BIG style disappointed.

On arrival at ST Ives Bay holiday park our sea view luxury caravan was a great disappointment.
The oven door had been smashed and was covered with cardboard, with shards of glass on the floor. On returning to reception to report it, they sent someone straight away to replace the door. Apparently there had been "a miscommunication". The maintenance man fixed the oven door quickly and then he tried to fix the front door of the caravan which was catching on opening/closing. He failed to fix it.
On the whole the van and beds were clean but the rug in the living area and the arms of the chairs were filthy. I spent a few hours bleaching the floor of the main room/kitchen and cleaning the arms of the chairs. I hid the rug as I couldn't face looking at it for our 2 week holiday.
The light in the first bedroom stopped working after a couple of days.
The doors out on to the balcony didn't lock properly and the cushions on the balcony chairs were soaking wet and mouldy. We spent 3 day drying them out so we could use them. I would be better to tell there customers to store them inside to keep them dry.
The shower leaked inside and out. Water would run alone the shower tray edge, under the sink (the wood was swollen) and along the skirting board.
For a new caravan the faults were unbelievable.
Whether you stay in a caravan at the start of the season or the end it should be perfect.
I fully understand things break but I'm not going to spend my whole holiday reporting old faults and having unknown ppl coming in my holiday space to fix things.
There were also missing items of cutlery/glasses etc.
We have been to St Ives Bay many times before and this has got to be the worst caravan we have ever had.

Whitecliffe Bay Isle Of Wight- Amazing…

Whitecliffe Bay Isle Of Wight- Amazing break with friendly and polite staff that excelled in every part of our holiday. The restaurant manager went above and beyond at every opportunity and the reception staff provided a fantastic service on even the smallest request. The site was clean and well kept, the chalets nice and modern and the amenities were a pleasure to use. Best caravan holiday we have had in the last 5 years! cant wait to go back!

Away resorts

Away resorts - shameful !!
We booked a week in st ives park camping and full electric pitch ! X 2 -£380 -Be careful how you book as pitch up and the campsite are separate and do not communicate with each other . We were travelling with my daughter and baby and dog .We tried to change a booking, knowing that the bad weather was coming in and were told absolutely not on a number of occasions ,as we booked through pitch up and not direct ! there was nothing that could be done . After sending quite. A few emails we have eventually been offered a basic standard van (no choice) as a gesture of goodwill at an extra cost of £200 but they would not move the booking or allow late arrivals . I have never camped in a place that would not even allow for this, no refund for the non use of the full electric pitch that was not used at all . Don’t think we would even be bothering again -will look for somewhere more accommodating .

Misleading “direct beach access”

We stayed at St Ives Bay Beach Resort recently. The park itself is nice – the installations were great, everything was clean, and overall the stay was fine, although a bit pricey.

The main issue – and the reason I booked this park – was the advertised “direct beach access.” In reality, the only access is down a very steep sandy dune and broken steps, completely unsuitable for elderly people or anyone with mobility issues. I had called ahead before booking to explain I was bringing my elderly parents and asked for easy access, but no one told me about this.

Because of this, my family could not use the beach at all, and I had to drive 19 miles to an alternative beach every time. This was hugely disappointing given the premium price we paid.

I hope Away Resorts will make their advertising clearer so that future guests are not misled in the same way.

Dirty, not a home, a shed, dirty water

- This is not a holiday home. It’s a holiday shed. The quality of the accommodation is extremely poor. You can hear everything as the walls are thin, the materials are cheap, doors don’t close properly. Just a really poor accommodation. It’s literally a van structure.
- ⁠The bed sheets and pillows stunk of dirt and sweat. The sheets weren’t cleaned well.
- ⁠The shower didn’t work properly. It was extremely hot and had extremely low pressure.
- ⁠The boiler pressure was really high (3.2/3.3 bar).
- ⁠The electric charge points didn’t work at all.
- ⁠The resort was extremely boring and not laid out well at all. Makes you feel depressed, feels like a prison rather than a holiday village. Signs need to be clearer too. Just felt messy and all over the place.
- ⁠Accommodation wasn’t clean. The glasses had mouth marks on them, plates were dirty, glasses dirty.
- ⁠The single beds were very low quality. They literally moved, swayed and were not steady.
- ⁠The oven was filthy too! Was not deep cleaned at all.
- ⁠They only gave 1 key for an accommodation of 10 people!
- ⁠This place was absolutely not like it was advertised.
- BIGGEST ISSUE: the water for 2/3 hours was dirty. It was a disgusting yellow color. We weren’t warned or given a heads up. I had to call the reception to ask what was going on, to which they said ‘oh Yh we know about this. You need to run your taps for around an hour’. So we didn’t have access to clean water for over an hour, not warned or given any notification whatsoever. Extremely poor management. The resort should have a reliable water filter system.

