Bought a house and decided to use a surveyor.
Took a package of level 3 with a report that should be delivered 5-7 working days.
After several emails, keeping requesting it, we got it 16 working days.
The report was ok but unprofessional with several typos, and some unclear statements. At this level it is unacceptable.
When asked for 2 questions post survey for basic clarification as the report was not clear, I got no reply for several weeks, until I made a dispute with my bank as I had not received the services that it was advertised. The owner Mr Neil Heyes (who also did the survey), blamed first his staff for poor communication, then threatened me by email. He mentioned that we use his survey to negotiate our property. Completely incorrect and so unprofessional.
Like most unhappy reviews, it is often due to the owner's poor communication skills and very negative approach as soon as you are questioning.
Very disappointing experience.
We will make a formal complaint to the regulator.

We provided a survey and completed a comprehensive report. The property is in poor condition and probably one of the poorest properties we have ever inspected. Nevertheless, we didn't provide any repair costs as there was so much to undertake to put the property in a state of good repair. So instead, we advised as follows:
We have not provided costs as we advise that you obtain a full specification of works before you exchange contracts and that you obtain costs for these works so you have an informed idea as to the total costs required to put this property in a better condition. The level and amount of costs will vary depending upon your level of upgrades. The higher the specification the higher the costs. Therefore it is important you know how much this property will cost to renovate so you have an idea if the offer you submit to the vendor is too high or not.
Upon reading this review, it appears you have not obtained a full specification of costs and works on the property, which seems like a lot of risk on your part and suggests that you are unsure what is needed when taking on a property of such magnitude or have not taken our advice at all.
It is perfectly normal to use the report to renegotiate the property, and in fact, it is common practice. That is the main purpose of the report: to highlight defects and to advise what you need to do and to obtain the costs of the work needed so you can decide whether the offer you submitted is acceptable. If you have not followed our advice, I don't understand why you obtained professional advice.
Yes, you disputed your bank, and we counter-submitted all the evidence to American Express and discussed this on the phone with them. You have purchased a professional report and fraudulently did not pay for it.
In terms of responding to two minor queries regarding a removed wall (explained within the report that you didn't appear to have read) and a minor crack on the rear wall (again, presented in the report, which you haven't read), it appears to suggest that you purchased a professional service without understanding why you bought it.
Finally, you went to your Card provided to log a dispute and reclaim 50% of the funds back. Which they refunded back to you. However, after we submitted a counter dispute, the card provider agreed with our statement and refunded the monies back to us.

Good service
Good service and professional staff. Received a call on the day as promised and the report was received within the expected timeframe. There was a slight issue with one of the elements missing and a bit of chasing required but eventually this was resolved. Report received was very detailed and included corresponding pictures as well as a section for the attention of solicitors/legal professionals so I could signpost this to my solicitors. Overall, satisfied with the service.

Dunham Hale did a good job
The survey started quickly when I had confirmed the booking. I got a very detailed surveyor report (Level 3) that indicates everything inside and outside the house with paragraphs and photographs. I get a very clear picture about the condition and status of the property and suggestions on the cost of repairing items is quite useful for my decision and actions later.

Good company, we had a building survey done, easily booked and very quick to provide the report after the visit. The report is written clearly and can understand what the key issues are. Communication following the report has not always been straightforward as we didn't have the details of surveyor, just the main office. They did reach out to me and responded promptly once we obtained the surveyor' details.

Would recommend
We were buying a victorian home and wanted to get a level 3 survey done on it for our own comfort. It was really easy to set up our survey with Dunham Hale and we got a date booked in very quickly.
The survey itself was very detailed and gave us a comprehensive outline of the problems with the property, which we were then able to use in negotiations. Couldn't fault the quality of the survey received.
My only minor critique is that the turnaround for our survey was set out to be 7 working days and we did not receive it in that time. I did utilise the chat function on the website to chase the receipt of our survey on the 8th day, and we then received the survey the next day so this was not too much of an issue just something to note.

Still waiting for survey to be returned (almost a week late) and it is impossible to get through to anyone via phone/email.
We went with Dunham Hale as they seemed to promise a quick turnaround. However, this is definitely not that case.

Unresponsive after paying
Paid on the 2nd of May, it is now the 13th and I have heard nothing at all, unable to get through on the phone after calling multiple times and nobody replies to emails either. I can see from the reviews here that I am not the only one, I booked our survey after reading great reviews here and so I am hoping someone at Dunham Hale will see this and get back to me or I will have to take legal action.
Update - after posting this I had a reply within a few hours, my survey has now been booked. I was not informed of any specific circumstances and no apology was issued. I will update this review once the report has been completed.

Hi Nikita, Yes, we had an issue contacting the estate agent. Last week, no one was answering at the branch, and we left two voicemails to contact us. Only today, we got hold of someone, and they gave us the vendor's details. the vendor explained this morning they couldn't make it this week due to work commitments. The appointment has now been booked for next Monday 20/05. I have asked the surveyor to prioritise your report given the delays. We don't feel the delays are 100% our fault and it would be nice if this star rating could be upgraded once you have received the report.
