$9 per month for lease addendum

Wanted to do a new lease with avail and add an addendum that says if the leasee loses the keys and fob to the condo the leasee pays to have them replaced. For this one paragraph avail wants to charge me not once but $9 every month.

This should/could actually be part of of standard
lease since since this situation is not all that unusual.
