the only one received.

The latest issue is that I haven't been paid my rent correctly and despite raising with their customer service team and their CEO team, still hasn't been resolved in nearly two months. At a mimimum, I would expect updates, last email was sent 11 days ago.

Over the past six months, I often don't receive replies to emails and teams at Howsy don't seem to communicate. There are a number of email addresses for different departments, it's not clear which is for what. They would benefit from a unified email contact for landords, better still an online helpdesk system that supports messages, not just tracking - surprisingly absent for a digital company

Prior to this, I had a high street again. More expensive, but you get what you pay for. Better off negotiating a better rate with a conventional agent.

Fantastic tenant find service provided…

Fantastic tenant find service provided by Harvey. My timescales were tight and he dealt with everything for me...could not have made it easier for me. HOWSY are now in the process of onboarding a first class tenant at the desired rent....well done to Harvey and HOWSY...I will certainly use HOWSY again. They provided the same excellent service on another property.

Terrible Experience - Complete lack of response - Fail to collect rent

I am an overseas landlord and I have had the most terrible experience with Howsy. Honestly, I would not recommend it to anyone, and if there was a zero-star option, I would choose it without hesitation.

Here is a summary of my experience with Howsy after engaging them for one year:
(1) Lack of response when coming to repairs which do not involve the contractors partnering with them. My former tenants reported some issues with the underfloor heating in November last year. After finding out the Council is responsible for the repair, I instructed Howsy to follow up. All along I have been asking Howsy for updates but oftentimes I was met with complete silence and the issue has remained unresolved when the tenancy ended in April.
(2) Fail to deliver what was promised in the terms of business. In my contract with Howsy I was promised a mid-year inspection report. However, the inspection had not been performed all along, until one day when I was going through the terms of business again and discovered my contractual entitlement / Howsy's contractual obligation. By that time it was only a few days before the tenancy agreement with my former tenants came to an end. It still took me around 3 weeks, multiple emails, live chats and international phone calls to eventually get what we were contractually entitled to. What a waste of time.
(3) Fail to collect rent from tenants. My former tenants stayed at my property for one more week after the tenancy expired (from 17 to 23 April) and I was expressly told by Howsy that I would be entitled to pro rata rent for this period. However, it is now 19 May and I still have not received any rent collected on my behalf. I have been sending (again!) multiple emails and engaging in numerous live chats to chase for the rent in arrears - and I have received - surprise surprise - ZERO reply from their team. I understand that my former tenants have separately asked Howsy for payment details and experienced the same issue. I am at a loss why Howsy is not able to perform its very core obligation.

I think it is fair to say Howsy is grossly incompetent in discharging their obligations, if not wilfully neglecting their duties. It is the worst experience that I have ever had!

Thank you Danika for all of your amazing support this year. It is sad that you are leaving Howsy, you were a credit to the team, always communicating efficiently and nothing was ever too much trouble. I wish you all the very best with your future endeavours.