Just overall a really unpleasant, regretful stay. Would never come back here. You are far better off paying extra and getting a decent stay at centre parks. Absolutely would never recommend.

The only good thing was the oven baked pizza (which was still extremely overpriced!)

Away Resorts - Freshwater Bay Holiday Park (Itchycoo Park) 27 July to 2 August 2025

First impressions - cool funky looking accommodation. Whilst still technically a caravan the layout is slightly different and it’s been decorated in a cool retro UK style. 2 bedrooms, 1x double, 1x 3 bunk beds.

Up 4 steps to small decking area, in through bi folding doors, main dining/kitchen area, living area to right with large wall mounted tv.
Off the kitchen there is a double room with en-suite WC and roll top bath (in bedroom, with tv over).
There is a family shower room (with toilet) off living area
Kids bunk room (3 beds, 1 with tv at the foot of) off living area.

Overall - even though the first impressions were good these were quickly changed while we were moving in. The dishwasher door was broken, (this was only the panel), rubbish found on the bunk room floor, carpets in bunk and main bedrooms looked like they hadn’t been vacuumed. Towel rail in bathroom was not attached to the wall and the toilet wasn’t fixed to the floor, (discovered while using!).

I imagine that these caravans were really cool when they were new, but now they are looking rather tired and are in need of a bit of an update. Decent amount of room for the three of us, I would think it would be okay for 2 adults and 2 children, but feel maybe a bit cramped if there were 2 adults and 3 children. Our teenager was quite happy in the lower bunk with the tv and their mobile.

Wi-Fi - free for 1mb, but very slow, if you want to use mobile devices (social media/video), you would be better to upgrade, (at additional cost).

The included Hot tub was really good. It was safety checked every day by friendly staff.

Reception and shop staff were friendly and helpful.

The whole park is two sides of a road, our caravan was on the far side of the park over the road.
Walk to the beach was still only 10 minutes, (we were one of the furthest units from the beach).
The slope down to the beach is very steep, (this is advised), but it is steep.. and can be slippery if damp/wet. The handrail was loose 3/4 of the way down, quite dangerous (take care). Beach is nice, it’s stony at the top and sandy after 20-30 meters. When the tide is in there is no beach (only a few stones), it’s not a big tidal beach, when the tide is out there is a nice amount of sandy beach and the see is only a few metres away.

Would we go back, yes. There were a few minor gripes but overall the park was nice, generally clean and well looked after, and its close to the beach that allows dogs. If we were to return I expect we’d be in a caravan on the main site nearer the beach and amenities.

We are booked in at mill Rythe for 11

We are booked in at mill Rythe for 11. Nights from Monday 1st September, only to be informed on the app that both food and drink venues will be closed on the 1st 2nd and 3rd of September. This is a complete disgrace as one would expect something to be available for arrivals. This has now put us off from ever booking with away resorts again and would suggest everyone steers clear of this penny pinching company. The 10 day break cost in excess of £1000 and for this no food or drink facility are available for 8 of them. DISGUSTING COMPANY. One expects venues to be closed from November- February but no not on the first day of September. DO NOT BOOK

Sandy Balls

We were allegedly in a luxury lodge, and yes the hot tub was great, as were the staff (apart from one woman in reception), the outer grounds and the entertainment for the kids were also good, although the evening entertainment was a little late for getting younger kids to bed. The deer appearing around our lodge was a bonus. However, we had no WiFi (apparently not all lodges have it) and no signal. There was also no cafetiere (they don't do cafetieres!) so take your own. There was exactly 6 of everything for cutlery, glasses and crockery, so no spares to put anything out or use for between meals. The food in the Woodside Inn was poor in choice and quality, apart from breakfast. The shop is very limited in its choice of groceries, being mainly a gift shop and off licence, but guest services can facilitate supermarket deliveries. The site is also difficult to navigate as there are no road name signs apart from on the map, or consistent signs to specific facilities; there were many people wandering around unable to find areas. Plus, the indoor and outdoor pools are limited to one hour slots starting at specific times.

