I’ve found the Deal Sourcer app to be…
I’ve found the Deal Sourcer app to be very good when doing preliminary research on my target areas. From my experience, the SA figures it provides are very accurate. If anything, they seem to slightly understate the reality, which actually gives a bit of extra protection when you’re executing a deal and stress-testing the numbers.
The integration with Rightmove is fantastic and makes analysing deals much quicker and easier during the initial filtering stage.
The only reason I’d give it 4/5 rather than a full 5/5 is that I haven’t been able to get it working with other sources such as OpenRent. It would also be great if rent-to-HMO analysis could be added if that’s possible.
Apart from that, it’s a fantastic tool and a really useful part of the early deal-sourcing process.

Scam, been wrongly charged!
I used the “free trail” I cancelled the day before to make sure it didn’t charge me. Today I’ve been charges £839 for an annual subscription even tho I’ve cancelled prior.
The after-sales team are refusing to give my money back after being incorrectly charged.

Genuinely Saved Me Hours Every Week
I’ve tried a few different sourcing tools over the years and most of them promise a lot but don’t really deliver anything you couldn’t find yourself with a few hours on Rightmove.
Deal Sourcr has been different.
What I like most is how quickly it filters out the noise. Instead of scrolling through hundreds of average listings, it actually highlights properties with real potential based on the strategy you’re looking for. I focus mainly on HMO and flip opportunities, and it’s picked up deals I would have easily overlooked.
The numbers it produces give you a solid starting point as well. Obviously you still need to run your own due diligence, but it saves a huge amount of time on the initial analysis. For me, that time saved alone justifies the monthly cost.
It’s not magic and it won’t replace knowing your market, but as a tool to speed up sourcing and spot opportunities faster, it’s well worth the money.
If you’re actively looking for deals rather than just browsing, I’d definitely recommend giving it a go.

Not recommended … Trap !!!!
I signed up for what was advertised as a 7-day trial. I cancelled on the same day once I realised I did not want to continue.
Despite cancelling, I was charged £719.86 for an annual subscription. I cancelled again immediately after seeing the charge, but was told that all charges are non-refundable.
I also received account emails to two different email addresses on the same day, which caused confusion about which account was actually used to register. This made the situation even more concerning.
In addition, the website was very slow to load and some features did not work smoothly for me, which was one of the reasons I decided not to continue.
The subscription terms may technically be in their conditions, but in my experience the automatic annual billing was not sufficiently clear or transparent. Refusing a refund only hours after billing feels unreasonable.
I have now had to raise a dispute with my bank.
Please be extremely careful before entering payment details for the trial and make sure you fully understand how and when billing occurs

Website is completely useless .
Their trap is this .advertise them Self on crash courses and makin money from who has subscription problem , boommm. Otherwise they should return the money to people .
