Done everything online

Done everything online, smooth process, was updated all throughout. I have used park holidays for all our caravan get aways. Never had an issue. Friendly helpful staff. Over all have had a fab experience every time.

New Beach in Dymchurch

Stayed at New Beach in Dymchurch and was so disappointed. Gold caravan which was more a bronze, the beds were not comfy at all with poor quality sheets. Everyone gets in for swimming at the same time & out at the same time but only 6 changing rooms & 2 toilets, time for the facilities to be updated. Food is well over priced and the arcades can only be paid by card. Reason for 2 stars instead of one & to finish on a positive, the staff are great, really helpful & understand the issues raised

Don't waste your money, St Osyth Beach Holiday Park was extremely disappointing and far below acceptable standards.

We arrived late in the evening after a long journey from London, expecting to rest, but instead were given a caravan that was completely unfit for use. It was dirty, with visible mould, cobwebs throughout (clearly not cleaned), a wet and mouldy fridge that we could not use, a dirty bathroom, and even my daughter’s bedroom had rubbish and had not been properly cleaned. We had no choice but to sleep there the first night, which raised serious hygiene and health concerns.

The following day we reported this and were moved to another caravan. While it appeared cleaner, it came with new problems. The heating system did not work properly, two radiators were faulty and leaking, and we were left without proper heating for around two days during cold weather. We had to wait hours for repairs, which meant losing valuable time from our holiday.

The situation caused significant stress for my family. Instead of enjoying our break, we spent our time dealing with problems, moving accommodation, and waiting for maintenance. On top of this, there were early morning disturbances from a neighbouring caravan, making it impossible to rest properly.

In the end, we decided to leave one day early because the experience had become too stressful and disappointing.

What is most concerning is that, after raising all of these issues, the park refused to take full responsibility and only offered minimal compensation, which does not reflect the impact this had on our entire stay.

After this experience, I would not return to this park or recommend it to others. Based on what we saw and the number of similar complaints from other guests during our stay, it is clear that standards have significantly declined and are not being properly addressed.

Very disappointing experience.
The park responds to everyone with the same generic message:
“Hello, thank you for taking the time to write your review. I am sorry to hear you did not have a pleasant experience whilst staying with us at St Osyth Beach – the feedback you have provided will allow us to improve in the future.”

It’s clear the management doesn’t genuinely care—they just rely on these scripted replies, while the park’s standards continue to decline year after year.

AVOID BUYING A CARAVAN

If I could give it a no star review I would!!! SHOUT OUT TO PEOPLE THAT WANT TO BUY A CARAVAN.... AVOID AT ALL COST!!! They rope you into buying these lovely caravans and it's all roses that if you rent it out it will pay itself. NO NO NO. Pitch fees £5000 per year (and rises every single year, which they don’t tell you may I add) utility bills, caravan draining, water bills, it's all a bunch of selling promises! When we wanted to sell the caravan back it takes 10 mountains to move even so they find every bit of excuse of not wanting to buy it back! PLUS the value of purchase and the value in return is not even worth 1/4 of what you paid for. WASTE OF MONEY, they don't provide any support after. Buying department doesn't have a direct contact number, this can only be done by the sales team.. of course!! Because they can't face giving the news to the caravan owners that they don't want to use their money to buy. WORST EXPERIENCE EVER. AVOID. Caravans don't provide value, they are worse than cars. Cars hold more value than the caravans, MINDBLOWING!!!! Waste of money and investment. Absolutely rubbish.

Result? We got scammed, didn’t get any of our deposit back from the caravans and wasted thousands of pounds which is hard earned money.

Very very disappointed

Very very disappointed. The location was lovely but I wouldn’t stay here if you have kids and a dog. Firstly on arrival we were put in a van that was in the middle of a car park. No outdoor seating - apparently that had to be booked separately which we weren’t told when booking over the phone (all the images sell the idea that the vans have this anyway) The queue outside reception on arrival was very long and full of angry customers who although being told check in is at 4.30pm, still hadn’t been allocated a van by 7pm. The bed was plastic and very hard. Very little in the van in terms of utensils. The lights kept tripping the electricity which needed to be sorted out by the night warden. A day later and it’s still not been fixed. The tv has apps which can’t be used as there is no WiFi. You can play extra for it, but you can’t use that for the tv. The venue is sold as having a swimming pool, but you can only access it if you queue from 7.45am so no lie in if you want to swim. Not exactly a holiday experience! The place is sold as dog and child friendly, but once the kids activities start in the evening, no dogs are allowed in the venue, so your evening is spent solo parenting inside or sat outside with the dog. I have been to some fantastic caravan sites where dogs have access all day, pools you can turn up when you like and vans which all have outdoor space. I will never recommend Park Holidays to anyone. Come to Lossiemouth - just don’t stay here!