I would never book with this company…

I would never book with this company again. They clearly do not care about their customers.

I had to cancel my booking after being admitted to hospital with a seizure, which left me with a fractured skull and a bleed on the brain. As a result, my driving licence has been suspended for 12 months, meaning I cannot use the motorhome pitch I booked.

When I explained this to the company, they showed no compassion or understanding whatsoever and refused to refund my money. I am also unable to work for the next few months while I recover, so the money is very much needed – but they simply weren’t interested.

This was a situation completely outside of my control, yet the company chose profit over basic decency. I would strongly advise others to think twice before booking, as in my experience they offer no flexibility or care when unforeseen circumstances arise.

We had also booked Avon Valley Adventure Park a few days before this trip to break up our journey. When we called to explain the situation, they were extremely understanding and processed a refund straight away. Their prompt and helpful response really stood out and was greatly appreciated.

Make sure you sweep for drug paraphernalia around your lodge before you stay, especially if you have dogs or children.

We have always loved the Sandy Balls site, however. When we stayed here and brought our puppies with us, the previous occupants had deposited joints in the BBQ and around the picnic area. My husband and I had sat down to eat our lunch at the picnic bench outside our lodge and to our utter horror, one of our puppies ingested a joint that had been left under the bench. A few hours later, she was so unwell, and we had to rush her for an emergency overnight stay at the local vet which cost us over £400. When we asked for some compensation from the Sandy Balls site, they offered us a 15% discount on our next visit, which was offered as a blanket offer in their email to all customers.
They do promote awayresort places as being incredibly dog friendly, but all I can say in hindsight is to make sure you're sweeping your surrounding lodge area for joints including in the BBQ. I feel that there should be as many signs for picking up dog poop as there are for depositing of drug paraphernalia adequately.

How not to treat a customer

Awful experience. Terrible customer service. Don't expect any real issues to be properly dealt with - they don't care! Misleading website did not match our holiday experience. We were mis-sold our holiday.

Me, my husband and our dog stayed at Sandy Balls holiday village in the New Forest from 14th to 18th July 2025. It turned out that maintenance works were scheduled in the gym and two out of the three evening venues for the majority of our stay. The website's promise of being "spoilt for choice" was definitely not our experience and we weren't informed ahead of travelling there and checking in. No notice whatsoever. Only found out about the closed restaurant and entertainment venue on our second night and the closed gym on our second day. We simply would not have booked this holiday had we have known that the main facilities we were interested in wouldn't all be available. There was absolutely no prior warning of the scheduled closures and the cost of our holiday was the same as those staying in the weeks before and after ours.

The response to my first email from the manager at Sandy Balls was dismissive and rude. She said that not all facilities were open in July anyway... This is not what the website said when I was looking for a holiday to book! It clearly said that the closed facilities were scheduled to be open throughout the whole of July. They were all advertised/marketed as being available and part of the Sandy Balls experience.

I escalated my issue to Guest Solutions, who took an equally dismissive stance. They failed to address my complaint properly and said that because we'd stayed for the duration of our trip they wouldn't offer anything other than a "good will gesture" by way of compensation. What were we supposed to do - leave half way through our one annual family holiday? We'd taken time off work and wouldn't be able to take another full week off - so disingenuous! Completely unreasonable.

