We have lived in our house since August 2025 and are happy with both the house and Ascend, any issues that came up were quickly booked in to be fixed and communication from Ashton is tip top! We have appointed them to look after 03 properties only two days ago but have been interacting with them for the last 03 weeks basically to find out how could they provide us the differentiated services in regards to searching for the most credible tenants, closely associating themselves to ensure that properties are kept in good condition by the tenants and ensuring the collection of the rents on time and advise us to appropriately to claim our rents through Insurance if need be. On the top of everything they apparently use the most efficient IT system to search for the tenants when the current tenants decide to leave the properties. The one person who we so far dealt mostly with from the Ascend Properties is Mark Lewin their Portfolio Manager who we found highly professional. He managed to respond to all of our queries very promptly and efficiently. He showed his unsolicited resolve to manage most of our issues like properly and efficiently taking over from our previous property managing company, working with the contractors to getting back one of our vacant property into condition which help us to rent out quickly. We definitely expect highly satisfactory and efficient services from Ascend through his leadership.

From expressing an interest in my flat in early August 2023, to becoming a tenant and then being allocated a property manager, my experience of Ascend properties has been very positive.
As a first time tenant, I was gently guided by Ascend through all the things I needed to do and information I needed to provide. As I took over the tenancy, I was well supported and any subsequent issues have been swiftly considered and resolutions sought, with any delays being due to 3rd party contractors.
30 months later, I remain a very happy and content tenant and look forward to signing my 4th tenancy in the not too distant future.
I would highly recommend using Ascend properties.

It's the deposit game,Fine company up until you move out.I fought tooth and nail to get my deposit back after leaving the house absolutely spotless.Ended up having to take tds forms to solicitors to get the final deposit we agreed on which was minus £235 of our £1300 deposit.The problem is ascend do not respond to you're emails,And tds give them so much time to respond everytime.We waited 2 months to get ours back,Others have waited far longer. As soon as you move out sign in to your tds account which will be set up when you start renting,Lodge you're claim for full amount of you're deposit,Then they will email ascend,Which is when they drag their feet,Leaving the full amount of time they have to get back with an agreement that you both agree with,Then go from there. Be aware they take around 150 photos of the house when you leave,Inspector looks over everything even the wheelie bins,Under taps,rims of toilet etc,we was prepared for this,Don't get caught out.
Avoid like the plague. No problem until it’s time to get your deposit back, then it’s hell on earth. When we moved into the apartment it was dirty, having clearly not been cleaned. We left the apartment spotless and were deducted several hundred pounds from our deposit for ‘cleaning and redecorating’. Despite repeatedly engaging with the estate agent and supplying evidence to prove the fees were incorrect, the agent took weeks to respond, was unhelpful in assisting with the process, and it took over 2 months to get our deposit back, which was still reduced by £200 for no reason at all, but by that point we were so fed up and didn’t want to go through an extended TDS process. Unconditionally avoid, they make their money from screwing you over on your deposit.
We moved into a property managed by Ascend Properties in August 2024, and the experience has been extremely disappointing from the very beginning. When we arrived, the premises were in a shocking condition. The house was dirty, most areas had clearly not been cleaned, including the outside, and the kitchen looked terrible. We sent photos immediately, but our complaints were ignored. Three weeks later they sent someone who only looked around and did absolutely nothing to fix the issues.
Then in March 2025, we were suddenly informed that the house was being put up for sale and we needed to find another place to live. It took us months to secure a new apartment, and once we finally moved out on the 21st of November, we made sure to leave the property clean and —if not better.
Since moving out, I have been chasing my deposit with no success. It has now been three weeks, and Ascend Properties still has not returned my money. Every time I call, I am brushed off with excuses like “we’ll call you back,” but they never do. They sound irritated whenever I follow up. Emails to the property manager lead nowhere—she simply says she is “chasing the landlord,” with no results.
Zero stars. Terrible company. Try to take your full deposit and more. Threaten with litigation even though we are with the TDS. Falsely trying to claim for cleaning when the property was left in good condition. Quoted an incorrect tenancy agreement trying to get a full month’s rent out of me rather than half ref leaving mid-month until I quoted the correct agreement. Incorrect amounts of money quoted in TDS and emails when trying to negotiate. Misleading information trying to throw you off track. Clearly not professionally knowledgeable staff. Very poor customer service. Increased rent by 10% and did not give the option to renew annual rental term, with only monthly rolling offered, not in line with tenancy agreement, this enabled them to increase rental over the odds at a later date. Ok when you are in the property but absolutely awful when you leave. Modern day pirates. Gardens flood and very poor quality fixtures, fittings and flooring. Scunthorpe Lakeside. Very untruthful uncaring staff and company. STEER CLEAR!!! Finally got my deposit back after 4 months, thankful for TDS adjudication. Take lots of photos when you arrive and before you leave, of absolutely everything.
Note: Giving one star as there is no option for zero.
I am deeply disappointed with Ascend Properties. The property was falsely advertised, and upon moving in I found a broken stove, shower, tap, and other essentials, with mold and dirt throughout the house. Basic living standards were ignored, and the property manager showed no honesty, care, accountability, or professionalism — calls were left unanswered and issues unresolved.
At the end of the tenancy, they attempted to claim almost the entire deposit without valid reason. Thankfully, the Tenancy Deposit Scheme helped me recover most of it.
I would not recommend dealing with this company. If you choose to, do so at your own risk and take plenty of photos when moving in to protect yourself.
If your a tenant be prepared for a battle for your deposit. Make sure you photo every minor thing when leaving as they will find issues.
They are slow to respond to your negotiation over the deposit and are obstructive.
This company does not awnser their calls or follow up on enquiries submitted directly through their website or third parties. If you can’t simply follow enquiries you shouldn’t be trading. Not to mention you have a duty to your investors and landlords to do so. Shameful.
We recently got a rented property through ascend. Everything is good and process was smooth. Emma and Christine were immensely supportive. Kudos to the entire Ascend team.