DANGEROUS SCAM!

Awful experience we checked in at 7, we checked out at 10.
In the middle of trying to cook our kids dinner (which we couldn't even do) the fire alarm went off. Despite clear evidence of nothing happening for the alarm to go off, after the warden turned it off, we were left with "call back if it happens again". We were left with 2 small kids on a caraban with a malfunctioning fire alarm with no regards of safety risk whatsoever. The fire alarm went off again 4 more times (after someone from the park 'fix' it).
The caravan was not cleaned, toilet with pee on it, kitchenware used and stored, uncleaned microwave. The advertised pictures shown of the place are nowhere near what the place looks like. Caravans one on top of the other (line of 6 caravars) with no green around them and no car access to the middle ones. Not near the beach nor beach access. Pool needs to be reserved at the pool itself, forget about pool time upon the first days of arrival.
After having left 3 hours after check in, I called to get my money back and the answer was that they were not given the chance to rectify the situation, and therefore they would not reimburse the money.
AVOID!

Went to Sandhills Coastal Retreat
What an amazing place and staff.
For cleanliness the caravan was immaculate
could have eaten from any surface. I believed it was cleaned by Jasmine prior to stay.
Big shout out to Naoimi ,Lauren , Anthony and Brad
Helped me with an "emergency " on arrival
Only 45 secs walk from van to beach!!!!!!
Beautiful area
Will be revisiting for sure

We've just stayed at Dovercourt park…

We've just stayed at Dovercourt park holiday,was a bit concerned after reading some of the negitive reviews.
Well there was 9 of us and we all had a fabulous time.everything was lovely.

We stayed at marlie in Dymchurch

We stayed at marlie in Dymchurch. I normally have a super saver caravan. But thought we would have a treat. Went for a gold one.. Won't bother again. Supersaver was better.. In the Premier one. You couldn't even turn round in the bathroom. Was that small.
Even the bedrooms were so small.. Went to cook something in the oven. Nothing there to cook with. No trays. No dishes nothing. Nothing to sweep the floor with.. So the saver caravans do. So I will stick to them.. The people at marlie are lovely.. And it's lovely and clean.. I thought having a more expensive caravan. You would get more for your money. Obviously not..

Every time we go to Pakefield Caravan…

Every time we go to Pakefield Caravan Park. The staff are really friendly the park is beautiful. Nice walks . Club house is modern and serves cooked food. Reception staff can't do enough for you . No problem to little. Our experience is that of perfection. Love going there cant wait for the next trip. We have upgraded to a lodge. They sound fantastic especially with a Seaview. See you all soon Michael

Had a lovely mothers day at Birchington…

Had a lovely mothers day at Birchington Vale Holiday Park, the carvery was lovely, the staff worked so hard to make the day special, the food was delicious,thankyou to the chefs, great atmosphere, very busy, plenty of food, each mum got a bunch of tulips and a bottle of prosecco which was a lovely touch to add to a lovely day thankyou all that was involved

My mobile park experience

From start of the visit the staff in sales were so good. Being a little older they were very patient with me . Sometimes having to explain things twice. They went through everything not just the cost of a a second hand unit but Everything else that comes in with it. From site fees to gas bottles. We were shown around several mobile homes. Hard to choose, everyone so clean and compact. Being a widow we discussed which would be best for me and when grandchildren stay. I had forgotten u need insurance and stuff. Alex and all the staff listened to all my questions and didn't mind going over things when I left and rang them. I couldn't recommend this site more . The restaurant had to be checked out and the food was amazing and if u are an owner u get money of meals. The children's park is clean. They have s golf park here. The swimming pool will be a hit with the grandchildren especially as it's indoors. I went to my first craft and chat club last week and met others like me. They are a great bunch of ladies. So just come and have a look round you won't won't to leave.