Finally, I am resorting to writing this review after giving Guest Solutions ample opportunity to review their inadequate response. I've now been ghosted - which is lovely :-)

Don't expect a reply from emails

I booked a lodge at Tattershall Lakes for me, my elderly mum, my daughter, son in law and grandson and paid for and received my entertainment passes (£150 for 5 of us), these were sent to me by the owner of the lodge we were staying in and I promptly downloaded them to my phone, which is where my problems began. My phone broke and I could no longer access the passes so on the 16th of July (20 days before my holiday) I emailed guestpasses
at awayresorts to ask what I should do, I received no reply, I then emailed the owner of the lodge who said he would look into this for me and there began a back and forth of emails with suggestions of what I should do, none of which worked, so I again emailed guestpasses at awayresorts and again received no reply, I then rang the Away Resorts 0330 number who told me that they couldn't deal with this but to email contactcentre at awayresorts who would get this sorted for me which i immediately did, again I received no reply, this was now one week before my holiday began my anxiety and blood pressure was through the roof and I was beginning to panic about how I was going to explain to my 8 year old grandson that he couldn't go to any of the activities we had paid for. As a last resort I then emailed enquiries at Away resorts but alas I received no reply. The only recourse left to me was to wait until I arrived and speak to someone at guest services. I must admit I was now gearing myself up for an argument with whoever had the misfortune of dealing with me but I was passed to a lovely lady called Cheryl who after listening to my sorry story immediately wrote out some guest passes for me.. The service from Away resorts was appalling with no replies to any of my numerous emails before my holiday began however the service I received from the wonderful Cheryl at Tattershall was fabulous ...Thank you Cheryl ..this would have been a 1 star review if not for her

DO NOT RECOMMMEND! POOR SERVICE! RUINED OUR HOLIDAY.

Our visit this year was our 3rd trip to Sandyballs. We have previously had 2 wonderful holidays there, always booking the next before we leave. Unfortunately it will be our last visit and we will not be returning. On the day of arrival, whilst travelling to the site, we received a phone call to tell us our accommodation was no longer available and to turn around and go home. They informed us they would not be able to house us for that night and in fact the whole week. This was after the 2.30pm check-in time and we were less than an hour away. Our 5 year old was distraught hearing this conversation as he had been looking forward to the trip all year. We told guest services during this call that we would still be arriving so that we could have a break from our 2 hour 30min drive and figure out what to do with our holiday. I will note there were no apologies and no explanation why were being told our holiday was cancelled. It was then 15mins later they called again to say they had found alternative accommodation but it was not as good as what we had booked.

On arrival we spoke with the same lady that had called us. I am not sure if she has had customer service training. Her manner was very rude and it we were told like it or lump it with regards to the alternative accommodation. Again no apologies, it quite literally said either we take the alternative or go home and have a refund. I asked if it was the same price as what we had booked and was told it was the same grade but no further explanation that that. If her manner regarding the situation was polite and helpful all the unnecessary stress would have been avoided. Especially if they could have found the alternative accommodation before the first call. Clearly all options had not been exhausted before they contacted us. They ask you to suggest a hero of your holiday and she was far from that. If only we could put down a villain as I would certainly put her forward for that award.

We spent a lot of money on this holiday. One party member is going through treatment for cancer. It was meant to be a time we could have a break from daily life and be looked after. Time had been booked off work and we had booked our other pets into boarding. We were made to feel as though we should be grateful for the alternative accommodation. We were on edge the whole time wondering if we would be asked to move on. During our stay they sent two representatives of a decking company out to measure for new decking. This we were not informed about, and one of the companies took pictures of the decking whilst we were trying to relax in the hot tub. Where we were staying was a place they were selling, which we had be informed about. We were not told that we would have to host agents coming out to price up repair work.

During the stay we were never checked on to see if we were happy with the accommodation. The only options we were given was alternative accommodation or refund. There was no suggestion we could transfer of dates or to another have the same accommodation at a different Away Resorts. Nothing offered as an apology. We did go into guest services to raise the issue and have been told we will get a call from a manager. This was 4 days ago, and we are now home from our holiday still waiting for a response.

The location of our replacement was on the main road through, not ideal for a 5 year old or 2 dogs. There was rubbish all along the front of the accommodation. We had less bathroom facilities than the accommodation we had booked. The alternative accommodation had a bath but no plug, this was raised, and new plugs were ordered but not in time for our holiday. The family is 3 adults and one child, so all having to share a shower where in the accommodation we had booked had 3, took it's time for us all to get ready in the morning. If it was the same grade, it certainly was not in the same location as we had previously been. Other touches like a doggie welcome back that we have had previously were not received.

It is such a shame as we loved this place and it where we have made lovely memories from our previous visits. This years has been tainted by the start. What I find most sad is that we have been loyal customers, and this year's holiday was booked for over a year and paid in full before we arrived. We were not treated well and given a service anyone would expect. Honestly take your money elsewhere, spend it were the people are nicer and you are guaranteed the holiday you have booked!

Lovely site but inadequate information on wheelchair accessibility of facilities

Spent a week at The Lakes in Rookley IOW as they had wheelchair accessible accommodation. The site was beautiful, the accommodation excellent BUT neither pool had a hoist so was inaccessible to wheelchair users. This was not noted on the website which was very disappointing. It is never easy booking holidays for wheelchair users and sadly we didn’t feel the company or staff really understood the importance of giving clear information on accessibility. A feedback review making suggestions to this effect has so far not been acknowledged. We were offered a voucher for the bar as compensation but were unable to use the restaurant as it had to be closed down in the night we booked .

We have stayed at Tattershall Lakes a…

We have stayed at Tattershall Lakes a few times now and never had any issue. However we stayed around 3 weeks ago and our 'luxury' Tribeca accommodation was very tired, dated and in need of a full refurbishment. Having paid £500 for two nights it was of a poor standard. In addition there was a razor left in the shower that my 2 year old son picked up and a window that didnt lock at all. I politely complained and a guy on reception said they would look into it and be in touch, no one contacted me. Then when I checked out I mentioned this, they said the man I had spoken to wasnt in but he would be in touch, he still didnt contact me. I complained via email 2 weeks ago, they promised to be in touch within 14 days - still no call or response. Really poor and I wont be holidaying with away resorts again.

What a horrendous stay we had
What a horrendous stay we had! We were met on arrival by a Security guy who was blatantly rude. Our caravan was absolutely filthy inside and outside. Every time we tried to use more than one appliance it blew our electrics. A guy from Guest Services came over and showed my husband how to switch them back on which we had to do for the 2 days we were there! The drinks and food were extortionate and the food was just edible! The restaurant was filthy with food and drink spilt all over the floor, chairs and tables so nowhere clean to sit. The shop prices are ridiculous for the simplest of items. When I complained at Guest Services I was just told to write to an email address! Having sent an email on my return I received a response from the Manager saying they would speak to the cleaners!! I followed it up stating this wasn’t acceptable following the amount of money it had cost us for a caravan for two nights….no response received!
As a family we had booked 3 accommodations to celebrate a family members 60th birthday which was certainly spoilt for us. Very disappointing response when we had spent so much money. Never to return again and would certainly not recommend.