I previously wrote a review but seems they cant recognise me on their system.
As a caravan owner Im not impressed the management in this company
I bought a caravan last year in St Osyth and actually decided to renew my park site pay and settled in reception
Ive told them since January we dont have a water supply
I have reported the issue and said they will report it to
their maintenance staff.
The receptionist said that its due to a burst shower.
Ive phoned once again because its been a long time rhis problem .
Ive tried to have an update from the receptionist and she said it was already fixed.
Ive visited my caravan the following day and we are so frustrated because the issue was not resolved.
I went to reception and again they change the version that I need to pay for upront for the assessment to find out what is reeaĺy the problem
I booked it and paid the amount for an assessment and its already a week there is no action has been done
They said we are on a waiting list.
Its really frustrating that you want to use your caravan and didnt really enjoy it because there is no water supply until now
Its not a holiday home anymore and the communication system is really bad.
I cant imagine the frustration of other caravan owner .
Once you purchase a caravan from them make sure you have your own maintenance staff .

Bed Bugs and Shockingly Slow Response

Stayed at St Osyth Beach Holiday Park, accommodation YY83 (24–27 Oct 2025). My niece and I were bitten badly by bed bugs on the pull-out sofa bed. Despite reporting it at check-out, it took 18 days for the sofa bed to be inspected and for Park Holidays to confirm the problem.
The bites were severe, caused over 2 weeks of discomfort, and the delay in action was unacceptable. A £50 “goodwill” refund is nowhere near adequate for the distress and inconvenience caused.
While the park and staff were otherwise fine, and eventually agreed to return the cost of the accommodation in full, this experience completely ruined our stay. Urgent improvements are needed in how Park Holidays handles health and hygiene complaints.

We booked a gold+ Caravan

We booked a gold+ Caravan. It was more like a silver or bronze. The whole caravan could do with a deep clean. Dust behind the TV, kitchen floor was filthy. On entering there was an awful smell of body odour. The mattresses were absolutely awful, a dog bed would have been more comfortable. We only stayed one night and left early the next morning. Suffice to say we was not offered any moneys back. It stated the caravan had an en-suite which we didn’t have, was told it was a printing error! I was offered an upgrade, free early check in and a voucher for a meal on our next booking, but I won’t be booking again. We didn’t asked to be moved because at check in we were told it was fully booked. I was told we could have been moved to their sister site golden sands, but if I wanted to stay there I would have booked it. If that was the cleanliness of a gold plus I dread to think what a silver or bronze would be like!

Leysdown as an area, and the site has gone downhill

Caravan we had in general was okay. Apart from the occupants of B091 smoking weed at the door of the caravan night & day! It stunk!
On arrival the caravan was disgustingly dirty and grimey! I had to wash all the cutlery, crockery and glasses, descale and wash the kettle and toaster. Kids toys were left on the floor as was an empty juice bottle in the bedroom. Carpets in the lounge area and bedrooms were in need of a good hoover. Shower has mold on various bits, which there is no excuse for as you can get mold remover!!
You are told you need to be out for 10am to allow the cleaners in for the next occupants??? I would like to know what are the cleaners paid for exactly .... just to make beds??

We stayed at Dovercourt never again if you have dietary needs

We stayed at Dovercourt , Park stars were amazing , but the park is another story the shop did not have basics - milk, bread , cakes, pastries,( we normally go haven or Parkdean and never had this issue before)the restaurant could only offer my niece who is gluten free and milk free plain gluten free pasta , im also gluten free and have other dietary issues and all I could have is a jacket potato with beans , so had to go off site to get food in to cook , the oven stopped working , maintenance came out and advised an electrician would be out first thing in the morning and was given an air fryer so we could cook , we waited in for the electrician to come out and got a call at 11am to say he would get to us after lunch, when he arrived he advised the oven could not be fixed , we were advised that they maybe able to move us but it would be at the far end of the park which was unsuitable as partner has MS and can’t walk that far so was offered a 2nd air fryer so we are having to use them to be able to eat , went for breakfast as a family went to order food was told they couldn’t do poached eggs which is all I could eat , , I had to write out on a piece of paper the order and allergies, so had to sit with no food while the rest of the family eat theirs , definitely avoid if you have dietary needs as they can not cater for you , when we have gone to Haven or Parkdean the kitchen have also been able to accommodate our dietary needs by taking things from the menu and cooking it for us to which was no problem

Stayed at Chichester Lakeside.

Stayed at Chichester Lakeside.
Lovely quiet park in a great location.
Nice and clean site, with friendly staff.
Swimming pool is lovely.
The weather was nice enough so that we could sit outside on the decking with drinks from the bar.
I have family in Chichester, so this is a perfect place for us to stay when visiting.. close enough to walk into town to the lovely shops (approx 40min) saves driving as it can get busy!!