We stayed at Tattershall lakes for the Rock The Lakes weekend. We were really looking forward to it as we had heard such good things. Our party included three disabled people but as they had a disabled section we thought that isn’t an issue as they’ve made provision for this. The first obstacle we had was the lack of notice for changing the entrances. Security actually opened the door and said we had to go to the other entrance and refused to let us in; now that is not a problem for me as I’m on a mobility scooter but for one of our disabled people who has a crumbling spine this is not great at all. We then realised we had forgotten our disability wrist bands which had been issued so asked at reception if it’s possible to have them replaced; they refused so we had to go all the way back to where we were staying which was the furthest area away from the reception. I do understand that forgetting our wrist bands is not their fault but they did say they could replace them if needed when we collected them so we didn’t think it would be any trouble.
After getting through the crowds of people, tackling the disabled lifts and doors that do not open by themselves we found the disabled area. It was good viewing and there was a bar close by, for the toilets you had to tackle the lifts or take the stairs, however the disabled toilets were being used as a males toilet due to the men’s being out of use.
On the first evening we had owners of caravans/lodges causing problems as they had not made provision and wanted to be where we were, the hired security were great but couldn’t stop these owners from filming us. One particular owner created so much Away Resorts shortened the disabled area so they could get in too. We felt really intimidated.
I rang the reception the next morning to make them aware and was very hopeful they would talk to these owners when they came in that day with their videos to say this was not acceptable behaviour but I was wrong; “thank you for making us aware that our owners are not happy, we will have to relook at this”. After that I was very anxious how the second day was going to go as it had not been just one owner, there had been five or six. We arrived at the area to find we had been moved into the corner where you cannot see the stage properly or the screens; this was very upsetting. We were all amazed that people could be treated this way. We even had two of the owners from the night before point and laugh. When we complained to the manager we were told they would try and move us across a bit but later on; this never happened.
Day three
The area remained where it was in the corner and out of the way so everyone else could have a wonderful time. The hired security were no longer there either.
The times of the entertainment were altered to what was on the itinerary so we missed part of one of the acts.
On leaving we planned to go to an undercover area and have a seat to breakup the walk only to get to the gate and be told (Away Resorts Security) it is closed and had to go to the main entrance; now this may seem like a minor thing but it would take a fully able person ten minutes to walk this. We tried to appeal to their sense of humanity but there wasn’t any. By the time we got to the main entrance the person with a crumbling spine was in so much pain. She complained again to the security guard (Away Resorts security); he was not fazed at all, however on leaving the entrance the security person mocked the disabled person to an owner (we know this by their conversation) laughing at us and the discomfort they had caused.
Food left a lot to be desired. The ribeye steak one had gristle throughout it and the other had two massive lumps of fat (1/4 of the steak was fat) the rump steak came out burnt, dry and lukewarm, none of the chips ever came out hot. Everything else was passable e.g burgers, pizza. We all ate separately as none of them came out together.
I have to say I have never come across a holiday park so blatantly disablist in my life. Previously I had been looking at other Away Resort holidays but I will never go again to any of them.
I am an owner on a different holiday park and the other owners there would never treat me or other disabled people the way we were treated. I have never come across so many entitled, selfish people all in one place as I did here. If you or your party are disabled stay away. If you have any morals stay away. This place is not good. The wildlife and dogs were treated better than we were.

Beware, caravan falsely advertised

I would like to start with the only positives, which are the entertainment staff, they are brilliant! Can not fault them at all. I am still currently in Tattershall Lakes site. I am laying in the 'not so comfortable' double bed with springs digging in my spine as I write this review. I NEVER leave negative reviews, but I am disappointed with the caravan.

We have booked a superior caravan because we thought we would upgrade from our usual caravan choice, a getaway somewhere different to celebrate my husbands cancer shrinking, and I feel like we have been downgraded.. there's no logic in it at all.

The decking is dangerous, it's detached from its stands underneath, right outside the door. I reported this via the app, and I will say that they are speedy at coming out to the caravan to help in that sense, the repair man came and fixed it, literally 1 hour later, the kids stepped out onto the decking and 'bang' it moved again!

The caravan looks nothing at all like the one advertised, which is why we booked it. It's not even remotely the same grade that's shown. Infact, I would go as far as saying this is a pre owned that the company has taken over because its just nothing like the other caravans. Completely different. The cushions on the sofa are torn, every single one! The carpet is stained, there's a musty smell in here at all times. There is an old outdated, dirty brown dining table with 4 chairs, one of which is broken. There's cobwebs and spiders absolutely everywhere. There's a brown substance on the bedroom curtain, which we can't figure out whether it is poo, dried blood or chocolate, and I don't intend on getting close enough to find out.

I complained via the app and the staff responded quickly enough and turned up at the caravan to see if they could rectify anything, but I was told they're unsure what the caravan grade was. I assured her that it's definitely not superior, or even comfort..

I have been advised to go to the guest services in the morning and see what can be done.

This is our 3rd night here, (myself, my husband and our 3 young children and our dog) we have spent enough to pay for an ACTUAL superior caravan for the week. The activities are way overpriced for what they are! Prepare to break the bank if you have more than 1 child.

I got a bag of haribo and a pink gin and tonic and it totalled to £15!!... just saying!!

We also are yet to recieve our dogs goody bag, which we were told was included in the price we paid for her to stay in the caravan.
